Estate planning and trusts are all about planning, not only for your own future, but also the financial well-being of your family and loved ones after you're gone. However, the reality of life can often get in the way of a smooth transition - divorce, second marriages, step kids, long-term illness and other family changes make life and estate planning sometimes a little unpredictable.

Remember, protecting your wealth and the financial well-being of your family is about a lot more than simply splitting up your assets - it's about providing for your family members in a way that's responsible and speaks in detail to your situation. To learn more about how trusts can help you do that, read on.

Trusts are for Everyone

Many people make the assumption that estate planning and trusts are the domain of the incredibly rich or people looking to lower their inheritance tax. However, in the real world, that isn't accurate.

A trust is an incredibly versatile estate planning tool that allows you to address inheritance goals for your heirs - who may still be children, are disabled, are from a mixed family or answer difficult questions like who will manage your trust if you become incapacitated (a living trust).

How to Set Up a Trust

Setting up a trust will involve the assistance and services of an estate planning attorney. By consulting a legal professional, this person can help you create a trust that speaks to your specific family needs. For these services, you'll likely pay between $1500 to $5000. Some trust costs are based on a percentage of the total estate value.

Setting up Trusts for Children

Typically, when a child inherits, the money is placed in a custodial bank account and held until he or she turns 18 or 21. Of course, giving a young person access to a large amount of money at the age of 18, or even 21, can be both dangerous and detrimental to their long-term financial health if they lack maturity or sufficient financial wisdom.

Instead, a well-set-up trust for minors will not only hold the assets until the child comes of age, but it also allows you to stipulate at what age they may receive the funds, whether those funds will be given at once or in installments and how the inheritance can be used. For example, many people stipulate that trust funds must be used for expenses associated with education until the child turns 25.

Trusts for People with Special Needs

If you are caring for a child or a dependent with special needs (mental or physical) whom you expect to outlive you, then setting up an inheritance trust should be a critical part of your estate planning. It's also important to ensure the trust is not set up as an income source as this can interfere with Social Security and Medicaid benefits.

Instead, a special-needs trust will protect your heir's eligibility for financial assistance, but continue to provide support. It will also legally protect the inheritance from potential squandering or mismanagement.

In short, estate planning and trusts can help address a number of familial issues, but don't ignore your own inevitable mortality and leave such planning until it's too late.<bio>For great information on senior retirement preparation, please visit seniorretiretips.com, a popular site providing insights to help prepare for the next steps in your life journey, including Roth IRA rules, retirement savings calculators, and many more!</bio>

If you are deep in debt and it seems that there is no way out, there is hope. Credit card counseling and/or debt consolidation may be the best solutions to your problems.

A credit counseling professional can help you establish a plan to get out of debt and help you learn ways to stay out. Credit counselors will work with you to create a debt management program, which may include debt consolidation, and they will also educate you on how to avoid the careless spending and lax payments that landed you in debt in the first place. With the help of a credit counselor, it won't be long before you are transformed into a responsible and reliable consumer.

When you begin a debt management program, your objective is to completely eliminate all of your debt. Therefore, you must do whatever it takes to reach this goal. So don't be afraid to ask questions and don't worry about appearing unknowledgeable. The credit counselor is there to help you and answer any questions you may have. So ask plenty of questions, and if you still don't understand something, simply ask your counselor to explain again.

If your debt management program includes debt consolidation, be sure to ask about any conditions, such as whether you will be able to continue using your credit cards after the debt is consolidated. Oftentimes, consolidation programs stipulate that you must forfeit the cards once the debt is consolidated. This may or may not be the best decision for you. However, if you really want to get out of debt once and for all, you may want to consider not racking up any more credit card debt.

Lastly, feel free to do some of your own research. After all, you want to make sure that you are with the right debt counseling company. <bio>Concentrating recent findings in credit consolidation, George Davidsberg writes normally for http://www.creditenio.com .
Long Term Life Insurance is term life insurance that is taken out for an extended period of time. Most term life insurance tends to be for a period of between one and seven years, but some people prefer a longer term cover. Insurance companies have responded to this demand by offering a new range of products that fall somewhere between whole life insurance and traditional term insurance.

Normally when people want long term cover, they purchase whole life insurance, which covers them for the duration of their life, and also builds a cash value. However, if you do not wish to pay the extra premiums that are associated with the investment, then perhaps long term insurance rather than whole insurance may be the way for you to go.

These policies may be referred to as "Permanent Life" policies, and can be set up so that they are payable on demise, or at a certain age. Long term life insurance really blurs the line between whole life and term life insurance, with policies often borrowing from both structures to offer the customer even more flexibility. If you do not wish to have an accruing cash value, then you don't have to. You can also stipulate whether you want the beneficiary to receive a lump sum payment, or monthly payments to boost income.

Unlike shorter term policies, long term life insurance does tend to be initially more expensive, though over the length of the term it may prove more cost effective than short term life insurance policies. Talking to your preferred insurance provider will give you a good idea of the options that are available out there. Then you can shop around and compare policies online, which will give you an even better idea of your options. The market is booming, so if you are looking for more flexibility in your life insurance, now is the time to look. <bio>http://www.myquoteguide.com/Car-Tips.shtml http://www.ezquoteguide.com/home/ http://www.ezquoteguide.com/health/ </bio>

Air cleaning as the name implies is the process of cleaning the air. This entails using an air cleaning device to remove unwanted pollutants and other elements from the air. People clean the air for many reasons, the chief being for health related issues. However, others use air cleaners simply for the removal of unpleasant odors.

Cleaning the air is only one way of ensuring that your immediate atmosphere is clean. Residents can also contribute to cleaner air in their homes by making sure their homes are well ventilated. Ventilation allows the free circulation of air inside and out, thus replacing stale air with fresh air from outside, especially in areas where pollution is low.

The use of indoor plants also aids in keeping air clean. Plants release oxygen and use the carbon dioxide in the environment. The proper placement of portable air cleaners is necessary to get optimal performance. If possible a portable unit should be placed as close as possible to any known pollutant point, example, close to a pet's sleeping area. Also, do not place the unit behind large furniture as this will block air flow and prevent the unit from working at its optimal level.

In addition to the above, taking steps to get the best performance from an air cleaner will also lengthen its life. Some pointers for getting the best service from any air cleaner include:

Making sure that the unit, whether portable or centralized is properly installed and used. If the manufacturer's installation instructions stipulate the size room it should be used in, try to adhere to that requirement.

Also, follow instructions on how to care for and maintain the unit, including knowing when and how to replace filters. Air filters remove dirt and dust from the air, and therefore, proper and frequent cleaning is necessary

There are many ways to clean the air, so be sure to research the different methods as this will help in making a more informed decision. <bio>http://www. air-cleaners-information.info and read more of Mathew's articles. </bio>

If you have been living in your house for a few years, chances are that you have built up some equity, or "ownership," in your home. With this value in your home, it is possible to refinance (or refi) your house and do what is called a "cash out." This can be a very helpful way to help you pay off some debts or get a little extra money in your pocket.

How it works

When you have paid some of your house off through mortgage payments, and when your home has appreciated in value, you have created a difference between how much you owe on your mortgage and how much the house is worth on the local real estate market. This difference is known as the equity. When you refi your house, you can usually borrow anywhere between 90% and 125% of the value of your home (although you should avoid borrowing more than your home is actually currently worth). What you borrow is used to pay off the original mortgage, and there is usually money left over. This is given to you either as cash, or directly used to pay off debts.

Using your "cash out" from your house refi

Your cash from your house refi can be used for a variety of things. Unless the lender has helped you stipulate a specific use for the money (such as home improvement or debt consolidation), you can use the cash out from your house refi for whatever you want. Here are some of the common things that people use their refi cash for:

Taking a dream vacation or cruise Consolidating debt into a single, lower monthly payment Improving the property so it has greater value Paying for a wedding Covering the costs of a higher education Making a large investment with the likelihood of a high return

Watching out for pitfalls

When you refi your house for a cash out, make sure that you go about it carefully. Figure out how much you need, and try not to go over that. Borrowing too much can mean losing your home when it becomes too difficult to pay back. Also, watch out for lenders who try to convince you to borrow more than your home is worth. The assumption is that your home will increase in value to cover the extra, but borrowing more than your asset can cover is not good asset management. Finally, make sure you watch out for possible prepayment penalties for your old mortgage upon refinancing. <bio>Visit http://www.refinancesmarts.com for more information on a Cash Out Mortgage Refinance. </bio>

When you purchase a new automobile, odds are some kind of warranty will be included. This is excellent, but you need to make sure of several warranty specifics as well as deciding if you want to jump on that extended warranty offer.

It is important when considering the extended warranty that they are not actual warranties- rather, they are service contracts (they cost extra and are sold separately). An extended warranty may be purchased at the time you buy your vehicle; it's also possible to purchase one much further along in your ownership experience. If you're the type who likes to be prepared for all eventualities, an extended auto warranty may be just what you're looking for. Bearing in mind the ever-increasing cost of vehicle repairs, these service contracts can make a lot of sense.

Knowing your intentions for your car is an essential part of deciding whether or not to purchase a new warranty. Standard parts warranties for a new car usually run fro three years or a certain amount of kilometers. If you buy or plan to buy a new car every few years and will most likely not go over the kilometer limit, purchasing an extended warranty makes little sense.

Make sure you do a lot of homework when you are looking for the right car, and you will answer some of your questions about the warranty. You should have an idea of what tends to go wrong in the type of car you are planning to buy, and make sure that the extended warranty includes coverage of those components. You should also look into the warranty provider. Some are not actually through the dealership, and you will want to check the ratings given to the carrier of the extended warranty.

Check out the deductible information. Some warranties operate with a per visit deductible, others with a per repair cost. The per visit deductible is preferable, if you have the patience to put up with a few glitches until it is worth your while to go in.

Finally, make sure what stipulations the warranty puts on repairs. Some warranties stipulate that repairs can only be made in the service department of the dealership where the warranty was bought, and this can be a nasty surprise after the fact if you take your transmission to the local shop. <bio>Copyright©2006 http://www.auto-warranty-zone.com Visit for more auto warranty articles.
If you are thinking of becoming a franchisee you are starting in a good path. It can be very exciting to start your own franchise but you will also have to comply with the franchisor and make hard decisions. The franchise contract is an important factor in your franchising career. It will stipulate what you can and cannot do on certain things and what the franchisor is going to do for you or not do. That contract can sometimes be just a little tricky to read or completely bogus. You will want to make sure that you understand the contract completely before signing it. There are many legitimate franchise opportunities out there but there are also a few franchising scams. You may want to find a good franchise broker to help you through your choice of becoming a franchisee.

A good franchise broker can help you determine if the franchise contract is legitimate. They can also ensure that what was verbally agreed to you from the franchisor is the in the written contract. You should never just take someone's word. They can also help you negotiate the franchise contract if you feel that something is not in your favor or you disagree with. A good experienced franchise broker should be able to spot a bad contract for you, so you don't get roped into something you thought was something totally different.

It is essential that you choose a franchise that is something that fits for you personally and financially. Your broker should be able to help you by presenting many different franchises for you. You want a franchise broker who is able to show and explain as many as possible, not one who only offers you three and gets mad if you don't like them.

You need to find a broker who is supportive of you decision in franchising and who is willing to help you achieve your goals. If they are trying to deter you from franchising and get into a different business opportunity then you need to find a new one. A good broker will not conduct themselves that way. Usually it is a way for that broker to make money quick and sadly you won't be left with anything.

A good franchise broker will take into consideration that buying a franchise is a big decision. It is not a decision that you should be rushed or pushed into. If you want to take your time and weigh all the options, he or she should respect that. A good franchise broker will not put pressure on you to buy right away; they will allow you the time you need to make a good decision.

One of the biggest things to look for in a good franchise broker is if they know about franchising. You will want to find someone who is very knowledgeable in franchising. This franchise broker should be able to answer all the questions you have about franchising. If you know more than they do, what is the need for them in the first place? If they are not helping you, you should find a new franchise broker.

There are good ones and bad ones; you just have to find the good franchise brokers.<bio>For more information on an automotive franchise, visit BumperDoc auto body franchise and start your path to business ownership.</bio>

As you are reading this article, I take it you want your website to get noticed online and you want to drive some traffic to it. Of all the marketing strategies, article writing is one of the best, and my particular favorite, and best of all, it's virtually free. It definitely helps your site to get a better ranking and a better placement in the major search engine results.

Article writing is also a good way to gain some sort of credibility in the internet marketing world. Writing articles for content websites is quite a bit different than writing say, magazines articles. Don't forget that the reason every one is banging on about article writing, is that there is no better way to obtain a one way link and generate traffic to your website.

If you are having trouble getting started, have a look at published articles on the same subject as you intend to write about. As with any subject these days, there is plenty of good advice on article writing flying around the net, you just have to go and look for it. Article writing is not that difficult and is enjoyable for some, while others find it hard work. Me, I am somewhere in between, and find the trickiest bit is coming up with a subject that will be of interest to people.

The resource box which you put at the end of your article should have a short bio and definitely your website address, because this is the link through which you can generate traffic from your articles. You may well be pleasantly surprised at the targeted traffic it will bring to you. If you ask any successful internet marketer of a good way to drive targeted traffic to your website, I'd wager that article writing would get a strong mention.

The good news is that there are loads of article submission sites on the internet. By submitting your articles to these sites, you are almost guaranteed to gain some traffic for your website. Just ensure you read the submission guidelines on these sites, as they can vary quite a bit. The article submission sites usually stipulate a minimum and maximum amount of words for each article; most of them want at least 250-300 words. I usually aim for 350-600, but it's your call. Well that's, all, go and get writing. If I can do it, anybody can. <bio>James Hunaban is the owner of http://www.article-land.com/ a Free Article Directory.
Anyone who wishes to apply for an equity loan should learn as much as they can about the many different loans available to find one that suits their needs the best. Note that some equity loans have annual fees, closing costs and require application while others do not. There are also a number of lenders who provide 100% tax deductible loans, hence offering additional savings to the borrower.

One of the types of loans available is called fixed-rate loans. The advantage of this type of loan is that it allows the borrower to transfer the variable rate principal into a fixed rate alternative. Despite this being so, the lender may stipulate the amount available for conversion and may even fix boundaries to the loan options. Home equity loans may not indicate that there are closing costs payable, but if one reads the fine print, one will notice that the borrower is liable to pay closing cost on a fixed amount.

One instance where closing costs may be applicable is when the borrower applies for less than the amount agreed by the lender. There are also a few other loans that may require the borrower to pay the cost of appraisal. It is necessary to read the terms and conditions when one applies for a loan, as many lenders don't advertise certain clauses regarding exclusions and restrictions, etc.

By reading the fine print one is likely to pick up many vital details that the lender may choose not to divulge.

Equity loans are called as such because the borrower uses his house as collateral. Because of this fact home equity offers better interest and repayment rates and hence save money.

Failure to read the fine print may cause you to sign for a loan that gets you further into debt, as equity loans seek to roll the high rates of interest from credit cards into lower repayments. Not following the terms as set out in the fine print may result in you having to pay excessive fees you cannot afford. <bio>For more information on equity loans, including how to find the best deals please visit http://www.equity-advisor.com now. </bio>

1. Reciprocal links! Yes they still hold value as the SE's are constantly and will continue to change their algorithms.

2. Place your links on directories, education sites (google love them), sites not relevant (small percentage), same business relevance sites and "exact same topic sites (as many as possible)

3. Vary the pr of sites where your link is placed.

4. Make sure you have both one way and reciprocal links, not just one or the other.

5. Keep you linking campaigns constant. Add roughly the same amount of links each month to keep the SE's happy.

6. Linking is a slow laborious job unless you have many months/years of experience actually doing it.... therefore always outsource.

7. Do not use popular linking services, most are a rip off by a long mile.

8. If using sites like elance.com, do not pick the cheapest price! The whole point of outsourcing is so you don't have to worry about quality and the job being done properly.

The main thing is finding someone that will do the job right, is reliable and will do it at a good price.

If they do a great job, look after them.

9. Stipulate down to the last letter what your linking campaign must and must not include.

I would have to say that the few linking campaigns I purchased were unsatisfactory. I then did a fair amount of research and asking around until I found a company I was very happy with.

My last campaign was...

"100and#8243; reciprocal links, same business area, minimum pr of "2and#8243;...

Results...

* Nearly all sites in my business field * Very few "link" type sites, mostly decent content sites * 10% in the exact same business field * Pr of pages where my link was placed.... pr 2 = 57, pr 3 = 37, pr 4 = 9... plus an extra 10 links. * All links are permanent

Cost = US$400

So if your thinking about linking, I highly suggest you outsource! <bio>Chris Taylor is the director of Catdynamics, an company specializing in all areas of online business implementation, internet marketing and search engine optimization - http://www.high-rank-directories-plus.com/ultimate-seo-plan-research-package.html </bio>

Negotiations happen in our daily lives. We might not be aware of it, but many situations require good negotiation skills, including the simple act of buying an item from a store, talking things over to save a relationship, and trade agreement between nations, among others.

It would be worthwhile to consider the factors that may spell success or failure in the negotiating table:

1. Everyone aspires for negotiations to turn out successful; otherwise, it is senseless to sit, talk, and explore (sometimes for hours) each other's position to no avail. For this to be so, exert every effort to favor the other party's whims while still coming out satisfied or contented with the outcome of the negotiation. This should be your objective. Come to terms as easily as possible. Stipulate details in black and white with a tint of trust to seal the negotiation in favor of both parties.

2. Mutual respect for each other's priorities must prevail. Never focus on your own objective alone. Think of how the other party would be satisfied with the outcome.

3. Get to the core of the discussion and work from that core outward, concentrating on the details.

4. It is not difficult to trace the presence of sincerity in a negotiation. As long as you have this in mind and you see the other party's sincerity as well, the progress of the negotiation will sail smoothly.

5. You may have a set of rules that are guiding you to get what you want. Modify if need be as long as it is practical and does not deviate to become a disadvantage on your part.

6. Negotiating is not a contest on who is better between the parties involved. There is no battle to win. Neither is it a stage to display one's wits. It should be a two-way process.

7. Be true to your word. What you say must be congruent to your action. Any deviation should be tackled beforehand to avoid the element of surprise, which usually leads to anxiety.

8. Keep your options as open and as diverse as possible. They may come in handy, especially when slight differences pop out.

9. Watch for reactions to proposals through body movements. They may help to make you and the other party come to terms more easily.

10. Be a good listener. Pre-empt what the other party may say, but only in your mind. You could be right, but you could also be wrong. It is better to sound affable than be sorry afterwards. <bio>If you don't know how to negotiate properly, you're wasting so much potential and losing tons of opportunities!
It becomes increasingly clear when driving around any town or city, particularly in the evening that the demand for security products is at an all time high.

Many retail areas are completely `shuttered' up after closing to deter criminal damage. This is also true of many industrial estates.

Insurance companies have suffered the increased number of business breakins and thefts and often stipulate that these security measures have to be introduced to avoid heavier premiums.

>From a business point of view the cost in terms of disruption, time and money can be extremely expensive. Some businesses never recover particularly if they are not adequately insured or have failed to protect and backup their IT Systems.

There are many types of security products which businesses can consider ranging from roller shutters, steel doors, retractable gates, window grilles, razor wire, power fencing, palisade fencing and anti ram posts. This is in addition to alarm systems, motion detectors and CCTV systems.

It usually makes sense for a business to carry out a security risk assessment for their business and start to make arrangements to protect themselves. Simple solutions could be arranging a regular back up of their IT systems and installing security roller shutters or window grilles. More complex solutions could involve CCTV systems, motion detectors and alarms. Bigger comapanies could even consider the benefits of on site security to deter crime.

At this point it also makes sense to take advantage of the services of a local security firm. Most companies will carry out a free evaluations for you and then provide you will a number of cost effective options to protect your business.

It doesn't cost a lot of money to protect your premises but the amount it could save you in terms of disruption, lost business and expense makes it a very worthwhile business investment. <bio>David Martin is a director at Britannia Security http://securityandrollershutters.co.uk, a business which specialises in security roller shutters and other security products including a Free Security Assessment service. </bio>

There are so many rules in tennis that it can be tough to accurately determine who is at fault when certain situations come up. The more that you know about the sport, the better the chance you have at being able to avoid any controversy should one of the less-common situations in tennis come up.

Q: When can I call a foot foul on my opponent? A: In a match that is not being judged by a referee, it can be difficult to determine whether or not you should call out a foot foul. Since tennis rules stipulate that the opponent should be given the benefit of the doubt in any controversial calls, foot fouls should only be called when every effort of informing the opponent about the practice has failed and the foot fouling continues to a flagrant degree.

Q: What mistakes result in a service fault? A: Service faults can be caused by a number of factors. When a player makes a foot foul, doesn't serve from the proper area, or doesn't follow the proper form for preparing the serve, they are said to have a service fault. In addition, players that miss the ball whilst trying to serve are also said to have committed a service fault. If, after serving, the ball hits a permanent fixture of the court, such as the singles stick or the posts of the net before bouncing, a service fault is commited. Finally, when the ball touches the server or the server's partner, or any part of their clothing, before or after a serve, a service fault is said to have occurred. After the first service fault occurs, the server is expected to take their second serve without delay as to ensure that they are not simply buying time to rest. Service should be performed by the serving party within 20 seconds, or they will incur a time violation.

Q: What determines a let? A: A let occurs most often when, during service, the ball touches the net and lands on the opponent's side of the court. There are a few other situations that merit a let, including the unlikely situation in which the ball hits one of the receivers or an article of their clothing before bouncing. Also, if the ball is served before the receiver is ready, a let occurs. The service is considered to have never occurred, and it does not change the results of any prior faults on the part of the server. <bio>Kadence Buchanan writes articles for http://thetennisstop.net/ - In addition, Kadence also writes articles for http://igolfcentral.net/ and http://erecreationstation.com/ </bio>

With all the odd scoring and numerous rules surrounding tennis, it's no wonder that people sometimes confuse the rules. To that end, we've created this article to help you to know the answer to some of the most commonly asked questions regarding the game of tennis. All rules discussed in this article reflect the stance of the International Tennis Federation, a governing party of the sport.

Q: What happens when the ball bounces off of a line on the court? A: When a ball bounces off of a line on the court, it is generally considered to be a bounce on the inside of the court that it is protecting. If your opponent hits a ball right around the outside line, and you cannot for sure determine that the ball is out, general rules stipulate that the opponent should be given the benefit of the doubt and they should receive the point.

Q: What happens if I hit a ball that hits the net post or another court entity and then bounces onto the opponents side of the court? A: If you hit a ball off of either the net post, the scoring device, or any other outside entity besides the net before bouncing onto your opponent's side, you lose the point due to the fact that the ball hit a permanent fixture before landing on the opponent's side of the court.

Q: When should players change what side they are playing on? A: Players should switch sides of the court after every six points and after a Tiebreak. During the tiebreak, the change must be made immediately with no opportunity for break or delay.

Q: What's a foot fault? How can one be called for a foot fault? A: A foot fault occurs when a player's feet are at rest before hitting the ball, but they are moved before the shot so that a foot hits one of the following positions:

- the court, including the baseline - any part of the imaginary extension of the outer mark - anywhere beyond the imaginary extension found outside of the singles guideline or the doubles guideline, depending on the match type.

To avoid being called for a foot foul, you should ensure that your server is relaxed and stationary. This means that you should avoid any type of serve that involves more than one foot's movement to avoid being called for the foul. <bio>Kadence Buchanan writes articles for http://thetennisstop.net/ - In addition, Kadence also writes articles for http://everythingaboutgames.net/ and http://erecreationstation.com/ </bio>

Congratulations on making it to this part of the home purchasing process!

You've found a home that you like and are ready to make a home offer on it.

Before you put your offer in writing, make sure you understand what information you should, and should not, include in the home offer.

This article will help you.

The first thing you should do is forget about the myths you've heard about making a home offer. Many people buyers believe that once they've put in an offer on a home, that they still have the liberty to shop around.

While this is true, to some extent, it's in your best interest not to make any additional offers while you still have one on the table.

A home offer made on a piece of property is a legally binding contract. Should the buyer accept your offer, you are held to the offer.

There's another big reason why you shouldn't continue to shop around after you've made a home offer on a house. If you find a home you think you like more than the one you've made an offer on and the seller accepts your home offer, you are in an unfortunate situation. You will likely regret the decision to purchase the home for as long as you live in it.

Once you make a home offer, the seller can do one of several things: accept the offer, reject it, propose a counter offer, or fail to respond. If the seller does anything except accept the offer you still have the ability to continue home shopping.

When you're making an offer on a home there are several piece of information you need to include. The selling price is one of the most obvious. You don't have to offer the seller's asking price. You can go higher or lower as you so choose. Of course, the price you offer will depend on the amount you can afford to pay.

Your home offer should concessions that you wish for the seller to make. For example, if you want the seller to pay a portion of the closing costs, this information must be included in the offer.

You have the ability to stipulate that the home offer is contingent upon certain financing criteria. This keeps you from having to purchase the property if you do not receive favorable mortgage terms.

Don't leave out home inspection contingencies. Otherwise, you could end up purchasing a home that needs major work done to it. Your offer should include something to the effect of "subject to an acceptable whole house inspection report." Of course, if you are purchasing a fixer-upper, these contingencies might vary.

Don't make the assumption that everything you see in the house will be included when you make the final purchase. This includes appliances such as stoves and refrigerators. You must clearly define what is included in the sale.

Finally, you should include the amount of earnest money that you are depositing with the home offer.

Keep in mind that your offer can easily become the sales contract for your home if it is accepted by the seller. Make sure it includes everything you would want the sales contract to include. <bio>To download a free real estate investing ebook please visit: http://www.freelandproperty.com/reainvest.htm </bio>

The Foreign Exchange market is the largest financial market in the world. In the US alone, it has a daily trading volumes of $1.2 trillion dollars, which outshines the stock, bond, and other commodity markets. But just what is currency trading or Forex trading, as it is more commonly known?

Forex trading is where you will buy one currency and sell another, or it may be a combination of a few different currencies in total. Your trading involves matching one currency against another. That is, you buy the Euro hoping it will rise against the U.S. Dollar. Which also means you hope the U.S. Dollar will fall against the value of the Euro. This does not mean you wish the U.S. Dollar bad tidings, it is just you are trading using economic information about the two currencies. You can do the same for the Swiss franc against the Japanese yen. Most people probably call this form of trading speculation. But consider that some individuals and groups make millions of dollars daily using the techniques available for trading in currencies.

You would usually do Forex trading using a margin. This means you leave a small deposit with your broker and can trade for many times the value of your deposit. For example, let's say you want to open a trade matching two currencies, and you want to trade for $5,000. You can make a deposit of $50 with your broker, and stand to gain much more than the $50 after you close the trade. You benefit from not using your own money but earning a tidy profit. Of course, you could lose on the trade, but your losses, would be no more than your deposit if you took the necessary precaution to exit the trade once you reached your margin.

You still need a broker as you do in the other markets. With Forex, your broker will open an account for you to make your trades. Different brokers stipulate different amounts you should deposit to your account. Some ask for just $50 to open an account, but you wouldn't trade much on such a small amount. Most brokers set margin at 3-5%, so if you want to open a trade for $10,000 you will need to have on deposit $300-$500. The great thing about Forex trading is that you do not pay a commission on your trades. But don't cry for the market makers just yet. They manage to recover their expenses and profit on all your trades, by picking up the spread between the two currencies you trade. The spread is the difference between the bid and ask prices of the two currencies.

While you may look at Forex trading as pure speculation, you have to consider that to succeed you need to understand the nature of chance as it applies to the market. You may get up one morning to hear the U.S. Dollar dipped against the Euro because exports to Europe fell sharply for the third consecutive quarter. If you take this information without doing further research and decide to trade the Euro against the U.S. Dollar, you are speculating. However, you do not have any solid proof the dollar will continue to fall against the Euro. Successful traders don't only digest the financial news, they also use other tools to decide how to trade. <bio>Get the latest in forex trading know how from the only true source at http://www.forextradingline.com.
Once you've found the home you want to settle down in, the next step is to make is yours.

This is done with a series of steps one of which is signing the sales contract. The sales contract is a legally binding document.

If you are intimidated by signing one, you are perfectly right to feel so.

Nevertheless, as long as you make sure the information contained in the sales contract is in your best interest, then you have nothing to fear.

Here are the key pieces of information that most sales contracts will include.

• A legal and physical description of the property being purchased. The legal description is used by the county government to identify the property even if the street address changes. The legal description of the property will never change.

• The selling price and method of payment should be included. In most cases, a mortgage is the method of payment. In this section of the sales contract, there should be details about the amount of the down payment, mortgage loan, and earnest money deposit. The name of the escrow that will hold the earnest money must be included. If you have any contingencies about the mortgage, they should be listed as well.

• The closing date must be laid out. Details about when and where should be included in the sales contract.

• What's included and what's not included in the sale should be detailed. If the seller agrees to throw in appliances, it must be listed in the sales contract. Otherwise, you could end up purchasing your own appliances.

• Any warranties that are included with the home should be detailed in the sales contract. A description of the warranty should also be listed.

• If there is a well and septic, they must pass testing.

• Termite and pest inspection should be conducted. The sales contract should detail not only who will pay for the inspection, but also the party responsible for any repairs if infestation or damage is discovered.

• The exact date that the buyer will take possession of the home should be included. This date can be anytime before, at, or after closing.

• The sales contract should include the amount of time that the seller has to respond to the offer, whether it is to accept or counter the offer.

• Provision for arbitration is sometimes included.

• Either the seller or the buyer will have to pay for property insurance up until closing date. The sales contract should stipulate the responsible party.

• Any property disclosures pertaining to the house should also be included in the sales contract.

In many cases, the seller will have the sales contract, especially if he or she is working with a real estate agent. You might also want to have sales contracts on hand. You can purchase these from an office supply store like Office Max or Office Depot. <bio>-Download 101 Free House Selling Secrets Here-with resale rights: http://www.freelandproperty.com/buysellhomes/buy.htm </bio>

In life, there are only two things that are certain =96 taxes and death. Indeed, throughout the ages, people have been trying to cheat both, and though taxes can be cheated sometimes, trying to cheat death has proven to be futile. Everybody dies eventually, and as fearful and terrifying as it may sound, it's inevitable. So, instead of spending time and money trying to cheat death, why not prepare for it? This way you'll live on and on, if only in legacy.

Keep It In The Family

In this day and age, people are always out to get each other, often trying to get money and property that don't belong to them in the first place. When you're dead and gone, of course, you'd like your family to be taken care of. After all, you don't want the house you worked so hard to build or the Ridgeway grandfather clock left to you by your parents to fall into the wrong hands.

The best way to safeguard your family's assets and properties, not to mention your Ridgeway grandfather clock, is to make a living will. This way, you can be sure that what belongs to your family stays with your family.

Keep It Real

Writing a will can be quite daunting, but it's actually quite easy enough, especially if you have your family's best interest at heart. Writing a will is just a matter of putting your wishes on paper and signing it. If you want your wife to have the house, you can write it in your will. This way, there won't be any conflict with your children.

You can also stipulate on bequeathing items, regardless of value, from Ridgeway grandfather clocks to socks, trophies to baseball cards. If you want your eldest son to have the Ridgeway grandfather clock or your youngest daughter to have the car, you can simply say so and your wishes will be the final word.

Keep It Legal

Of course, it's always best to take extra measures. Though a living will written by hand and bearing the deceased's signature will often suffice, you can't be too careful. Often when valuable items, such as Ridgeway grandfather clocks, houses, and cars, are bequeathed to certain family members, others take offense and may want to fight the will in a court of law.

When writing a will, it's best to do so in the presence of objective witnesses who don't stand to gain from your wishes. Furthermore, your living will should be examined by an attorney and notarized. This way, your wishes will be safeguarded and cannot be fought in any court of law.

Indeed, whether you're a rich man or a poor one, making a living will is something that you should do as soon as possible. After all, life is fleeting and you'll never know when it's your time to go into the light. You don't want to leave your family in disarray and you certainly don't want to leave chaos. Whether you're leaving a Ridgeway grandfather clock or a bagful of old photographs, your will should stand as your legacy. <bio>Want to keep your legacy alive with a Ridgeway grandfather clock (http://www.grandfatherclockmarket.com/Richardson_I_Grandfather_Clock_by_Ri= dgeway.html)?
