America is often defined by Times Square. After all, this is the famous location of the dropping of the ball on New Year's Eve. With such a famous designation, it's only reasonable that Americans would want their country to be represented by something decent. Not as it was for years, a seedy, littered, crime-ridden district.

Times Square, New York at one time was littered with sex clubs and porn shops. One of the most notorious establishments in Times Square could be considered the Gaiety Theatre. This was a male strip club that operated in Times Square for more than thirty years. When they officially closed their doors recently, the Disneyfication of Times Square was considered to be nearly complete.

The decline of Times Square began with the Great Depression, however the original opening of The Gaiety Theatre ushered in hustlers, tourists and individuals of the gay variety. With them, sex clubs opened up and porn movies became popular in this section of New York. Once these establishments took hold in Times Square, the crime rate skyrocketed and people began to avoid this area. After a bit, it began to be considered one of the seedier places to be in New York.

This was presenting a very bad image for New York. With the newly formed Giuliani administration, they swooped in and began enforcing laws that encouraged a higher quality of life for people. By doing this they were able to begin shutting down many of the sex themed establishments. They worked to drive out the people who encouraged sex solicitation and shops. The only drawback was that in people's minds, it still had a reputation of being a place to avoid. So the biggest hurdle New York had was to show the world that Times Square had indeed changed for the better. Police worked to clean up the streets and brought the crime rate down dramatically.

It wasn't until the Amsterdam Theatre was closed and transformed into the Disney Theatre that Times Square began to share the Disney name synonymously, then people started to associate Times Square with the "family oriented theme park" kind of mentality. With that association they began to feel that Times Square would also be subject to the Disney type of regulations as they have in their parks.

With the gradual closings of the gay clubs, porn shops and sex establishments, Time Square began to build up a more wholesome image but it took time. These shops weren't eliminated immediately, it took time and a lot of effort on the parts of many individuals. The upgrading of Times Square was considered a complete success once the last remaining establishment that had such a stronghold on this New York crossroads was officially closed. <bio>Johnny Moon recommends using http://www.NewYorkHotelDeals.us for all of your NYC hotel reservation needs. </bio>

Our world is full of chemicals, preservatives, and other artificial things that get in the way of people enjoying healthy lives. Things like fast food, microwavable dinners and soda pop take their toll on our bodies after a while, not to mention the negative affects of gasoline fumes, pollution and other environmental problems that are increasingly a part of our everyday lives. It is important that we have a correct understanding of just how hard our lives are on the health of our bodies. It is also important that we fight against the negative affects of our environment by taking the detoxification of our bodies and minds seriously.

Detoxification sounds like a huge word that has nothing to do with our everyday lives. Right? Wrong. Detoxification is a hugely important word that must move from being one that is unfamiliar to us to being a word that we literally cannot live without. Detoxification must become important to us because it is one of the key ways that we can fight against the things that damage our bodies most. And contrary to what you may be thinking, detoxification is not a process only for those who are addicted to drugs, alcohol or nicotine. While those substances often result in the need for detoxification, even people who aren't using those things can benefit from the process of detoxification greatly.

Basically, detoxification is the process of removing the toxic chemicals or poisons that have found ways of entering our bodies. These toxins can come from a variety of sources including the food and drinks we eat, the impurities of the air we breathe, or from substances like alcohol or drugs. Even drinking water, a beverage most people consider to be more healthy than anything else, can often be filled with unhealthy and harmful toxic substances.

Detoxification can take place in different ways and at various levels of severity. Someone who has become addicted to substances like nicotine or alcohol must detoxify their bodies by withdrawing from the harmful substances their bodies crave. The process of detoxification will retrain their bodies not to need those bad substances any longer. The harmful toxins and substances will eventually leave their bodies.

Everyone's bodies can use a little detoxification. Since there are so many approaches and so many methods of detoxification, I'd suggest reading up a little more on the best ways that you can cleanse your body of all the impurities you have collected over the years. Your detoxification process might be as simple as trading all of your beverages for purified drinking water, or your process might require that you fast from all food and drinks except water for a few days in order to really cleanse your system. Whatever time it takes, whatever pain it causes, and whatever it costs, let me assure you that detoxification is worth it. In essence, you cannot afford to live without it. <bio>Hallidae Thomason has been a strong advocate of the benefits of detoxification for many years. Take seriously this warning and learn more at http://www.alldetoxification.info </bio>

The Mei Tai carrier is a square or rectangular piece of quilted cloth with strips of cloth coming from all four corners of the square. These strips of cloth are what is wrapped around your body to keep the baby snug up against you so she or he doesn't fall to the ground. The square of cloth is where the baby sits. It's very versatile and can be used for newborns, infants, and even up to the toddler years.

You can wear the Mei Tai carriers on your front or on your back and the baby is safe and secure up against you while you shop, work around the house or go for a walk. Moms and dad's can each wear the Mei Tai carriers with the baby and be comfortable with it. They come in a variety of colors and many styles use black for the straps and the outline of the rectangular quilted section, which helps complement almost anything you are wearing.

When you first receive your Mei Tai carrier, you might be a little intimidated about how to put it on, but with a little practice, you will become an expert at placing the baby just right and tying the knots where they need to be to safely and securely carry your baby.

To wear your baby in front, start by tying the Mei Tai carrier, with the pattern side down, around your waist as if you were tying on an apron. Then you pick up your baby and hold him or her in front of you and bring the Mei Tai carrier up from your legs, snug around the baby and up over both of your shoulders. These will be the long straps that are going over both of your shoulders. Cross the two large straps in the back to make a large X and bring each of them back to the front of your body under your arms and tie them securely in a knot or a bow. And there you have it; baby will stay securely nestled in front of you until you are ready to remove them.

If you want to carry the baby on your back, it's a little trickier to do, but with a lot of practice, you can get it done without any help. The easiest way to start is to set the Mei Tai carrier on the couch or living room style chair, spreading out all four straps. Next you place the baby on top of the square and fold some of it up, over baby's legs. The bottom strap should now be across the tummy. Then you sit in front of the baby with your back towards him or her and wrap the baby's legs around your waist. You will then take the bottom two straps and tie them tightly around your waist and then pull the two larger straps up over the baby and your shoulder while you stand up, taking the baby with you. Cross the big straps in front of you, then again in back of you and bring them around to the front one more time and tie or knot them to securely tie the baby to your back. You are now ready to go!

For a little piece of history with a lot of style and versatility, the Mei Tai carriers cannot be outdone. You will enjoy the style and convenience and ease of use of Mei Tai carriers and so will your little one.<bio>Learn more about mei tai carriers and find out why a mei tai carrier may be the best choice for your child.
Times Square, one of New York City's premier tourist destinations, is located on a major intersection in Midtown Manhattan--at the junction of Broadway and 27th Street and from West 42nd Street to West 47th Street. It occupies the blocks between 6th and 8th Avenues from east to west, and West 40th and West 53rd Streets from north to south. Times Square was "christened" in 1904; not coincidentally, so were neon lights and the city's first subway line. New Yorkers wasted no time in starting the Times Square New Year's Eve celebration tradition: they began ringing in the new year at Times Square in 1904 as well.

Previously, the area that has been called "Times Square" for over 100 years was known as The Longacre. On April 8, 1904, the name was changed to Times Square to commemorate the official opening of the brand new New York Times Building located on the triangle of land at the intersection of Broadway, 42nd Street, and 7th Avenue. The building was the tallest in Manhattan at the time. In 1913, the New York Times moved to a larger facility across Broadway and the New York Times Building was renamed the Allied Chemical Building. Today, it is known simply as One Times Square.

During the First World War, Broadway became known as one of the world's premier theatre districts. The Great Depression hit New York City hard, and many theatres had to close or offer less discriminating fare to attract more theatre-goers. Thus began a slow decline that reached its lowest point in the 1960s and 1970s. At this time, Times Square had become (in)famous for erotic bookstores, live nude shows, X-rated movies, and other adult fare. By 1975, many people considered Times Square to be the epitome of urban and moral decay.

In the 1980s and early 1990s, city and state officials began serious efforts to reverse the decline of Times Square. Today, Times Square has been restored to its former glory and boasts over 27,000 residents and over 26 million visitors each year, and makes a serious contribution to New York City's economy=97the annual total output is comparable to the economies of Bolivia and Panama, and far exceeds that of small countries.

New Year's Eve at Times Square is now a global tradition. Approximately 1 million people gather there each year; additionally, millions across the United States and about 1 billion people all over the world tune into the New Year's Eve celebration. The famous ball (currently made of Waterford Crystal) drops from One Times Square, a tradition that began on December 31, 1907 and has continued ever since, except during World War Two when a moment of silence was observed followed by the tolling of church bells, as the blackout restrictions prevented excessive New Year's Eve festivities.

Times Square has cemented its place in American popular culture. It has been featured in movies such as Vanilla Sky, King Kong, and Spider-Man. ABC's Good Morning America and MTV's Total Request Live are broadcast live from their studios at Times Square. Additionally, many exclusive, popular, and specialty retailers and restaurants have locations at Times Square, such as the Hard Rock Caf=E9, Virgin Records, Toys R Us, ESPN Zone, Sketchers, Planet Hollywood, Bubba Gump Shrimp Co, Ruby Foo's, and Madame Tussaud's Wax Museum. Today's Times Square is a perfect family destination. <bio>Johnny Moon recommends http://www.NewYorkHotelDeals.us for all of your NYC hotel reservation needs. </bio>

Throughout the years, no matter what crazy diet fad has hit the market -- or healthy eating trend, for that matter -- the one piece of advice that has remained constant is that of drinking water as part of a healthy regime. The benefit of drinking water has been proven time and again, as researchers continue to discover positive ways in which water affects our bodies.

As our bodies mostly consist of water, we react naturally to it; our systems work best when we are properly hydrated. Unfortunately, most people think that simply not being thirsty means that they are hydrated. The truth is thirst is the last thing to happen when our bodies are dehydrated. The benefit of drinking water throughout the day -- experts suggest at least eight glasses a day -- is that it enables our bodies to stay ahead of dehydration; water is like oil in a machine -- keeping our kidneys and other internal organs functioning smoothly and our blood flowing. Further, with our busy schedules, many of us turn to caffeine to keep us going throughout the day. The benefit of drinking water is that it helps offset the caffeine, allowing our bodies to flush the dehydrating effects of coffee, tea, and soft drinks.

Another benefit of drinking water is that it allows our bodies to flush any illness that may have taken up residence inside of us; it's why we're always told to drink plenty of fluids when we're sick. Plenty of water helps ward off dehydration and helps us to feel better faster.

Additionally, an added benefit of drinking water is the promotion of weight loss. Water fills up our stomachs, giving us the feeling of being satiated and helping us to eat less.

The benefit of drinking water lends to our outward appearance as well, as adequate water will keep skin clear and glowing, hair shiny, and nails healthy.

It's not surprising that water is so essential to our overall health and physical function; it's only surprising how many people still do not drink enough of it. Consider water to be one of your most important tools to staying healthy and get drinking! <bio>For easy to understand, in depth information about the benefits of drinking water visit our ezGuide 2 http://drinkingwater.ezguide2.com </bio>

Have you ever sat and really watched your pets? Maybe you have a cat or a dog. Perhaps you have a lizard, a snake or some fish in a tank. Watching your pets can be very interesting. You can see that they all get around differently then the other. We, as people, walk upright on just two legs.

When we walk, we can feel the weight of gravity pulling our bodies down. Animals can feel that, too, and you can tell by watching them move around.

Cats and dogs move around pretty much in the same way, on all four legs. They have their front legs and their hind (back legs) which work against gravity to keep the body up and moving with the work of their legs.

Spiders can move more easily as they tend to have longer legs proportionate to their bodies and they have four sets. You will see that they move much more graceful and faster then most, as they sneak up on their prey.

Fish, on the other hand, have a fascinating life as their body weight is supported almost completely by water. How fast they move depends on what their body is shaped like. Looking at your fish in the fish tank will give you an idea of what life would be for a fish in the ocean.

A whale, for instance, moves rather slowly but gracefully, taking their time as their bodies are large and their fins are small. On the other hand, a dolphin has a streamlined body so they can swim easily up to 20 miles per hour. Both of these mammals, and they move their bodies up and down rather then side to side, like most fish, to swim as their tails are horizontal.

Snakes have no legs at all and have to slither their bodies along to move around. This is a great way to travel around as they can move very quick, allowing them to catch such prey as rabbits, field mice, rats or what ever their fancy may be.

Lizards can vary greatly in their speed when they move around. A small lizard such as a newt or a salamander will move very quickly on their four legs where a larger lizard such as a komodo dragon or an alligator will move very fast but they can not turn as well as their bodies are larger. No matter what kind of animal you have, you can learn a great deal from watching your pet get around. <bio>Renske Buursma, pet store owner with lots of helpful articles and a free newsletter about pet care at http://yourhealthypetsonline.com </bio>

Learning how to make your art more realistic may be easier than you think. The first thing you do, is to begin to see objects in this world as simple shapes. About 80 percent of art is thinking and seeing things like an artist. The other 20 percent is technical skill. There are a handful of basic shapes. These are, circle, square, rectangle, and triangle. As you look at the screen of your computer monitor to read this article, you can boil down the computer monitor as a square.

Now, taking this further into a 3 D world, the circle becomes are ball or sphere, the square becomes a cube, the rectangle becomes a rectangular cube or cylinder and the triangle becomes a pyramid. So as you begin to draw animals, flowers, bodies, and faces of people, you basically first draw out the basic shapes. These shapes are a lot easier to draw and put down on paper than trying to draw all of the complex details all at once.

For example, if you're drawing a portrait of a person, you draw out the basic shapes. Then, after you've got the shapes, you work on the shading. Shading is the magic behind your realistic drawings. Shading is what makes your drawing come to life from 2 D to 3 D. There are different types of shading techniques. One of them is crosshatching.

One of the most important things in drawing and illustration is crosshatching. Crosshatching is shading with two or more sets of intersecting parallel lines. These are graded markings that indicate shaded and light areas in your drawings or paintings.

When you learn the basics of drawing, it will show in your quality of drawings and art. This takes a great amount of practice, especially if you've never done this before. To practice, create a column of about 5 blocks. With a 2B pencil, make the last block on the right as dark as possible. On the other end, you want to keep that block white. In between, you create a graduation from dark to light.

As you do this notice how you lighten up on the pressure of the pencil as you increase the lightness of the value. Start by doing a linear cross hatch. Make your lines as close together as possible. Go slow. Don't try to rush. Take your time and do it right. Lines can be crosshatched in four different directions; horizontal, vertical and 2 diagonals. For light tones, use only two different directions. For darker tones, you want to use all four directions.

After you've done that, repeat. Try it with spacing the lines wider apart. Also, try it by spacing the lines closer together. You can also change the pencils to a 2 H or a 6 B to see how different your results will be. Keep your pencils sharpened. If your pencils are dull, you'll also get different results. Be sure to do this slow and take your time. You want your hand to be able to be accurate and precise. This takes time and practice.

Creating realistic drawings and illustrations can be fun and profitable. Shading and crosshatching are just two key elements of creating realistic drawings. Remember, the key to getting good is practice, practice and more practice. Also don't forget to have fun with this.<bio>For more information on how to draw and access free art lessons visit John Sandy at http://www.JohnSandy.net</bio>

Cholesterol is a word associated with bad health, but cholesterol is actually a natural substance, necessary for our body's healthy functioning, and cholesterol, like most everything else in our lives, is harmful only in excess.

And how is it, then, that the very name, cholesterol, has acquired such bad connotations? Why is that we are always cautioned to 'have our cholesterol level checked' and to 'know our cholesterol number'? To understand this more fully, it is important to know exactly what cholesterol is, what it does, and where it comes from.

Cholesterol is necessary for our bodies. Our bodies must have it to maintain good health, and without cholesterol, it would be impossible for our bodies to function. Not all of the functions of cholesterol are known, but some of them are:

To make cell membranes, giving them stability and durability, particularly in our nerve tissue, brain, and spinal cord.

To make bile, where it aids in the absorption and transportation of fat soluble vitamins, A, D, E and K, which we must have for our health.

To manufacture certain hormones.

The principal source of cholesterol is from our own bodies. It is made primarily by the liver, and it is sent through the bloodstream to where it is needed by way of special carriers called lipoprotiens.

Another source of cholesterol is from our diets. Certain foods, such as meat, eggs and whole-fat dairy products all contain cholesterol. There are other foods we eat, such as foods high in saturated fats and transfats, that cause our livers to make more cholesterol.

Cholesterol, like other fats, will not dissolve in liquid, and therefore, it must be carried through the bloodstream, by way of special carriers called lipoprotiens, to where the cholesterol is needed. If more cholesterol is circulating in the bloodstream than is needed for our bodies, it can work with other elements in the blood in the formation of plaque along artery walls.

Although cholesterol is a complex substance made up of many subcomponents, the main subcomponents as they are understood at this time, are LDL, or 'bad' cholesterol, HDL, or 'good' cholesterol, and triglycerides.

LDL cholesterol is referred to as the 'bad' cholesterol, because it is one of the main components in arterial plaque. HDL cholesterol, on the other hand, helps to reduce plaque by returning excess LDL to the liver and aiding in its excretion. Triglyceride levels correspond to LDL levels. <bio>Elizabeth McNally has been a healthcare professional for the past 30 years.
An antioxidant are thought to be the best know and helpful of all the anti aging remedies that are presently know about. There are many different kinds of antioxidants from vitamin C, Vitamin E to many juices that claim to ave these properties. Glutathione is thought to be the most powerful of all antioxidants and we all have it is our bodies. We are born with it and as we age it starts to get depleted, so this starts the aging process and that's when we need it the most.

What antioxidants do is help to eliminate free radicals from our bodies. Free radicals in our bodies are caused from many things from the environment to, eating processed food and medications that we are given to kill bacteria and germs that aid us to feel better. With all the chemicals we are in contact with and processed food we we eat and the amount of medication we take our bodies are full of free radicals.

If we ate foods with the quality they possessed one hundred years ago we would be much healthier and there would be no need for any aging remedies. But we do not have that option with all the chemical fertilizers and growth hormones that are used today. If we did not smoke or consume alcohol, take medications eat processed or fast foods or breathe the polluted air we would also be healthier. But we do. So this makes the need for antioxidants greater today than they were one hundred years ago.

Glutathione is an antioxidant that is made within our bodies and with all the proper elements in place will continue to make it and keep us healthy. But that is not the case with most of us.

There is now a supplement that helps your body produce the most powerful antioxidant glutathione or also know as Gsh. The product is called MaxGXL and what it does is supplies proper nutrition to the bodies cells and this enables the cell to manufacturer glutathione. With the bodies production of this it is then able to fight off of free radical damage right at the cellular level and aid to keep us healthy, or at least healthier than if we do not have ample GSH.

So your thinking why do I just not add GSH supplement that are widely available. Well your body can only use GSH if it produced in your body and that is what MaxGxl dose. Taking a supplement of it is just like taking a placebo and will just be pushed through your system will not offer any aid to your body. Lets start to free the free radicals from our system and help slow down the aging process with the use beneficial use of MaxGXL to stimulate the production of glutathione. This is the one of the best anti aging remedies that we currently have. There is no fountain of youth and no cure to the aging process but maybe we can slow it down to what it was suppose to be. <bio>Faye Brown is a home business entrepreneur who has said no to accelerated aging and yes to having better health.
The first thing most people think about when building a new home is the cost. You may have seen a cost per square foot calculator of some sort on a few house plan broker sites and home designer websites showing you the averages of building a particular home in the south, north, east, and west coast. Unfortunately, the cost per square foot method (CPSFM) tends to mislead unaware homebuyers. When calculating square foot cost of say a 2,000 square foot home, you are able to compare the numbers on home builders who use this method to quote you a price to build. As you will find, the estimates can be very different.

Here are several reasons why the CPSFM is ineffective:

(1) Home styles - A country house plan with wood siding and a traditional house plan with brick at the same square footage would not cost the same to build.

(2) Home type - One story house plans and two story house plans of the same square footage would not cost the same to build.

(3) Specifications - This is the true tale of why the CPSFM is unreliable. Take a 2,400 square foot house plan for example. Two different home owners, one who wants an all brick home with stainless steel appliances and plumbing fixtures, hardwood and marble floors, custom cabinets, and granite counter tops. The other homeowner would prefer only a brick front and siding on the sides and rear, the economy line appliances, chrome plumbing fixtures, carpet flooring, stock cabinets, and laminate counter tops. The difference in price would be several thousands of dollars.

As a rule, you should not rely on the CPSFM. The most effective way to narrow down the cost of building a home is to have your builder prepare a bid with a complete estimate done based on take-offs. Take-offs is a process by which homebuilders would disassemble a house plan (1 set of house plans such as a study set) and calculate the cost of seperate components of the entire home. Seperate components includes every item used in building the home. Some examples are lumber, concrete, masonry, windows, doors, appliances, drywall, finishes, mechanical and electrical systems. There is much more but these are a few of the items that would be included in a take-off.

Performing a take-off estimate is a lengthy task that can take a week or two depending on the builder. Some builders do it the old fashion way using a calculator, pencil, and paper. However, more builders are using computer software designed for take-off calculations in order to cut there bidding time in half, improve price accuracy, and present you with an easy to read cost breakdown of building your home. <bio>Kirya Duncan is a Professional Building Besigner and a member of AIBD (American Institute of Building Designers). He specialize in custom home design services and stock house plans.
We all know the impact that exercise can have on our bodies. Researchers have long promoted the long reaching benefits that consistent physical activity can have on our well-being. In addition to increasing our strength and reducing stress, exercise can greatly bolster our immunity, allowing us to successfully hold illness and disease at bay.

In this position of renewed energy, strengthened muscle tone, and heightened immunity, we are literally slowing time; hindering the effects of the natural aging process. We can engage in physical activity as antiaging exercise and make our bodies as resistant as possible to the signs and symptoms of age.

Engaging in antiaging exercise simply means getting our bodies moving. If that initially means just a few minutes of exercise a day then that will do. As you gain strength and energy you will be able to move on to longer periods of more vigorous exercise.

Ideally, an antiaging exercise program consists of a balanced amount of cardiovascular activity, strength training, and a program of stretching to improve flexibility. Cardio works to get your heart rate up and burn fat. While keeping you trim, your heart is also working hard for you -- there's no better way to strengthen your cardiovascular system.

Strength training involves the use of weights -- either free weights or on a machine. While increasing muscle strength you are also protecting your bones from the effects of aging. For women, strength training is recommended as an antiaging exercise to prevent osteoporosis.

As we age, we tend to lose flexibility. A dedicated program of Pilates or Yoga as a part of antiaging exercise will not only reduce stress, which has a profound positive impact on our bodies, including the lowering of blood pressure, but will work to keep joints limber and young.

As with anything, if we don't continue to use what we have, it eventually goes away. If we continue to physically challenge our bodies as we age, we will find they will rise to meet the challenge. <bio>For easy to understand, in depth information about antiaging visit our ezGuide 2 http://antiaging.ezguide2.com </bio>

"A number of new statistics and reports out now will be of interest to real estate entrepreneurs and home buyers in the Austin, Texas area. The Austin Board of Realtors is reporting that for the first June in five years, sales of existing homes in Central Texas have dropped. In fact, in June 2007, sales dipped 6% from the same time one year previously. Some suggest that the reason may be stricter credit regulations imposed by lenders after the collapse of the sub-prime mortgage market. The drop in sales occurred mostly in properties priced at $130,000 or less, which suggests to experts that the dip in sales comes from buyers who no longer qualify for loans from lenders who a few years ago would have gladly handed out mortgages.

In June 2007, over 9,000 homes were on the market. This represents an 8% rise over the same time last year. This number of homes on the market is the largest in a number of years. It looks as though the market is moving to a buyer's market, although median prices continue to increase, at least so far. In June 2007, the median price for homes in the area was $191,050 in June, which is a 7% rise over the same time last year.

In other market news, Grubb and Ellis' second quarter Industrial Market Trends survey is out and is showing that the net absorption in Austin's industrial rental market during the second quarter of 2007 was over 2.6 million square feet. Entrepreneurs and investors take note. Vacancy rates in the industrial sector were the lowest in seven years after dropping 90 basis points. The 68.4 million-square-foot sector is now at 7.3% and over 1.4 million square feet are still being constructed currently.

According to Grubb and Ellis' second quarter Industrial Market Trends survey, Austin has a low vacancy rate of only 3.7%, which is in the standard industrial product. The standard industrial product led all sectors in growth, with 1.8 million square feet. At the same time, rents increased $1.38 PSF compared to the same time last year. Asking rents rose from $0.66 to $7.75 triple-net per-square-foot-per-year (NNN PSF/YR). The survey reports that part of the growth comes from Samsung Electronics Co. Ltd., which opened a 30 mm NAND flash memory wafer plant in the northeast. The 1.6 million-square-foot facility is one of the biggest such facilities in the country.

The Grubb and Ellis' second quarter Office Market Trends report further described the office leasing market in the city. According to the report, the market grew for the sixth consecutive quarter in the second part of 2007. The over 39.2 million square feet office leasing market now has an absorption level of 600,811 square feet. However, the vacancy rate overall in the city grew 20 basis points higher to 11.5 % by the end of the quarter. The highest vacancy rate was among Class-B office spaces, which had a 12.7% rate. Class-A office space had an 11.4 % vacancy rate. Class-C office spaces had a 6.8 % rate of vacancy. According to the report, rents rose from $1.25 to $25.88 per-square-foot-per-year as landlords increased rents over the previous records set in 2000." <bio>Kinan Beck is the Broker and co-owner of One Source Realty in Austin Texas.
We all know that we "grow in stature" when we take in far more calories than we burn during the day. Taking in calories means eating. What if we could eat the best fat burning foods that actually help us lose weight?

That would be wonderful, wouldn't it?

Those best fat burning foods do exist, and you can eat them to your heart's delight.

Our bodies use energies, i.e., calories, when we digest food. Fat burning foods are those food items that contain fewer calories than what it takes for our bodies to digest them.

That means, when you eat those fat burning foods, you gain the calories that the food contains, your body burns more calories than those in the food to digest the food, so you end up with having used more calories than you took in.

If you only eat the best fat burning foods that I've listed below, you will probably develop some kind of mineral or vitamin deficiency.

So, beware, even though you could lose weight by eating only fat burning foods, you could be doing your body a ton of harm in the process.

They key is to do it in moderation.

Eat the best fat burning foods instead of that big burger, pack of fries, or oily pizza.

Here is a list of ten fat burning foods that you can eat.

Lettuce, grapefruit, spinach, broccoli, turnips, eggplant, lemons, pumpkin, mushrooms, and blackberries.

Now, even though it would have been wonderful if we could eat ourselves thin, it is probably not going to happen.

Our bodies just do not work that way. The body is designed to store excess energy, which we must burn off if we want to lose weight.

Let me tell you girl, you gotta do a little bit of exercise as well. Go for daily walks, it does wonders for burning calories. <bio>Tisha Diaz recommends the fat loss and weight control program at http://www.losefatpro.com/ that will help you get rid of those excess pounds and make you slim and trim. </bio>

A question that vexes math students and teachers alike - "How does this apply to the rest of my life?" - turns out to have some surprising answers. Geometry in the living room? Statistics in your ledger? Yes, and yes.

One place where math affects almost everyone, of course, is the pocketbook. Anyone who has undertaken a home decorating or remodeling project knows just how much our plans are constrained (and sometimes inspired) by the need to stay within budget! What many people don't know is that a little knowledge of geometry can help you do exactly that.

Laying carpet is one of the basic home-decorating tasks, and it becomes immensely easier when you keep in mind the formula we all learned in sophomore geometry: A = L x W (area equals length times width). By measuring the length and width of your floor, then multiplying them against each other, you find out exactly how much carpet you need.

But wait! What if you live in a geodesic dome? (Well, it could happen.) Or, more likely, what if you have a circular alcove at the end of one room? Most of us learned the formula for figuring a circle in high school (and many of us then, having taken the test, promptly forgot it), but here it comes to the rescue: A = (pi) X r2 (area equals pi times the radius squared). "Radius" is half the circle's diameter (its length at its widest part), and "squared" simply means multiplying a number by itself.

Pi, meanwhile, is a number with its own fascinating history, but all you need to know is that it's more or less equal to 3.14159. (If I were to write out all the numbers that follow the decimal point, we'd be here for awhile: mathematicians using computers have plotted out pi to millions of digits, and they're not done yet.)

Let's say you have a home office with a rounded alcove at the end. To figure out how much carpet you'll need here, first of all, figure out the carpet needed for the rest of the room as if the alcove weren't there: measure length and width up to the point where the semicircle begins, and figure out the area of the rest of the room as described above.

Let's say your room is 18 feet wide by 10 feet long, leaving out the alcove - you need, then, 18 times 10 feet worth of carpet, or 180 square feet. Keep this figure in mind.

Now, to measure the semicircular part of the room, you need, first of all, to know the diameter of the circle involved (so you can figure out the radius). "Diameter" is the width of the circle at its widest point, which in this case is the base from which the circle bulges outward - the length of your living room, in other words. Measure the length of your living room, then halve that to get the radius (the r2 in the formula mentioned above).

If your living room is 18 feet wide, r will then be nine feet. "Square" that which means, multiply it by itself: 9 X 9 gives you 81. The area of the circle, then, is pi - 3.14159 - times 81. Plugging in the numbers, we get about 254 feet. (Actually, we get 254.46879 - but for our purposes it's perfectly OK to round up or down to get ride of the numbers after the decimal point.)

Now, that number "254" would be the amount of carpet you needed if you had a whole circle to carpet. (So if you are living in that geodesic dome, you can go order 254 square feet of carpet now.) But for our example, we had only a semicircle - a little bulging alcove at the end of an otherwise-square room. So you'll only need half of this, because you only have a half circle. Half of 254 is 127 square feet - so that's how much carpet you'll need just for this alcove at the edge of the room. Add this much to the amount of carpet you need 180 square feet, in this example. 180 plus 127 is 307 square feet.<bio>Math Made Easy provides Math help for Algebra help, Geometry help, math homework help using math online tutorial services and math tutorial cd so you can watch your math scores soar.</bio>

If you are lucky enough to have a Cedar hot tub in your back yard, then you will probably want to incorporate this into your landscaping layout somehow, and the most common and attractive way to do this is to install your hot tub onto a decking. This article lists out the steps as simply as possible that you need to follow, if you are going to be installing Cedar hot tubs yourself.

1. Choose your location. This needs to be a square, 8 foot by 8 foot. It is easier if this is a flat area. Dig stakes into each corner, and measure the diagonals, corner to corner. Both diagonals should be equal size -- about 11 foot 3 inches.

2. Use a string to join up each stake, and join up the diagonals, making an 'X' shape. Where the X crosses, this will mark out the center -- put a stake in this position.

3. Pound in four more stakes, in the center of each side of the square. Also pound stakes in between the center and these four posts, 32 inches from the center.

4. Now you need to put in four more stakes, by measuring 32" up and across from two of the last stakes you put in. This will mean you have a total of nine stakes within the square.

5. Where each of the stakes are, you need to dig a 15 inch by 15 inch square, and fill each of these newly dug holes with 2 to 3 inches of sand.

6. Use a shovel to level out the sand in each of these holes.

7. Place the footing of your deck on top of the sand, and wiggle it around until it is level in both directions. Use a spirit level to make sure it is perfectly level. Do the same for each of the nine holes that have the footing in.

8. Next, you need to tamp any loose soil into the gaps around the footings, so that they are solidly in place and can't move.

9. Now you'll have nine completed footings inside the middle of your 8 foot square. The next thing to do is to nail two 8 foot boards that are 2 inch by 6 inch, together. Do this three times, which will leave you with 3 beams, 4" by 6".

10. Set the post in the center first. The posts need to be whatever height you want your deck. Make sure all posts are the same height.

11. Place 'post to beam' ties on each of the posts, using the holes provided to nail them through. Place the beam over the outside posts, and do this at the other side. Fill in the nail patterns for each beam.

12. Nail a joist, 2" by 6" to each end of the beams. To the ends of each of these joists, nail a rim joist.

13. Mark the joists on the outside every 6.35 inches. You need to nail the decking boards so that they cover the rim joist.

Following these steps should leave you with a perfect deck platform to put your hot tub!<bio>Sam Spade writes articles for http://www.a1hottub.com are you in the market for a hot tub?
We all know that a proper diet is good for our bodies. But contrary to what most people believe, diet is not specifically intended for losing weight. Although most people who are following it are experiencing a lost of some excess pounds, this is not the main purpose of diet. Of course diet alone wouldn't do wonders--you still need to have a regular exercise. So what does a diet can really do for our bodies? Most diets--especially those that are built around fruits and vegetables--detoxify our bodies, making sure that we get all the nutrients that our bodies need.

This is what a Juice Cayenne Pepper Diet can do for our bodies. Perhaps the biggest benefit of having this kind of diet is that it improves the overall condition of our circulatory system because it fortifies the heart, making way for an improved blood circulation. Cayenne pepper is more commonly known as chili, a kind of spice used for specialty dishes. And taking it as it is would not be a good idea. So the best thing that you can do is to have a juice cayenne pepper diet. Studies have proven that cayenne peppers actually boost the heart's performance and a regular juice cayenne pepper diet will give you an enhanced wellness state.

A cayenne pepper has Capsaicin, which gives the pepper its spice. With more Capsaicin, the pepper will be spicier. This is also the same component that helps improve our body's blood circulation. It increases the blood flow, which means that the cells in our body are getting the right amount of nutrients. Good blood circulation is also beneficial to some people who are experiencing illnesses such as migraine and hypertension. It also helps your tissues to heal faster when you have some injuries or wounds.

There are still a lot of benefits if have regular juice cayenne pepper diet. One is that oxygen is transported into the body cells faster and smoother, preventing the build up of carbon dioxide inside our bodies. Research even shows that chili consumption can actually prevent other illnesses like body aches, poor digestion, sore throats and blood coagulation issues.

The benefits don't just end there. In fact there are studies that are underway which will lead to more discoveries about this very useful spice. As some people say, it is always good to "heat up" your body every once in a while. And a juice cayenne pepper diet is probably the best way to heat you up from the inside out. Whether you are planning to lose some weight or simply wanted to improve your overall well being, a juice cayenne pepper diet is good for you. And if you are wondering what that would taste like, look at some of the recipes that you can follow so that drinking a cayenne pepper juice will be as fun as it is beneficial.
The information that you receive when shopping for insurance online is only as good as the information that you input when you make your request. The homeowner insurance quote is relatively easy if you have the basic information needed to give you an accurate quote. The online quoting system will respond to your request very quickly once you input all the data. There are different types of homeowner policies for different types of homes. The residential home, the townhouse, and the condominium all require slightly different coverage. The age of the home also dictates the type of policy that you should purchase.

The online insurance calculators rely heavily on certain criteria when determining the actual rate. The actual square footage of your home is the starting point for most insurance companies. Square footage is used because home builders use it to estimate the cost to rebuild a house. You can find the accurate square footage on your home from the original house appraisal or plot plan. Once you have the square footage then you can add the upgrades like fireplaces, air conditioning, and finished basements. The online insurance calculators will often ask for a percentage of your total basement area that is finished.

There are several questions asked during online quoting about possible discounts. There is a protective device discount for having deadbolt locks, smoke detectors and a fire extinguisher. There are even larger discounts for burglar and fire alarm systems that ring directly into the police station and fire department. There will also be a variety of deductibles. It is wise to purchase the highest deductible that you can afford. Lower deductibles no longer justify the high premiums. Homeowner claims are too infrequent.

These are the basic things to look for when shopping. Use your insurance renewal declarations page if you are a comparison shopper. You will be able to move very quickly through the online quoting process if you have this information available. <bio>http://www.ezquoteguide.com/car/ http://www.ezquoteguide.com/health/ http://www.ezquoteguide.com/home/ </bio>
