For example, suppose Tenant Ted signs a lease from January 1 to December 31 with rent payments due on the first of every month, pays the rent on time for the first four months, and then moves to <a href="http://www.artwoo.com/tag/outer+mongolia" rel="tag">Outer Mongolia</a> on April 8. What can Laura Landlord do about it? <br /><br /> First of all, she cannot move in another tenant before Ted's next rent payment becomes due (May 1) - no <a href="http://www.artwoo.com/tag/double+dipping" rel="tag">double dipping</a> allowed. The property is Ted's to possess at least until he becomes delinquent in paying rent. <br /><br /> Second of all, as long as Ted continues sending a rent check every month, he can become live in a tent in Outer Mongolia and Laura will still not have the right to move in another tenant until January of the following year, when Ted's lease expires. <br /><br /> So what if Ted stops paying monthly rent? <br /><br /> Well, if he's just a couple of days late, then under most leases and under the laws of most states, Laura will still have to wait a certain specified period (maybe a month) before she can terminate the lease and move in another tenant. At that point Ted will owe Laura damages equal to one month's rent plus any expenses he caused Laura by terminating his lease early (suppose, for example, that she couldn't find a new tenant <a href="http://www.artwoo.com/tag/willing+to+pay" rel="tag">willing to pay</a> as much as Ted was paying - Ted will owe Laura the difference multiplied by the number of months remainng on the lease). Because Laura chose to terminate the lease, she can no longer demand that Ted pay the entire year's rent. <br /><br /> But Laura doesn't have to terminate the lease at all if she doesn't want to. Suppose she's charging Ted rent at a rate that is way above market value? She may decide to sue Ted for back rent instead. In this case she is NOT terminatng the lease (and Ted can't terminate it without proper grounds). She sue Ted in small claims court every month as rent comes due, or she can wait until the end of the lease term and sue him for it all at once (as long as the statute of limitations hasn't expired). In fact, the people of Tibet and Mongolia hold a two-week annual festival in honor of the <a href="http://www.artwoo.com/tag/goji+berry" rel="tag">goji berry</a>. Many of them have nicknamed the goji berry "happy berry" because in common folklore "to eat goji in the morning will lead to smiles all day". <br /><br /> But respect for the goji berry isn't confined to the foothills of Tibet and Mongolia. The goji berry has been used for hundreds of years as a tonic in Chinese medicine. During the <a href="http://www.artwoo.com/tag/tang+dynasty" rel="tag">Tang dynasty</a> (A.D. 772-842), poet Liu Yuxi wrote a poem celebrating the nourishment of "body and spirit" brought about by the goji berry. Without a doubt, the people of this region of the world love the goji berry. But the goji berry's introduction to the Western world is still fairly recent, so the berry remains a relatively unknown fruit for a large fraction of the world's population. So what is a goji berry? And why is it so loved? <br /><br /> What is a goji berry? <br /><br /> The term goji berry technically refers to the Tibetan goji berry, also known as <a href="http://www.artwoo.com/tag/lycium+barbarum" rel="tag">Lycium Barbarum</a> (its Latin name). It is a member of a family of <a href="http://www.artwoo.com/tag/flowering+plants" rel="tag">flowering plants</a> known as the Solanaceae, a plant family which also includes within its ranks potatoes, tobacco, and tomatoes. Roughly eighty different varieties of lycium berry exist, including the <a href="http://www.artwoo.com/tag/chinese+wolfberry" rel="tag">Chinese Wolfberry</a> (often touted by Chinese healers as a cure for <a href="http://www.artwoo.com/tag/male+sexual+dysfunction" rel="tag">male sexual dysfunction</a>). However, the Chinese Wolfberry is only considered a genetic cousin of Lycium Barbarum and not a true goji berry. <br /><br /> <a href="http://www.artwoo.com/tag/goji+berries" rel="tag">Goji berries</a> grow on small green-leafed vines that yield a bright red fruit with a shape most resembling a raisin. The berries are extremely delicate, and during harvest, they are shaken from the vine rather than being picked. To avoid spoiling, they are slowly dried in the shade. The texture of a goji berry is very chewy, and its taste is often described as a cross between a raisin and a cranberry. Several additional names are used to describe the goji berry, such as happy berry, gouqi, and gou qi zi. <br /><br /> What makes the goji berry so potent? <br /><br /> Goji berries are believed to be a rich source of vitamins and nutrients with each goji berry purported to contain 18 different amino acids and vitamins B1, B2, B6, C, and E. It is believed that goji berries contain more beta carotene than is found in carrots of equal size. And the goji berry is touted as one of the richest sources of vitamin C in the world, trailing only the Australian billygoat plum and the South American camu camu. Goji berries are also believed to contain zinc, iron, calcium, phosphorus, selenium, and germanium in varying quantities. As a rich source of many of the vitamins and minerals essential to nutrition, goji berries are filled with antioxidants. <br /><br /> The unique properties endemic to the Tibetan goji berry make it one of the more fascinating fruits on Earth. As consumption of the goji berry grows in popularity in other parts of the world, our knowledge of the plant itself is certain to increase. As a child I spent as many hours as I could outside. I remember my parents having to call me to come in when dinner was ready or when it was about to get dark. I would reluctantly obey and enter our mudroom to take off my clothes and dry my soaking wet mittens on the heater. <br /><br /> As I grew older I still loved spending any free time I got outside each winter. Rather than simply playing in the snow I now spent the hours hiking, skiing, and eventually even snowboarding. I couldn't wait to get home from school, throw my book bag onto my bedroom and floor and begin dressing in the warmest winter gear I could find. I had special mittens by this point that kept my fingers so warm that I almost forgot it was winter. <br /><br /> After high school I took a service trip to <a href="http://www.artwoo.com/tag/mongolia" rel="tag">Mongolia</a>. I had been warned that it would be cold there so I had packed accordingly, filling my bag with wool sweaters, long johns, warm socks, my heaviest coat, and as many pairs of mittens as I could find. The sometimes thirty-below <a href="http://www.artwoo.com/tag/weather" rel="tag">weather</a> was not about to phase me. And it didn't. I landed in Mongolia, added a few extra layers for warmth, and <a href="http://www.artwoo.com/tag/proceeded" rel="tag">proceeded</a> to enjoy my time in that country <a href="http://www.artwoo.com/tag/immensely" rel="tag">immensely</a>. My days were spent visiting in hospitals and orphanages. <br /><br /> One orphanage just outside the capital city allowed me and the other Americans to take the children outside to play. The orphans' supervisor commented that the children hadn't been outside in weeks. I felt anger rise up with this comment and was more determined than ever to make our <a href="http://www.artwoo.com/tag/outdoor+play" rel="tag">outdoor play</a> time with these children something memorable. I wasn't prepared to see the children as they filed out of the building and into the empty parking lot they knew as a playground. I watched closely as each child filed outside wearing nothing more than a spring jacket. No mittens, hats, scarves or boots. <br /><br /> As we played outside with the children that day I couldn't believe my eyes or my ears. I kept waiting for them to complain of the cold and want to return indoors. In two hours I never heard one child complain to the supervisor. The children didn't even seem phased by the mittens and hats that me and my friends wore. <br /><br /> Eventually that afternoon I gave my mittens to a little girl that looked a bit colder than all the rest. I tried to ignore the sting that came to my cold fingers just a few minutes later. It is reported that about 90% of infections happen in the outer ear. <br /><br /> Infections of the <a href="http://www.artwoo.com/tag/outer+ear+canal" rel="tag">outer ear canal</a> are common among <a href="http://www.artwoo.com/tag/dogs" rel="tag">dogs</a>. <a href="http://www.artwoo.com/tag/dog+ear" rel="tag">Dog ear</a> infections, or <a href="http://www.artwoo.com/tag/otitis+externa" rel="tag">Otitis Externa</a>, occur frequently in dogs because of the way their <a href="http://www.artwoo.com/tag/ears" rel="tag">ears</a> are designed. The horizontal and vertical components of a dog's ear make it difficult for particles such as water or debris to drain out. <br /><br /> Signs that Your Dog Has an Ear Infection: <br /><br /> * Your dog is constantly and excessively shaking its head.  * There is yellow to brown discharge in your dog's ears.  * Your dog's ears have a yeast-like smell.  * There is redness and swelling on your dog's infected ear. <br /><br /> Possible Causes of Dog Ear Infection: <br /><br /> Dog <a href="http://www.artwoo.com/tag/ear+infections" rel="tag">ear infections</a> are caused by a variety of things. If your dog has allergies or is highly susceptible to allergies, your dog is likely to have ear infections. <br /><br /> Water getting into the ears is another common cause of ear infections among dogs. So if your dog likes to swim, it is prone to ear infections. This is because of the way your dog's ears are designed. When water gets inside your dog's ears, the water can't properly drain out. Thus, your dog's ears become the perfect breeding ground for bacteria and yeast. This doesn't mean, however, that you shouldn't allow your dog to swim or play in the water anymore. It just means that you should thoroughly dry your dog's ears after to prevent ear infections. <br /><br /> Cleaning Your Dog's Infected Ear: <br /><br /> Regardless of how much you take care of your dog's well being, your dog will most likely eventually have ear infections. When this happens, you need to know the correct way of cleaning your dog's ear before putting medication. <br /><br /> 1. Put a few drops of ear cleanser into your dog's infected ear.  2. Next, gently rub or massage the ear to loosen any debris that is stuck in there.  3. Using a soft cloth, gauze or cotton ball, gently scrape and wipe the dirt out of the infected ear. <br /><br /> Medicating Your Dog's Infected Ear: <br /><br /> After thoroughly cleaning your dog's infected ear, apply medication according to the veterinarian's instructions or the instructions found on the label. <br /><br /> Your dog's veterinarian will prescribe the appropriate treatment based on what has caused your dog's ear to become infected. For instance, if your dog's ear infection was caused by a yeast infection, the veterinarian will prescribe an anti-fungal medication. If the infection was caused by a bacteria, your dog will be prescribed antibiotics. <br /><br /> Medications for dog ear infections are typically applied directly into the ears. However, if your dog has a severe ear infection, the veterinarian may prescribe oral treatment. The veterinarian may also clip the hair around your dog's infected ear to allow more air to circulate in it. Surgery, for reconstructing the ear canal so that it drains better and easier, is the last recourse when topical and oral treatments have failed. <br /><br /> While all dogs are prone to ear infections, those belonging to breeds with large ears that flap over the outer ear canal as well as those breeds of dogs with very small ear canals are most susceptible. As a dog owner, it's your responsibility to take care of your dog's well being. True, some other systems get near that, but this allows the system to adjust itself to completely different conditions. On top of that, it can alter the torque from zero to 100% to the left or right rear wheel. <br /><br /> In other words, all the power can one to the right wheel one minute, and if necessary can be reversed so that all the power goes to the other wheel in an instant. This might be needed in slushy or snowy conditions, where there was a patch of bare road for a bit on one side offering good grip, but a bit later on a bare patch on the other side. <br /><br /> In addition to those features, the outer rear wheel can be speeded up so that it goes faster than the inside wheel! All done continuously depending on conditions. A few years ago this would have considered desirable, but science fiction. <br /><br /> More power to the rear wheel for acceleration <br /><br /> Confused? Well, let's start with the front-to-rear power. When you accelerate, the weight of the car is thrown on to the back wheels by the force of acceleration, so you want more power to go to the back wheels - if it all goes to the front you get wheelspin. When cornering, you generally want as much or more power to the <a href="http://www.artwoo.com/tag/rear+wheels" rel="tag">rear wheels</a>. SH-AWD does that. <br /><br /> On the other hand, when you are cruising along, you want more power to the front wheels as this increases stability. SH-AWD also does that. <br /><br /> More power to outer rear wheel for better cornering <br /><br /> The side-to-side variation in power is used to improve cornering power and stability. For example, when you accelerate through a corner, extra power through the outer rear wheel counteracts understeer, letting the car corner on rails. In fact, stability control systems used on many cars now do this by reducing the amount of torque sent to the inner wheel - this means that you actually corner slower than you could do. SH-AWD lets you corner faster. <br /><br /> On the over-run, you don't need that, and less power is sent through the outer wheel for optimum stability. But that isn't enough because when a car corners, the outer wheels have to travel further than the inner ones - by 5-10% on very tight corners, so the outer wheel normally goes slower. <br /><br /> Honda overcomes this with some gears in the back axle gear set which actually drive the outer wheel faster when cornering! This improves maneuverability and cornering at low speeds. <br /><br /> Electro-magnetic multi-plate clutches <br /><br /> All this is accomplished by multi-plate clutches operated electro-magnetically - a world first - and the gear/clutch set used for acceleration. In fact, these gears also serve as the rear differential. <br /><br /> An advantage of the electro-magnetic clutches is that the electronic controller does not need to control a hydraulic actuation system as used normally but an electric actuator - this reduces cost and weight. <br /><br /> Is this the best thing since sliced bread? For the person who wants to have stability and control, and doesn't want to know what is happening to the car -yes. This may not be apparent on a conscious level, but on an unconscious level, our lives follow the Law of Attraction, they manifest what we think and what we <a href="http://www.artwoo.com/tag/desire" rel="tag">desire</a> or feel we need. <br /><br /> The valuing of busyness comes from many sources. They exist all around us in the reminders that it is important to seek success, and that what is outer is more important than what is inner. Nothing could be further from the truth =96 a truth that those who are close to the land and those who have been intimate with the ways of Nature have observed for centuries, namely, that there is an order to all things and we are most in harmony with ourselves and with life when we participate in that Divine order. This is an order that the plants know and that the birds know. It is an order that defines the rhythm of life. <br /><br /> Many have a fear of becoming simple =96 of letting go of the complexity and the trappings of life that are not really important but that we give importance to. There is the <a href="http://www.artwoo.com/tag/fear+of+being" rel="tag">fear of being</a> different; there is the fear of being alone and not knowing what to do with ourselves; there is the <a href="http://www.artwoo.com/tag/fear+of+losing" rel="tag">fear of losing</a> money; there is the fear of appearing less intelligent. There is also the <a href="http://www.artwoo.com/tag/fear+of+dying" rel="tag">fear of dying</a> which underlies the rest, for in some nameless place within, it can feel like if we stop running and creating things to do or being responsive to the things to do that someone else has created for us, we will experience the death of ourselves. <br /><br /> This is true, in a way, if the self has been defined in great measure by what is outer. Then that self, indeed, must die, in order that something new can be born from within. Here the <a href="http://www.artwoo.com/tag/cycle+of+birth+and+death" rel="tag">cycle of birth and death</a> is also part of the natural order of things.  We let go of what we are attached to, creating a little death.  We do this so that new life can be born. <br /><br /> The wish for simplicity and the desire to remove our feet from the treadmill of life must be strong enough to overcome the great pull of attraction that complexity and the outer manifestation of success has for us as a society. Sometimes this wish can be supported by a close friend who lives a different kind of life than we do. It carried in it the wishes and prayers of those who sought to lead a good life, a holy life, and it helped allay the fears of those who were concerned for the future. This zone of silence allowed communication between <a href="http://www.artwoo.com/tag/heaven+and+earth" rel="tag">heaven and earth</a> to proceed more smoothly since it was uninterrupted by earthly communication, and individuals related more to the surrounding world of the invisible, rather than to the voice at the other end of a telephone. <br /><br /> This is no longer the case. The noise of human affairs has replaced the <a href="http://www.artwoo.com/tag/silence+of+the+spheres" rel="tag">silence of the spheres</a> for humans to listen to. It has created the fear of being alone because one is out of communication with everyone else. The source is always there. Without the silence, it is often difficult to hear what it has to say because outer voices are clamoring for attention and are much easier to hear. Avoidance of quiet has become <a href="http://www.artwoo.com/tag/endemic" rel="tag">endemic</a> to a whole way of life for people who pride themselves on keeping busy. It has become endemic to a culture that prides itself on getting a lot done and rising on the <a href="http://www.artwoo.com/tag/ladder" rel="tag">ladder</a> of outer success, merit, education, <a href="http://www.artwoo.com/tag/accomplishment" rel="tag">accomplishment</a>, fame, etc. But there is an inner ladder of accomplishment that can never be located in this way, for it goes not up, but down - down into the depths of one's being, down into the core elements out of which one is composed, down into the subsphere of thought to the place where thought no longer matters and only 'being' becomes real. This ladder contacts the depths of the soul and brings one closer to the realm of purpose in life, and, indeed, the purpose for which each one was created. This ladder takes us away from the distractions of outer life to the quiet zone of eternity. <br /><br /> Silence needs to be regulated into one's life so that depth can be maintained. It needs to flow like a secret river between one's soul and the outer expression of that soul. Taking time to be silent comforts the heart, enlivens the mind, gives liberty and joie de vivre to whatever actions will be taken at other times, and brings an individual out of a more shallow existence, into a deeper knowing of themselves. <br /><br /> Silence translates the language of the soul into a sense of purpose and direction for one's outer activities so that meaning in all things becomes enhanced, and random gestures or actions become minimized. In this way, silence contributes to the deepening of meaning in life. <br /><br /> There is no way for a society to emerge into a higher state of consciousness without individuals becoming more conscious of themselves - of who they really are, not who they have been taught they are or who they imagine themselves to be. Infusing a time of silence into the atmosphere of one's life is essential to the healthy growth of the total being, just as food is essential to the healthy growth of the body. Both are needed so that the spiritual can be connected with the material, and so that all that exists within as Divine gift and talent can find a means of outer expression. <br /><br /> Until such time as individuals come to value themselves enough so that they preserve an element of silence within their lives, life will continue to edge toward the frivolous and superficial and away from the deep and profound. One of them must be able to fit inside the other with about 2-3" extra space all around. A good sized outer box for a medium sized solar cooker is around 120-160 square inches. The smaller box is where you'll place the food that your solar cooker is to cook. <br /><br /> The 4 pieces of flat cardboard comprise the solar collector.  They should be around 2' x 3' in size. Avoid double-strength cardboard as it is unsuitable for this task.<br /><br /><br /><br /> Now carefully cut up some of your extra cardboard so that you can lay them flat in the larger of your 2 boxes. Lay enough of these down so that when you place the smaller box inside the larger one, its top rim sits an inch below that of the outer box.<br /><br /><br /><br /> Next tuck in your larger box's opposite flaps and then place the smaller box inside. Cut up more spare pieces of cardboard and stuff them into the space between the two boxes, wedging the smaller one in good.<br /><br /><br /><br /> Place the pieces in such a way that, when the glass piece is laid on top of the smaller box, it creates a seal so heat won't escape. You should, however, be able to wedge a finger underneath the glass when it is in place in your solar cooker so that you can lift it up when you need to. <br /><br /> Next, paint the inside of your solar cooker black.<br /><br /><br /><br /> The Collector <br /><br /> The use of solar energy requires a collector to "catch" it, and now you're ready to make yours. Take your flat cardboard pieces and cut them into trapezoidal shapes. A trapezoid is two parallel lines of unequal length (one shorter, one longer) connected by two diagonal lines running at equal, but opposite, angles (think of an anvil, like the one Buggs Bunny drops on his unsuspecting marks).<br /><br /><br /><br /> In this case, the shorter side should be the same as the length and width of your outer box, and the wider interior angle (where the diagonal lines connect with the shorter parralel line) should be 60=B0. <br /><br /> Glue the flaps of your larger box down against the outside of the box. Glue the aluminum foil to one side of your anvil-shaped solar collectors. <br /><br /> Then glue the collector pieces of your solar cooker, foil side facing in. The shorter edges get affixed to the rim of the outer box. The angled edges of the collector pieces get glued to one another. The longer edges, of course, become the outer rim of the collector for your solar cooker, opening out to catch the sun.<br /><br /><br /><br /> Once put together, your solar cooker should look somewhat like a lampshade stuffed headfirst and at an angle into a box. <br /><br /> And there you have it!<br /><br /><br /><br /> Now that you have a general idea of how to make use of solar energy with your own solar cooker, we must confess the obvious =96 there are several intricate details in the process that can make building your solar cooker much easier and that will certainly vastly improve its overall effectiveness.
