The projected price change for the five year period is 26.5 %. The city's <a href="http://www.artwoo.com/tag/median+home+price" rel="tag">median home price</a> is $130,000 and median <a href="http://www.artwoo.com/tag/mortgage+loan" rel="tag">mortgage loan</a> as a percentage of income is 25 %. McAllen's worst one year decline was at 12.3 % during '88 to '89. <br /><br /> 2.Tulsa, Oklahoma: The home prices are bound to grow by 4.3 % from this April to the next. The city is expected to have a home price change of 17.6 % over the next five years. Tulsa's year of worst decline was during '86 to '87 and the slump during this decline was 7.5 %. The median home price is $135,000 and the median mortgage loan makes up to 14 % of the income. <br /><br /> 3.El Paso, Texas: Another city of Texas where home prices are expected to rise, El Paso has a median home price of $130,000. However recent studies carried out have shown it is never to late to start an anti aging <a href="http://www.artwoo.com/tag/exercise+regime" rel="tag">exercise regime</a> and even small changes to your life can provide you with great benefits. In fact studies show that exercise can add between 2 to 6 years on a person's life as well as improve the quality of it dramatically.<br /><br /><br /><br /> So by combining all the types of exercise we have shown below you should be able to help slow the aging process. <br /><br /> 1. Strength Training  This should be done 2 to 3 times per week. The data from the revised results for the <a href="http://www.artwoo.com/tag/2nd+quarter" rel="tag">2nd quarter</a> of 2007, published in June, reveal a declining growth rate in the prices of single family homes in most of the top 20 <a href="http://www.artwoo.com/tag/metro+areas" rel="tag">metro areas</a> indices. The S and P/Case-Shiller Home Price Index tracks the value of typical single-family homes in the U.S. for the 20 U.S. metropolitan areas listed below. <br /><br /> This year's 2nd quarter results are the lowest of <a href="http://www.artwoo.com/tag/price+decline" rel="tag">price decline</a>s in the 20-year history of the National Home Price Index. According to Robert J. Shiller, Chief Economist at MacroMarkets LLC, the June revised data of June shows the declining annual growth rate in 17 of the 20 metro areas, adding two more metros from what was reported in May. <br /><br /> Out of the 17 metro areas that registered a year-over-year home price decline, Detroit had the <a href="http://www.artwoo.com/tag/maximum+growth+rate" rel="tag">maximum growth rate</a> decline of 11%. Of the metros that have registered price gains, Seattle stood at the top spot with 7.9% price growth, followed by Charlotte with 6.8% and Portland with 4.5% price growth since last year. <br /><br /> <a href="http://www.artwoo.com/tag/boston" rel="tag">Boston</a> had improved its annual rate of price decline slightly in June to -3.9% from -4.3% reported in May. For a lot of people it was the chest (as well as abs). We would overtrain and work out to the extreme to try and accomplish the best chest possible. Even though all muscles are important, for men, other men see you by your arms and women see you by your chest and abs. <br /><br /><br /><br />Throughout the duration of this article, you will be informed on the basics of how to accquire the perfect chest that you always dreamed of having. <br /><br /><br /><br />What puts together your whole work out routine for your chest should be the flat press. Flat presses will help you work out your whole chest and likely will help build the mass the best out of all other exercises. Dips will let you move the weight from one side or the other if you have to make your chest look more even. Dips basically do the same for the upper body as squats do for the lower, in a nutshell. You have to be sure that you go down far enough that you feel the stretch in your chest to assure the full burn is occuring. Flies help you stretch your chest muscles and make them look even wider. The slow down in the housing market is gaining momentum with slower sales in the majority of markets tracked by Housing Predictor, while foreclosures are at a record high. <br /><br /> <a href="http://www.artwoo.com/tag/former+federal+reserve+chairman+alan" rel="tag">Former <a href="http://www.artwoo.com/tag/federal+reserve+chairman" rel="tag">Federal Reserve Chairman</a> Alan</a> Greenspan said he would not be surprised if home prices fall in double-digit decreases over the next year. But it's going to be a long time before our culture has the guts to trash what doesn't make sense anymore. <br /><br /> As early as age 50 an accelerating number of messages, subliminal and otherwise, start to assault your consciousness with the suggestion that "the end is near." Everything from invitations to join <a href="http://www.artwoo.com/tag/aarp" rel="tag">AARP</a> to dire warnings about impending problems and pitfalls of aging are relentless reminders that you are getting old and senile. <br /><br /> You begin to respond to those messages; you start to look for signs of your own <a href="http://www.artwoo.com/tag/decline" rel="tag">decline</a>. After enough people offer to help you do things you could well do for yourself, or they make remarks that suggest you are not as capable as you used to be, you do begin to question your mental and physical competence. <br /><br /> You begin to think, "Gee, I think I'm doing great, but am I kidding myself? What kind of decline do others see in me that I am not aware of?. Maybe I'm not as capable as I think I am."  This kind of thinking is deadly and debilitating. You have to guard against well-intended but unwelcome comments and concerns of others, as well as your own negative self-doubts. <br /><br /> Here is an example of how we contribute to our own decline: A momentary <a href="http://www.artwoo.com/tag/memory+lapse" rel="tag">memory lapse</a>, which every one of every age experiences,<br /><br />results in a panicky "I'm having a <a href="http://www.artwoo.com/tag/senior+moment" rel="tag">senior moment</a>." Allowing yourself to say you are having a "senior moment" has consequences. You are telling and teaching yourself to accept decline. I <a href="http://www.artwoo.com/tag/have+never+heard" rel="tag">have never heard</a> a forgetful teen explain away a memory lapse with "Ooops, I'm having a teen moment.  Youth doesn't sweat occasional <a href="http://www.artwoo.com/tag/memory+lapses" rel="tag">memory lapses</a>. Neither should we. <br /><br /> The advent of age 60 really fires up the "getting old" wrecking ball. Even before retirement age, we begin to participate in traditional senior activities, just to keep in step with what older friends are doing. It's an initiation into the senior culture without being aware of it. It tells the subconscious that you are letting go of life. <br /><br /> While it's good news that more mid-lifers are not buying into the traditional aging process -- refusing to slow down, fall into line, give up and adopt the traditional senior lifestyle, much more consciousness raising is in order. Real progress is not coming fast enough. <br /><br /> Productive older people often adamantly refuse to reveal their age, fearful of age discrimination, or annoying patronizing comments such as "Isn't she wonderful for her age?" or "Isn't it amazing what he is still able to do?" Expressions of amazement for older competence are demeaning. Mature adults should be valued and appreciated for whatever they do without consideration of age. <br /><br /> Productive post retirement people need to help raise awareness that productive aging should be accepted on an equal basis with traditional retirement, and preferably, held up as the ideal. <br /><br /> If you are at mid-life, and on the fence about "should I or shouldn't I retire" -- that is an indication there is still a fire in the belly that needs stoking. Don't ignore it. Your future happiness depends on decisions you make now. <br /><br /> The traditional American way of aging is a crock. You can buy into or opt out of it as you choose.     <content:encoded><![CDATA[ Most experts expected the <a href="http://www.artwoo.com/tag/bald+eagle" rel="tag">bald eagle</a> to become extinct during the 20th century, but this American symbol has since reversed its decline and begun to recover. Experts realized in 1940 that the species had become endangered, and a law was passed to offer it protection from hunters- the Bald and Golden <a href="http://www.artwoo.com/tag/eagle+protection+act" rel="tag">Eagle Protection Act</a>. Even after the hunting stopped, there was still a decline in numbers due to the rampant use of DDT. The bald eagle was included on the <a href="http://www.artwoo.com/tag/endangered+species+list" rel="tag">endangered species list</a> in 1973, and the species hit a low point in 1963 with only 417 breeding pairs. <br /><br /> Instead of the expected extinction of the species, the bald eagle has executed a miraculous rise in the number of breeding pairs. The more than 9,000 breeding pairs that exist today have made experts drop the species from the list of endangered species. Wildlife experts, however, will not be abandoning the bald eagle. For another five years, or more, the bald eagle will continue to be tracked and watched for any decline. The monitoring will enable the research community to be aware of any changes in numbers, and for inclusion into the endangered species list if necessary. <br /><br /> Even without being reclassified as endangered, the Bald and Golden Eagle Protection Act is still there to keep the animal from being hunted. The <a href="http://www.artwoo.com/tag/migratory+bird+treaty+act" rel="tag">Migratory Bird Treaty Act</a> of 1918 has offers still more protection to the bald eagle. The act was passed to protect <a href="http://www.artwoo.com/tag/migratory+birds" rel="tag">migratory birds</a>, such as the bald eagle, in other countries that share birds with the U.S. due to migration. For eagles that make their way into Canada or Mexico, the treaty is in effect in those countries to stop the trade of eagle feathers, eggs and other parts that could make the hunting of eagles lucrative. <br /><br /> The 1972 ban on the use of DDT has also done much to protect <a href="http://www.artwoo.com/tag/bald+eagles" rel="tag">bald eagles</a>. DDT traveled up the food chain to the bald eagle, and other animals, causing a <a href="http://www.artwoo.com/tag/steep+decline" rel="tag">steep decline</a> in the number of breeding pairs. DDT caused a serious decline in bald eagle numbers, becoming a major contributor to the species' near extinction. This chemical eventually made its way from the waterways and into the eagles. Eagles then caught the contaminated fish living in these waters. The affected eagles were unable to produce eggshells that were hard enough to keep from cracking before the incubation period was over. DDT devastated the bald eagle population, as mother eagles were unable to incubate the thin eggs, often cracking them in the nest.     <content:encoded><![CDATA[ The <a href="http://www.artwoo.com/tag/california+real+estate+market" rel="tag">California Real Estate market</a> is one of the fastest paced and vibrant in the world. Nowhere else is property traded so fiercely and competitively and at such high stakes as in this state. <br /><br /> A recent report on the number of house sales in California, which was released in December of 2007, showed that more than 25,000 condo units and houses=96both brand new and resale=96changed hands in that month. As impressive as that figure is, it was in fact virtually unchanged from the house sales figure in November, and is actually down more than 40% from November of 2006, when house sales registered at 43,400. Records show that there has been a <a href="http://www.artwoo.com/tag/steady+decline" rel="tag">steady decline</a> in house sales over the past 27 months, and that December's sales were the lowest for that particular month ever since records were first kept in 1988. <br /><br /> <a href="http://www.artwoo.com/tag/median+prices" rel="tag">Median prices</a> for houses also went down almost 3%=96or to just over $400,000 in December=96from about $412,000 in November. This price represents an almost 15% decline from December of 2006, when the median price of houses was about $472,000. The peak in <a href="http://www.artwoo.com/tag/median+house+prices" rel="tag">median house prices</a> was reached in the period of March to May last year, when the price of houses averaged around $484,000. <br /><br /> This drop in median house prices can be explained mostly by the slow sales of high priced properties, which in itself is the direct result of instability in the credit industry. 17,500 homes purchased in California in December 2007 were bought with <a href="http://www.artwoo.com/tag/conforming+loans" rel="tag">conforming loans</a> amounting to $417,000, which is a huge decline of almost 30% from December of 2006, when the number of houses bought with the same loan amounted to almost 25,000. With regard to <a href="http://www.artwoo.com/tag/jumbo+loans" rel="tag">jumbo loans</a>, 4,600 houses in California were purchased for more than $417,000 in this manner, which is a decline of a whopping 70% from December 2006, when houses purchased number more than 15,000. <br /><br /> Other signs show that the real estate market in the state continues to move in different directions. <a href="http://www.artwoo.com/tag/property+foreclosures" rel="tag">Property foreclosures</a> are at an all time high (we will discuss this in further detail later on in this article), and both adjustable-rate mortgage and multiple mortgage financing has declined drastically. At the same time, down payment values as well as flipping rates have remained fairly constant, and buying activity by owners who do not occupy the properties in question is on the rise. <br /><br /> In Southern California, the extremely low level of house sales in December 2007 has caused many in the real estate industry=96sellers, buyers, and lending institutions included=96to watch the market closely. While the number of new houses sold in Riverside, Los Angeles, San Diego, San Bernardino, Orange County and Ventura went up .5% from the previous month=96about 13,200 from slightly more than 13,100 in November=96this still represented a steep 45% decline from the same period the previous year, when houses sold numbered slightly more than 24,200. <br /><br /> One real estate industry analyst has declined to make any forecasts or predications about which way the market will go in the next few months, saying that the present instable condition of the market has made it impossible to predict which way things will go. Many experts agree however that the real estate market will stabilize soon and that a clearer picture will emerge. Until then both buyers and sellers are keeping a watchful eye on the proceedings. <br /><br /> We mentioned earlier that foreclosure activity is on the rise, and indeed during the last quarter of 2007, mortgage default notices were at its highest level in 15 years. Much of this increase in foreclosed properties goes hand in hand with depreciation of home values. Many homeowners have suddenly found themselves in a position wherein they owe more on the mortgage than what the property is actually worth on the market. A large number of those who have been forced into foreclosure may have felt the pressure of high mortgage rates, the loss of income or even the need to move to another state. <br /><br /> One factor that can explain this phenomenon is the decline in median house prices from a high of $484,000 in March of 2007 to just slightly above $400,000 in the latter part of the year. Rowe, MD, believes, as do many other experts, that 70 percent of the aging process is controllable with wise <a href="http://www.artwoo.com/tag/lifestyle+choices" rel="tag">lifestyle choices</a>. The remaining 30% is the result of heredity. <br /><br /> I agree with Dr. Rowe, but I believe he is conservative in his estimation. Based on my own personal experience, I am convinced that the amount of power you have to control how you age is 80 percent or better. We often unfairly assign blame to our ancestors for health issues when our own thinking and behaviors are responsible. <br /><br /> If you think about it, 70-80 percent is a staggering amount of power to wield over how well you age. If you are a boomer or younger, that means that if you learn to create and live an anti-aging lifestyle, you can stay the age you are now (mentally and physically) for at least another 25 years. <br /><br /> Once you adopt an anti-aging lifestyle, management of aging gets easier and having youthful attributes for another 25 years rockets into 30-35 more years. We are living longer so the more years we have to live a vibrant, <a href="http://www.artwoo.com/tag/healthy+lifestyle" rel="tag">healthy lifestyle</a>, the happier we will be. <br /><br /> Why do so many not use or lose their anti-aging power so early in life? For example, we still refer to age 65 as elderly. <br /><br /> A profitable and thriving "old folks" economy fuels the "age 65 is elderly" myth. Take, for instance, the "senior" housing industry. It prospers on contrived "needs" of so-called "active seniors." (Advertising designates "active seniors" as 50 plus. When you are 50 plus, you are not a senior. Don't allow yourself to be stuffed into that old box!) <br /><br /> When "active seniors" are segregated into one place, old thinking and behaviors proliferate quickly, in spite of amenities that promote an active lifestyle. Older people rely on each other for emotional support, and that includes adopting each other's thinking and behaviors. <br /><br /> Like perfectly programmed robots we march into old age, fully accepting consensus thinking, archaic tradition, and contemporary cultural norms. It's not necessarily bad -- it's the uncritical acceptance of "this is the way it should be" that seals our fate into premature decline. <br /><br /> At age 65 too many of us do wake up one day and find ourselves in decline and debilitation. We wonder how it happened. The reasons are so obvious we never saw them coming: <br /><br /> • We didn't think about and plan for the future while we were still young -- old age was too far off and we had "more important things to think about today". <br /><br /> • We knew what we should and could do to slow decline but again, we had "more important things to do today". <br /><br /> • We knew we should exercise every single day but there were "more important things to do today". <br /><br /> It's our own personal "Today Show" that determines whether or not we will join the ranks of the premature elderly. <br /><br /> Be the star and producer of your own anti-aging "Today Show" right now. Choose thinking and behaviors that will prolong the active, healthy lifestyle you have right now or want to have. The U.S. home prices grew at an annual rate of 6.1 % last year registering the lowest growth rate since 1999 when the prices appreciated at 5.4 %. By comparison, the <a href="http://www.artwoo.com/tag/annual+growth+rate" rel="tag">annual growth rate</a> in 2005 was 13.3 %, more than twice of last year's home price appreciate rate. <br /><br /> Home prices rose at an annual rate of 4.9 % in the <a href="http://www.artwoo.com/tag/4th+quarter" rel="tag">4th quarter</a> of 2006 from the revised 3rd quarter rate of 4.4 %, according to the Freddie Mac Index, but a slowdown in home sales resulted in the <a href="http://www.artwoo.com/tag/decline" rel="tag">decline</a> in home value appreciation. Home sales experienced a decline of 11 % from the 4th quarter of 2005 to the 4th quarter of 2006 largely due to a decline in housing markets that experienced high housing costs and a weaker economy, as reported in a statement by Frank Nothaft, Freddie Mac vice president and chief economist. Nothaft's predictions for this year's home price appreciate rate is pretty grim.     <content:encoded><![CDATA[ Back in August I pointed to a report issued by HousingTracker and indicated it was the start of the <a href="http://www.artwoo.com/tag/seasonal+decline" rel="tag">seasonal decline</a> in the number of homes available for sale. The very next week the numbers started to climb again and have until this week. As of September 10 the number of homes on the market was down 334 or 1.8 percent in the past week. HousingTracker monitors the number of <a href="http://www.artwoo.com/tag/homes+for+sale" rel="tag">homes for sale</a> and <a href="http://www.artwoo.com/tag/asking+price" rel="tag">asking price</a>s in the <a href="http://www.artwoo.com/tag/sacramento+area" rel="tag">Sacramento area</a>. The week did include a the Labor Day holiday so this could be another false start in the anticipated decline in what has been a summer of record breaking highs in homes on the market. <br /><br /> The <a href="http://www.artwoo.com/tag/overwhelming+number" rel="tag">overwhelming number</a> of homes for sale in our market combined with fewer buyers has had a dramatic impact on asking prices. Not every seller can sit tight on their asking price and wait for that one special buyer. Most have had to make multiple price cuts to get showings. According to HousingTracker the <a href="http://www.artwoo.com/tag/median" rel="tag">median</a> asking price for all homes on the market in our area stands at $370,260. During the past week there was a drop of 1.3 percent from the $375,000 median asking price shown for the past two weeks. Over t he past month we have seen a decline of 2.6 percent and a three month drop of 7 percent. For the full year the decline has been 13.4 percent so it is obvious the decline in asking price is accelerating. <br /><br /> What will happen in the next month? Will the increase in foreclosure and "short sales" continue to drive the inventory of homes for sale even higher? I do believe the Labor Day <a href="http://www.artwoo.com/tag/holiday+weekend" rel="tag">holiday weekend</a> had some impact on the decline reported by HousingTracker on September 10 but I am anticipating we will have fewer homes on the market by the end of the month. As that happens we should see a firming up of asking prices. <br /><br /> When I look at my business and talk to some of my colleagues it is clear most of us have more clients who are sellers. In the past two months I have had three sets of potential buyers each of whom was moving to our area from another location. They all needed to sell their home where they were living. Two of these families have now pulled their homes off the market. One family has made a decision not to make the move the Sacramento area and the other has rented an apartment so Dad, can take his new job and commute home on weekends. They will try to sell their Redding home again next year. The third family is currently living in Indiana and has had their home on the market for over a year. I am just one agent, how many others have similar clients.
