Regulations can vary by <a href="http://www.artwoo.com/tag/government+jurisdiction" rel="tag">government jurisdiction</a> and the process can take months (or even years) to complete. <br /><br /> I would define land subdivision as "any parcel of land that is divided into parcels or lots that exceed a pre-described amount." However, this definition is often insufficient. There are many locational <a href="http://www.artwoo.com/tag/variations" rel="tag">variations</a> between cities, counties and states in the requirements for land subdivision that must be considered. Accordingly, knowledge of local practices and relevant <a href="http://www.artwoo.com/tag/governmental+requirements" rel="tag">governmental requirements</a> are essential to the correct understanding of land subdivision. <br /><br /> The following discussion of the land subdivision process is meant only as a guide. Because of the time constraints and costs involved, the developer needs to carefully monitor the project and hire the required professionals. <br /><br /> Approval Process <br /><br /> Upon agency and department approval, the plat map is usually recorded with the County Recorder. The Tax Assessor is then provided with the necessary legal authority to demand maps, drawings and workpapers pertinent to the property. <br /><br /> When sufficient information is submitted, the Assessor prepares a map to accurately reflect the new land subdivision, assigns each parcel a parcel number, and establishes a county subdivision file. <br /><br /> Often the State Department of Real Estate reviews the submitted data and performs an inspection of the land subdivision. If the application submitted is complete and acceptable, a public report on the subdivision will be issued and the developer may proceed with any sales activities associated with the subdivided parcels. <br /><br /> Summary <br /><br /> The land subdivision process can be very complex and time consuming. It is often very risky and usually requires a significant financial investment. The process can be as short as several months but can be as lengthy as several years in some of the difficult regulatory markets. <br /><br /> I would recommend educating yourself on the process as early as possible.     <content:encoded><![CDATA[For nearly three years I <a href="http://www.artwoo.com/tag/watched+people" rel="tag">watched people</a> buy and sell <a href="http://www.artwoo.com/tag/raw+land" rel="tag">raw land</a> and make huge profits. But then like a train barreling down the track the engine died. <br /><br /> I wasn't just close to the dealings of others. I purchased a parcel of land in a subdivision of the <a href="http://www.artwoo.com/tag/florida+panhandle" rel="tag">Florida panhandle</a> two and a half years ago. It's a small 35 parcel development, where only 7 homes have been constructed. We had a home built on ours. <br /><br /> What I was <a href="http://www.artwoo.com/tag/witnessing" rel="tag">witnessing</a> burned on my conscience. As an ex-professional journalist of 20 years, I saw people investing in land, knowing some would never get the money out they had invested. <br /><br /> Our small development is like many others scattered all over Florida and other states. All of the other lots in the development have been sold except two. All of them except a handful have been bought and resold several times as the prices continued to rise until the sales stopped. It was like witnessing a new odd form of the <a href="http://www.artwoo.com/tag/pyramid+scheme" rel="tag">Pyramid scheme</a>. <br /><br /> It didn't take long before realizing that this great land buying frenzy was not limited to just the panhandle of Florida. When I talked with friends and colleagues in other Sunbelt states they talked of similar developments. Soon I learned this great <a href="http://www.artwoo.com/tag/land+rush" rel="tag">land rush</a> was a national frenzy. <br /><br /> This small subdivision is like ice frozen in the <a href="http://www.artwoo.com/tag/warm+florida" rel="tag">warm Florida</a> sun. It has melted down to a standstill. No one is building homes in it now. The weeds and new baby pine trees are growing on the vacant lots, where houses were to be built. <br /><br /> Shortly before the prices hit three and a half times what they were to start when we bought our lot, I knew the faucet would be turned off with the increasing interest rate hikes. Many new land owners would be left holding the bag. <br /><br /> I thought, 'Did these people really think that the rush to buy land in the real estate market would keep up forever?' <br /><br /> In many ways it reminded me of the old Pyramid scheme, where one investor gets his or her investment back with a profit only after bringing another into the game. When the pipeline of investors dries up, those who are the last to get in lose their money and the Pyramid collapses. <br /><br /> Booming real estate markets always have their adjustments. Some are minor. Others are major adjustments. It's the history of real estate cycles in America. When I'd tell others about what I saw occurring they'd say, "You can't worry about what other people do." It was their way of coping, escaping perhaps from the reality of it, as if it was an excuse. <br /><br /> I broke the story on the U.S. Land Fraud Scandal after more than a year of research and interviews into the issue on a variety of fronts. Perhaps I broke the story because few others were as close to it as I was. <br /><br /> At first I thought it was just a regional or Statewide spike, only to learn from friends in other parts of the nation that the same thing was occurring in their area. The Sunbelt states seem to have the highest level of transactions. <br /><br /> The U.S. Land Fraud scandal may never be as financially destructive or draining on the U.S. economy as the Savings and Loan Crisis, but it will have massive effects on hundreds of thousands of people who invested in raw land in many places in America. It will also have significant effects on our nation's banks, and threaten financial ruin. <br /><br /> It took more than a year to collect the information, conduct the interviews, gather the full story to put it into its accurate perspective. During this time, I knew many who bought land and they would talk like gamblers around a Crap table, hoping to strike it rich. I know one who made more than $1 million. <br /><br /> The very nature of real estate investing does not lend itself to making a quick buck. Real estate investing has historically been a long haul investment. But the fever pitch of the U.S. Land Fraud scandal was charged with one fundamental aspect of investors -- greed. Many people will be "left holding the bag." This was not his land but back in those days it was not unusual to barter with the neighbors to work it for them so he could grow the vegetables that he loved. He would then share them with the neighbor for payment. He grew corn, beans, peas, zucchini, cucumbers and garlic. And nobody could grow bigger <a href="http://www.artwoo.com/tag/dahlias" rel="tag">dahlias</a> than my grandfather. <br /><br /> As I worked along side him he used to love to tell this story of a man named Giuseppe (Joe) and his wife who moved to a new farm with their three sons. They were settling into the new community when a nearby farmer told Joe that there was gold in the <a href="http://www.artwoo.com/tag/dirt" rel="tag">dirt</a> of his new property. Joe took that statement as that there was actual gold in the land. He thought to himself "I have three healthy sons, I'll tell them about it." Indeed he told his sons that there was gold to be found in their new property. Needless to say his sons actually took charge of their <a href="http://www.artwoo.com/tag/personal+enterprise" rel="tag">personal enterprise</a> right on their own land. They had visions of what they would do when they found gold. Each son had a different vision. For as young as they were, they set up quite a professional approach in the <a href="http://www.artwoo.com/tag/digging+for+gold" rel="tag">digging for gold</a>. <br /><br /> They began in one corner with a certain width and kept going until they got to the end. Once they got to the property line they would start another swath and go back the other direction. They began to realize that digging for gold was fun! This procedure went on for about six months and they still weren't through going through the whole property. <br /><br /> Meanwhile Joe thought he would plant some <a href="http://www.artwoo.com/tag/crops" rel="tag">crops</a> in the area where the dirt had been turned thoroughly. He <a href="http://www.artwoo.com/tag/planted+corn" rel="tag">planted corn</a>, tomatoes, potatoes and onions. His sons continued to dig through the soil, determined to find gold. As more dirt was available, Joe planted more crops. An interesting point here is that Joe had never farmed before but it had always been a dream of his to do so. <br /><br /> As each different crop became ready to be harvested Joe started to realize that there was more than he and his family could ever eat. One of Joe's neighbors suggested that he set up a vegetable stand. Joe and his wife did that very thing. They called it Joe and Family Vegetables. Joe even had to leave some crops on the ground because he had more than enough to meet the demands at the vegetable stand. <br /><br /> What were Joe's sons doing in the meantime? They were still working the land even after they had finished the entire parcel. They started once again in the original corner, working in the leftover plant material while they were still on their quest to find gold. <br /><br /> This process went on for years and Joe and his wife became quite wealthy from their little vegetable stand. They were even able to send their sons off to college simply because they wanted to find gold. <br /><br /> Remember at the beginning of the story when Joe was told by his new neighbor that there was gold in the land? Well, the truth is, Joe's understanding of the English language was less than perfect. His new neighbor friend actually told him that his land had rich soil. So you can see where the concept of gold came in. <br /><br /> Did Joe's sons become slaves to the digging? No, they were inspired because they had visions of what money could do for them and did not focus on the money itself. <br /><br /> Is there a way we can take this story to a higher level? Yes, the Universe provides us opportunity and sometimes dangles the carrot to inspire us. In essence, Joe's sons were inspired with the possibility of finding gold in the soil. Some of you I'm sure will draw your own meaning, but here is one to consider. Go out and pretend that there is gold in all your challenges and setbacks so that you can be inspired to motivate yourself to allow the Universe to provide all that you need and then some.
