Forget investment property for the moment and consider how we should evaluate the investment performance of our own homes. I am surprised how many people don't know the difference between "enterprise value", which is the <a href="http://www.artwoo.com/tag/<a href="http://www.artwoo.com/tag/sale" rel="tag">sale</a>s+price" rel="tag">sales price</a> of a home (debt plus equity), and "equity value", which is what is left at the end of the day when you sell your home and pay off the mortgage. In determining whether this was a good investment for you, it is only the latter calculation that matters. <br /><br /> Most people simply look at how much the value of their home has appreciated since they bought it, and compare it to what they paid. Let's say someone bought a home for $500,000 a year earlier and their neighbor's identical home just sold for $550,000. Simple math would suggest a potential 10% return in one year (a $50,000 profit on a $500,000 purchase). This, while straightforward, is not an accurate calculation for several reasons. <br /><br /> First, it is critical to factor in transaction costs on the sale of your home and deduct them from the gross sales price to see how much of the sales price you have left. These include what it might cost you to prepare the house for sale (painting, landscaping, staging in some cases, etc.), as well as <a href="http://www.artwoo.com/tag/real+estate+commissions" rel="tag">real estate commissions</a> and other transaction related costs. <br /><br /> Let's say in our <a href="http://www.artwoo.com/tag/hypothetical" rel="tag">hypothetical</a> example our seller would invest $10,000 in sprucing the place up for sale, and the real estate commission plus other closing costs on the hypothetical $550,000 sale might be another $33,000 (say 6% of the sales price). Wrong again. <br /><br /> To calculate your investment return you need to compare your profit (or loss) to the equity you have invested, not the entire home price. Let's say you put 5% down to buy the home, which equated to $25,000. Your $7,000 profit in this case actually represents a very attractive 28% return on your investment in only one year. <br /><br /> One way smart homeowners can increase their returns is to appreciate how much the return on their invested equity can be enhanced by saving say 1% in the agent's listing commission. In the example above, a 5% sales commission vs. 6% would have increased our hypothetical seller's return on their $25,000 of equity investment from the 28% we just calculated to an astonishing 50% ($12,500 profit on the $25,000 investment). <br /><br /> A couple of basic takeaways from this: First, make sure to factor in all costs of a transaction. Second, understand the difference between the aggregate home value and the equity you have invested in the home, which is what impacts your true economic return. Third, appreciate the impact sales-related costs can have on your return. When I first started selling in E-commerce; this use to really bother me a lot.  After doing some research I found out that it is a normal part of business. You simply cannot make everyone happy all of the time. So how do you deal with it? Actually you deal with it one customer at a time but you have to have a system.<br /><br /><br /><br /> Thinking through potential problems is a great way to start.  You have to actually plot it out on paper the things that could go wrong or get broken and write in a solution to fix it. This for-thought will keep you from having the "<a href="http://www.artwoo.com/tag/fireman" rel="tag">fireman</a>" principle.  That is, you spend a lot of your time <a href="http://www.artwoo.com/tag/putting+out+fires" rel="tag">putting out fires</a> and stressing over them. A study carried out by the <a href="http://www.artwoo.com/tag/journal+of+bone+and+joint+surgery" rel="tag">Journal of Bone and Joint Surgery</a> would seem to indicate that the answer is a 'yes'. <br /><br /> In 2001 they carried out a study, evaluating the progress and recovery rates of 586 patients in some form of employment. Of those 586, 40 did not return to work. This risk was tripled in heavy manual workers, increased by two and a half times in patients with previous psychological symptoms and doubled according to the range of disabilities that were taken into consideration. The study also found that the self-employed were half as likely to take time off, compared to employees, but took much longer to recover. <br /><br /> The study focused specifically on the consequences of whiplash alone: any patients who received further injuries were excluded from the research. Of the 586 interviewed, at the time of the study 546 resumed their work and 40 had not, although it was noted that it took women a little longer to return to work than men. <br /><br /> The type of work seemed to have an effect on whether or not an individual went back to work quickly - or at all. Over 13% of those in jobs that entailed heavy manual work did not return to work, compared with just over 9% of those whose work involved only light manual work. Those most likely to return to work were clerical workers - just fewer than 5% of them did not return to work at all. <br /><br /> The research also examined the employment status of each case: 93 were self-employed and they were half as likely as to take time off work as employees. However, this category took an average of 153 days to recover, compared to the average of 30 days achieved by those in conventional employment. <br /><br /> <a href="http://www.artwoo.com/tag/whiplash+injuries" rel="tag">Whiplash injuries</a> cost the UK 0.4% of its Gross National Profit.
