Conducted among buyers who purchased homes last year, the survey focused on their preferences among 75 home features and room types. <br /><br /> Here is a list of the top features that home buyers want in a house. <br /><br /> 1. Extra garage spaces - Most home owners have oversized garages as top priority in their home feature preferences. According to NAR's survey, the number of home buyers who prefer bigger garages has increased by 16% from 2004 to 57%. The percent of home owners who are willing to pay more for an oversized garage has also increased from 6% in the 2004 survey to 56% in 2007. <br /><br /> 2. Air conditioning - Air conditioning is a top priority and was ranked 'very important' by three out of every four respondents. <br /><br /> 3. According to the report, a typical foreign home buyer purchased a detached single-family home or town home and spends an average of 4.2 months in the U.S. property. They also had a strong preference for condos/apartments when compared to local buyers. Twenty two percent of the homes purchased by foreign buyers were condos/apartments as against the 12% of homes purchased by U.S. buyers. <br /><br /> The Sun Belt states, which have recorded the maximum number of home sales, seem to be the most popular choice of location for foreign buyers. Besides these, a major factor that has helped augment the buying and selling of second homes is the real estate professional. <br /><br /> The <a href="http://www.artwoo.com/tag/national+association+of+realtors" rel="tag">National Association of Realtors</a> conducted research on the profile of second-home owners in 2006. According to the <a href="http://www.artwoo.com/tag/nar" rel="tag">NAR</a> report entitled '2006 Profile of Second-Home Owners', a majority of second home sales transactions are conducted using the services of <a href="http://www.artwoo.com/tag/real+estate+agent" rel="tag">real estate agent</a>s. <br /><br /> The statistics are remarkable; 64 % of vacation <a href="http://www.artwoo.com/tag/home+buyers" rel="tag">home buyers</a> purchased their home using the services of a real estate agent by the end of 2005 -- a marked increase from less than 50 % of vacation-home buyers in 2003. Also, 65 % of investment-home buyers purchased their home with the help of a real estate agent -- an increase from 53 % of pre-2003. The real estate professional also plays a major role when second-home owners plan to buy additional properties. This report is entitled the NAR Profile of Home Buyers and Sellers and is available through the Association. <br /><br /> The 2006 NAR Survey uncovered the following information about the age of home buyers. The typical age of a homebuyer is 41 years. While first-time buyers are much younger with a median age of 32, repeat homebuyers have an average age of 47. Younger people, falling within the 25-34 age group, make up most of the home buying population. <br /><br /> The Survey revealed that there were differences in the <a href="http://www.artwoo.com/tag/median+household+income" rel="tag">median household income</a> of various market segments. While the median national household income of the general population was $46,326 in 2005, the <a href="http://www.artwoo.com/tag/median+income" rel="tag">median income</a> of home buyers was much higher at $71,800. Among them, first-time buyers had a lower median household income at $58,300, whereas repeat home buyers who had an income of $81,900. <br /><br /> The Survey reported that approximately 62% of homebuyers live in homes that do not have children under the age of 18. In fact, home buyers who had one child living with them accounted for less than one among every five buyers. This finding is consistent with the upcoming retirement of <a href="http://www.artwoo.com/tag/baby+boomers" rel="tag">Baby Boomers</a>, many of whom have already raised their children. <br /><br /> Nationwide, a typical homebuyer purchased a home with a <a href="http://www.artwoo.com/tag/median+price" rel="tag">median price</a> of $214,000 and within 13 miles of their previous residence. This indicates that most homebuyers already live in the community in which they purchase a home. Moreover, three out of four homes sold were detached single-family homes. <br /><br /> According to the survey, 80% of homebuyers have used the Internet for information, which is higher than previous years and validates the importance of the Internet in the real estate industry. Notwithstanding this growing reliance on the Internet, real estate agents continue to be the homebuyer's top source of information. The Survey puts a whopping 87% of Internet users as having used the services of an agent, with 35% of them making a purchase through them. <br /><br /> The information above is a good snapshot of the demographic profile of homebuyers. If buyers have been coming to showings but have not been making any offers on the home, the problem could very well be that your home is overpriced. <br /><br /> Before you slash the price on your for sale by owner home, first consider some critical factors. How long has it taken to sell homes, both for sale by owner and <a href="http://www.artwoo.com/tag/real+estate+agent" rel="tag">real estate agent</a> assisted, in your area that are in a similar price range? It might be time to cut your price if your home has been on the market for at least half that time.     <content:encoded><![CDATA[Conveyancing in London and the United Kingdom has started to feel the housing market crunch but The <a href="http://www.artwoo.com/tag/first+time+buyers" rel="tag">First Time Buyers</a>' Initiative (FTBI) was introduced to make more affordable homes available to first-time buyers. It is available throughout England from 23 regional HomeBuy agents. So what does this mean for first time home buyers?<br><br><B>Who can buy FTBI homes?</B><br><br>50% of the new homes available through the initiative will be for <a href="http://www.artwoo.com/tag/key+workers" rel="tag">key workers</a> (nurses, teachers, police officers).<br><br>The other 50% will be available to first time buyers who fit the following criteria:<br><br>The buyers must be first time buyers. They cannot be homeowners already nor can they be named on a mortgage.<br><br>The buyers must be unable to afford to buy a home (within reasonable travelling distance of their workplace) which is suitable for their needs.<br><br>The buyers must be able to show that they have sufficient funds to pay a deposit (up to 5% of the purchase price), legal fees, <a href="http://www.artwoo.com/tag/stamp+duty" rel="tag">stamp duty</a> land tax and the additional costs associated with moving house.<br><br>The buyers must be on a long-<a href="http://www.artwoo.com/tag/term+employment" rel="tag">term employment</a> contract. If they are self-employed, accounts for the past three years will need to be produced and subsequently approved.<br><br>The buyers must have a good credit history.<br><br>The buyers must take out a <a href="http://www.artwoo.com/tag/first+mortgage" rel="tag">first mortgage</a> with one of the qualifying lenders.<br><br><B>What contribution will be given and how is it repaid?</B><br><br>The government will provide up to 50% of the purchase price. Therefore, the mortgage and the cash funds available to the buyer must be at least 50% of the purchase price. Not all buyers will qualify for 50% assistance, the HomeBuy agent will determine the level of contribution available to each buyer.<br><br>The government's contribution will need to be repaid on the sale of the property. The repayment will be at the same percentage of the sale price as the contribution, so if the sale price is higher than the purchase price, the repayment to the government is higher (in terms of a <a href="http://www.artwoo.com/tag/monetary+figure" rel="tag">monetary figure</a>) than the input.<br><br>After three years the buyer will need to pay a fee to the government on sale of the property: 1% of the contribution after three years, 2% after four years and 3% thereafter.<br><br><B>What is the procedure?</B><br><br>The prospective buyers need to register their interest with the HomeBuy agent and they need to complete a HomeBuy application.<br><br>If eligible, the buyers will receive an "Approval of Eligibility Letter" from the HomeBuy agent and they will be provided with FTBI schemes in the buyer's area.<br><br>The buyers then chose a home and instruct their solicitors and their IFAs to progress a full mortgage application.<br><br>Once the HomeBuy agent gives final authority to proceed, the buyer can agree to exchange contracts.<br><br>The buyers' solicitors then need to ensure that all conditions for buying a FTBI home are met (i.e. mortgage offer is in order, property price is agreed and funds are available) and proceed with the purchase of the property as usual.<br><br>On completion, the buyers' lender will provide the drawdown and the government will provide the balance funds.
