Why Use A Mobile Notary?

You're at the airport ready to send your kids overseas with their grandparents. Everything is going great until you reach the counter and the airline asks for a notarized document allowing your children to go outside the US without their parents.

"What?" you ask.

You never know when you'll need a notary public. While most banks have notaries on staff, they are only available when the bank is open. Often the need arises to have a document notarized after normal business hours. Enter the traveling notary public, or mobile notary.

What does a mobile notary do?

A mobile notary travels around his or her local area notarizing documents ranging from adoption papers to wills to home equity lines of credit. Many common legal documents must be signed in front of a notary public. Mobile notaries make a living by charging a fee (usually based on distance and type of document) to come to the clients location to notarize the document.

Where can I find a mobile notary

An easy way to find a mobile notary in your city is to do a simple Google search for the you city name and "notary". You can also find multiple mobile notary directories online as well. Most notaries are available 24 hours a day, or can at least refer you to another available notary if they are booked.

How much will a mobile notary charge?

The biggest factor in determining a fee is the distance the notary must travel to get to you. The second biggest factor is what type of document needs notarized. For example, a loan signing may take up to an hour to complete, with many documents needing notarized. Fees will be higher for this type of transaction. A simple one page document on the other hand may only take a few minutes to finish, and thus the fee will be much lower. The time of day may also affect the fee as well. Make sure and get a fee quote from the notary before they arrive so you can have a check or cash ready. <bio>Scott has been working as a mobile notary in the Seattle, WA area for over 4 years. They provide a convenient way for a loan seller to take their loans to the buyer. What usually happens is an agent with a notary service will get the paperwork together about a loan (as example). They will then take the paperwork to the buyer and make sure everything is in order and that all the papers get signed.

By using this service a buyer is getting the convenience of having the paperwork brought to them. The seller isn't having to worry about the paperwork themselves and has time to focus on more important issues.

Notarization is used with a mortgage when you buy a house. It's also used with the deeds of a house and general contracts relating to anything. A lot of businesses use them to make their transactions run smoother and keep things safe for both sides.

A notary must be commissioned by the State Treasurer and will keep their appointments for a five year time frame. After the five year period they can get their appointments renewed if they have done a good job. Some requirements for become a notary include:

- You cannot become a notary if you have committed any crime regarding the first or second degrees or any crime relating to dishonesty. - You must be 18 years of age or older. - Applicants must live in the state or a surrounding state in which they plan to be a notary for.

A notary is authorized to do many things relating to legal matters. Some of these things are:

- They can give and take oaths and affirmations. - Take proofs of deeds. - Make protests regarding non-payments. - Take acknowledgements.

It is very important that a notary be honest in their intentions. If a notary isn't honest it can ruin the whole legal process and cause a lot of hassle for every party involved. <bio>Meeting your important deadlines is easy with Seattle NotaryOne: http://www.seattle.notaryone.net/ </bio>

A Notary Public witnesses a citizen's signature on certain documents or administers oaths as a representative of the state. The most common use of Notary Publics is in the signing and verification of documents that an individual is signing at his or her own free will. For this service the notary receives a fee set by the state. However notaries can charge travel fees etc. that exceed the fee set by the state government.

There are a few things every state requires for a person to become a mobile notary. However on many things, states are different, so it is imperative to know state laws and eligibility requirements regarding this process. To start, every person wishing to acquire their notary license must be at least 18 years old and an official resident of the state in which you want to be a notary. If you are over 18 congratulations you made it past the first step.

The second step is to acquire the application for a notary commission. You can obtain this from a local state office or from the nonprofit National Notary Association (NNA). Note again that each state has different eligibility criteria for its notaries. NNA has some great information on their site regarding eligibility requirements, so look at them. Most states will do some sort of background check on you before giving you your commission, but it once again varies. Things to be prepared for are paying a filing fee, and in most states to post a bond before assuming office. Some states also require fingerprinting and examinations or training before the application can be turned in. These are important things to keep in mind and look up for your state.

Before turning in your application, get some insight on the law, ethics, and different situations that notaries encounter. There are workshops on the NNA site and many helpful forums on the web. Then send in your application (remember: after taking required tests only in certain states)

You will then need to take your Oath of Office, which is conducted in front of a notary public. You have to be approved by the state to receive your notary commission and only after this will you do the oath of affirmation.

Insurance brokers will help you acquire your bond and file the final paperwork. Pay for an official notary seal after you have taken the oath. They can be found all over. Many states also require an official inked rubber stamp on documents, but in few cases.

Once these tasks are completed, you stand a certified Notary Public. To make this a successful business, it is important to advertise yourself as a notary and approach local businesses and neighbors. You never know who will need a notary and where you might show up. Don't think of notaries as hero's but think of us as somehow making a difference in the little things we do like giving a pen or stamping a document.

In a notary's dream there are lenders instead of sheep, papers instead of monsters and pens instead of spoons. When the sun is up a notary's life is far simpler to you and me, but for them it is still somewhat related to their dreams in how they help people. Once their feet hit the floor they are ready to go, cunning and eager to sign and sing. <bio>Blake helps companies and people find a notary for wills, affidavits and other documents that Notary Public http://www.notaryone.net notarize.
It becomes natural to place a fork on the left side of a plate, to hold the door open for a woman at the mall, or even cover your mouth when you cough. These polite gestures and tasks have become so natural and engraved that we don't think about them anymore. The same is true for how a notary is to conduct herself/himself in business. The `Code of Professional Responsibility' is listed on the National Notary site. It is by no means something every notary is required to read, or secret like the name `code' infers, however these principles help to tell and show what a notary work environment should look like.

1. The most important principle states that every notary should serve all of the public, unbiased, honest and fair. This is a doozy because there are many notaries out there that want to be completely honest with a loan and tell the people they are getting ripped off. As a notary they cannot interfere with the process between the clients and the lenders. However they are required to be unbiased in who they affirm and witness and to be honest and fair with charges etc=85A great one that most successful notaries have abided by.

2. A notary cannot gain profits from any transaction, signing, or witness, apart from the fee allowed by the state. This is an interesting one because all notaries charge extra for travel and tend to gain a substantial profit through title companies.

3. The presence of all signers is mandatory and pretty self-explanatory.

4. If it is false, or looks fraudulent get out. You cannot execute or sign anything and it is your duty not to sign a deceptive article. Good thing to keep in mind as those types of things are out there.

5. The law takes precedence over the expectations of the individual.

6. You can't give unauthorized advice or services. You are a ministerial officer.

7. Use the notary seal on all documents signed. Don't let these universally known symbols of office be used by somebody or something for advertising purposes or other means=85

8. Every notary must record their notarial acts in a journal and keep it safe as these are important public records.

9. The information you view and acquire can only be used for official purpose and the notary must respect the privacy or privacies of the people involved.

10. The Notary must stay up to date and current on laws and requirements of the states office.

Most of these `principles' get the "DUH!" Award. But they are good to follow. Keep them at your side and use them as your mantra. You may find them peaceful and reassuring. If you are not a notary and you just read this, now you can be more familiar with what a notary does, how they conduct themselves and perhaps to help you decide if you want to grab that commission. I have written other articles on how to become a mobile notary. Check that out.
The history of notaries can be traced back to the days of ancient Egypt. At that time, a notary acted as a scribe whose duties included transcribing state papers, supply magistrates with necessary legal forms, and recording public proceedings. As history progressed, notaries became a staple in most legal systems as those who wrote legal documents and public documents. As a result of writing all these documents, the authority of the notary public increased. However, as a new age dawned with a largely literate populace, the need for notary to write legal documents has dramatically decreased. Despite this fact, the authority gained by notaries in the past has continued into the present allowing notaries to validate legal documents. Though the role of a notary is much more extensive in many countries around the world, the US notary continues to hold an important position in the legal system.

Although the notary has enjoyed a long and important history, the real question becomes: why are notaries still useful in the American legal system today. It may appear that a notary is simply another person to pay when signing an important document. However, notaries today serve an important purpose in our society. The notary profession acts as the universal unbiased third party to ensure that legal documents are prepared and signed correctly. This important because, in a world of cheats, scammers, and crooks looking to take advantage of the next sucker who walks by, having an unbiased third party check the identities of each signing party adds an extra layer of protection to a very important transaction. The notary carries the authority of authorizing legal documents and it is this authority that makes the notary special and important. Each state regulates notaries within the state and therefore has control over who has the power to authorize legal documents. This control insures uniformity and honesty in each and every document signing. Notaries offer a way to regulate and double check legal documents to ensure validity and uniformity.

The notary profession may seem useless at first glance, but upon further inspection it is clear that notaries provide a valuable service in the legal system today. While much of their widespread authority has been stripped away, they still maintain the ability and responsibility to authorize legal documents. This includes checking the identity of each signing party to guard against potential fraud. With important documents such as loans and mortgages, an added layer of security puts people at ease. This added control makes the notary profession an important part of the legal system today.

Not only the legal system, but almost every American who has attempted to refinance, get a home loan, or apply for a mortgage. I hope that after reading about the history of the notary and why they are so useful to the average American and Mortgage Industry, call one today or read into it just a little bit more. I am not a notary, but understand the impact the notary has on the world. <bio>Blake helps companies and people http://www.notaryone.net find a notary for wills, affidavits and other documents that http://www.notaryone.net Notary Public notarize.
I was talking to this notary down in Alabama and she said that she always wished the notary job was more exciting. I told her whenever there is controversy, I here notaries talk, blog, and rant about it for weeks. Why is that? She said it is because our lives are so boring it is all we have to do that is fun in our lives. I don't think Bama-girl was quite on target when she said this, but opened my eyes to a notary's life and how exciting it really is.

Who's to say that of the 100 houses you go to in a month that there won't be a Tom Cruise or famous person waiting to sign "your" docs? Or what if there is a ghost at one of the houses and you help the people get rid of it while their dog barks and bites you in the ankle. Unfortunately these things don't happen for notaries, or anyone for that matter, and most often are only seen in movies. But a notary's life can be more exciting then we make it, just look around you.

Today I was driving to a signing outside Atlanta and looking at the beautiful homes on the east side. To me it is fun to sit with the windows rolled down and just enjoy the cool breeze of notary bliss. I also signed the docs in a basement. That was interesting. It was an 80/20 and I needed some work so I drove 40 minutes to this place for $100 I am sure I ended up losing money on the deal, but it was ok I haven't worked as a notary in a while (slower than molasses).

Have notaries seen how silly they look when they complain about the woes of notarydom. A canceled gig, a no-pay client, or boycotting a certain signing company, this is all I hear. Sure this stuff sucks, but what about the other things, like how we help people everyday by signing for their homes? I think this is a pretty honorable profession and would like to see more notaries rise to the challenge of dropping the sword and picking up a stamp.

Attacks will do nothing to stop the signing companies or the declining market. Studies are showing a significant recession in 2009 will be inevitable, however the major cities could pull through this. I think it is important to understand where the future leads for you as a notary and how you can help yourself get to your goals. It will be more difficult because we don't have $200 a signing anymore, but I am sure all the notaries who read this would agree that they enjoy there job, good with the bad. I just wish we could all get more jobs. Look at the stuff out there that might supplement some of that income each month. There are other articles out there that offer info on other industries notaries and contractors can be successful at.

God Speed notaries and remember to keep that chin up. We will soon get out of this mess. <bio>Blake helps companies and people find a notary http://www.notaryone.net for wills, affidavits and other documents that Notary Public notarize.
Closing costs can be called as everything outside of the purchase price that a buyer pays has to pay for a complete a real estate transaction. For a seller, closing costs are in the form of the fees, except liens or encumbrances. These can be deducted from the purchase price. When buying or selling a home you should be aware that there are closing costs involved. These are fees and/or expenses that you pay at the time of closing. Although it would be nice to not have to pay these fees, this is not possible in most cases. Closing costs are the innumerable fees and taxes associated with purchasing and taking ownership of a home. They include searches, clearances, and reports to process the transaction. Depending on where you live and the complexity of your transaction, they can easily add up to thousands of dollars.

You can make the seller to pay your closing costs, but this is part of the negotiations that you will have to deal with on your own. Generally , closing costs to buy a home will be approximately 2 to 3 percent of the purchase price. This can and will change depending on the property you are buying as well as the situation that you are in. Additionally, a large portion of your closing costs have a lot to do with the points and other fees that are charged by your lender. naturally, you will want to find a reputable lender that is not going to overcharge you in this area. There are several non-recurring fees that are involved in the closing costs. These include items such as: escrow, title policies, taxes, endorsements, lawyer fees, home inspection, wire fees, and notary fees.

Common recurring fees that go into closing costs include: property taxes, flood insurance, prepaid interest, private mortgage insurance, and fire insurance. You should keep in mind that both non-recurring and recurring fees will vary based on your situation. Not only will the type of fees vary, but the price that you have to pay will also change based on the property that you are buying. There is no reason to get upset with the closing costs that you are going to have to pay. The fact of the matter is that this is a part of buying or selling a home. Even though it can become quite expensive, there is no way around these fees. Not only do closing costs go towards making things easier on you, but they also go towards paying people such as lawyers, a notary, etc.

All in all, look at closing costs as a necessary evil. Do you really like to pay these fees? Absolutely not. But if you deceide to buy or sell a home don't have any choice rather than it has to paid. So don't get upset with the closing costs that you have to owe.Just put the money separately to incur these expenses. This will make the process much easier on you since you will have all the money you need at hand. <bio>Kim Lee writes for Singapore rental portal http://www.RentInSingapore.com </bio>

Documents are notarized to prevent fraud and protect the parties to ensure that the signing party signature is authenticated. A notary public acts as an impartial witness to identify the signers to screen out impostors while making sure documents are willingly signed and that the signing party has the mental capacity to sign such.

A Notary Public is an individual who satisfies an individual state's requirements and obtains a notary commission to witness to the authenticity of an individual's signatures and/or signors' identities on many important documents. Requirements for obtaining a notary commission vary widely from state to state. Some states require notaries to take educational classes other requires continuing education. There are states, which require notaries to be bonded. All states pretty much require notaries to swear or take an oath to adhere to the laws that governing.

Some documents require that they be signed in the presence of a notary public while others do not have to be signed in a notary's presence. There are certain documents that cannot be notarized by a notary public. Below is a list of documents that cannot be witnessed or notarized by a notary public.

Birth Certificates - Usually what a person requires is a certified copy of the birth record, which can usually be obtained from the State Bureau of Vital Statistics. Notarizing a birth document or copy thereof is prohibited.

Photographs - Notarizing photographs is not an authorized notarial act in the United States. You may notarize a written statement concerning a photograph with the photograph as an attachment. In this way you are notarizing a sworn written statement concerning the photograph and not the photograph.

The name on the document does not match the name on the ID presented to you - You should not notarize such document. You must full satisfy yourself of the identity of the person appearing before you before notarizing any document.

Blank or incomplete documents - Documents should not be notarized unless they are complete and have no blank spaces. It is just that simple! It will be very easy to alter a document with blanks or that is incomplete after it has been notarized. You're flirting with trouble here.

Faxed or copied signatures - A photocopy or faxed document may be notarized as long as it bears an original signature, meaning the copy must have been signed with pen and ink. A photocopied signature may never be notarized.

Wills - Wills are particular sensitive documents that can provide problems for a notary. Some handwritten (holographic) wills maybe invalidated by having them notarized. It is best practices to only notarize a will only after the signer has contacted their attorney who has provided the notarial wording to be used and have instructed the signer to have the document notarized.

Documents that the notary is a party to - A notary may never notarize any document if the notary public has a financial interest in or is a party to the underlying document. This also applies to any document that witnesses the notary's own signature. Completely taboo! <bio>Ntsikelelo is the Founder and COO of QEC Internet Services, an Internet Marketing Technologist.
Is it really possible to make your home business successful simply through a connection with another business? Indeed, the answer is a resounding "yes!" Granted, skeptics are quick to point out that it is unwise to send your customers or even only potential customers someplace else, but consider all the benefits!

For example, if you are running a home business that specializes in designing and creating outfits for <a href="http://www.artwoo.com/tag/dogs" rel="tag">dogs, why not make the connection with your local veterinarian? If you already own a dog and assuming you and your vet have a good relationship, she or he will most likely not mind having some of your business cards and maybe even a photo of your dog in a spiffy outfit displayed on the office bulletin board. This connection might net you some customers, since anyone who visits the vet's office is usually kept waiting long enough to peruse some of the ads on the board. From there, why not branch out and make the connection with your local animal shelter? Maybe you adopted your own dog from there, and you could offer a free doggie garment -- of a non expensive variety, of course -- for anyone who adopts a pooch from there. This will get your name out, but it will also be undoubtedly good for some repeat business! Yet another connection could be made with your dog's groomer. After all, she or he is in business to make dogs looks and feel good, and so are you! As you can see, your home business can become a resounding success simply by making a connection here and there.

Another example is that of the home business that does notary work. Notaries are in constant demand, since many business transactions have to be notarized. Sure, banks, law offices, and even some medical offices might have their own notaries, but what if someone gets sick? What if a transaction did not originate in a local office, but instead took place via the Internet? Getting the name of your home business out there is the connection you will need to make in order to be called in when there is a need! For example, think of a way that your notary business is different from the way the notary at the local law office does business. Odds are, the law office's notary is also a legal secretary, paralegal, or relief receptionist, and having her or him leave the office is next to impossible. You, on the other hand, are free to travel to a signing, a client's business, or even the courthouse. Make sure that you talk to the lawyer and the human resources manager at the local law firm and make that connection. After all, a home business connection is worth money! <bio>Khalil Bashir is a writer on home business topics.
Do you need to pay your college tuition fee? Does your home need massive repairing? Did the addition of a new baby in the family lead you to think of getting a bigger family car? Taking out a home equity loan may be the quickest and most practical solution to your sudden financial needs. However, you need to know that while taking out a loan with your home as collateral is not as simple as it looks.

A home equity loan does not come for free. You will have to pass certain documents, get through credit rating standards, and pay a variety of fees to get started.

What fees are these?

A home equity loan's costs consist of interest rates and transaction expenses, also called closing costs, or the rates linked with the successful closing of a home equity loan deal. These include lawyers fees, application fees, credit reports, title search fees, notary fees, insurance fees, property appraisal fees, loan document preparation fees, and other closing expenses.

Normally, closing expenses average at between 2% and 5% of the amount you loaned, so you should expect not to get everything you borrowed initially. Be careful of mortgage lenders that advertise no closing cost deals, because there is definitely no truth to this.

Whenever you take out a home equity loan, there is a price you will need to pay for the convenience of getting money at once. If the company says it offers no closing costs deals, it is likely that it has already factored the fees into the interest rate. If you're thinking of borrowing a huge amount, don't go into these kinds of deals. However, it should be relatively harmless if you're only planning to take out a small value.

In addition to the abovementioned fees, you will also have to pay so-called points on closing. Points are service fees you pay at only one time when the deal is sealed. They are related to interest rates, so the more points you pay, the lower your interest rates will become, which is not really a bad thing, when you think about it.

To be able to understand and appreciate the presence of points, mention it in dollar terms. For example, instead of saying you are paying three points on your $20,000 home equity loan, you can say you are paying $600 in points. This way, you will have a better grasp of the amount you're shelling out, and you can more effectively keep track of your cash outlay. Simply referring to your costs in terms of small value 'points' can cause you to lose track.

In sum, taking out a home equity loan is not really expensive, but you have to realize that it does not come for free. Whether you choose to take out a standard home equity loan or a home equity line of credit (the two types of home equity loans), you should expect to face significant costs. <bio>Home Equity Loan Rates are extremely important for home owners that wish to get a large loan, there are many different kinds of Home Equity Loan Rates, learn what is the best loan for you at http://home-equity.advice-tips.com </bio>

Bulgarian Property Investment Tax Basics

The Bulgarian property tax structure may appeal to you if you are sick of paying inflated local fees in your area and are looking for something better. Many foreign investors and second home owners buy property in Bulgaria because the property taxes in Bulgaria are a lot lower than the property taxes in their locale. Bulgarian property tax is one of the most popular topics on property forums these days. The information below will help you cut through the confusion.

PROPERTY PURCHASE TAX Chances are this will be the first Bulgarian property tax you will come across. When you buy property in Bulgaria, the property will be subject to a notary and a municipal tax. The notary tax is paid on the higher end of the market price or the book value of the property. You actual rates will vary and are usually less than 1%. Not to mention that 2% of the market value of the property is paid as a municipal tax. This money eventually goes to the municipality in where the property is situated. You will pay these taxes after you have signed the notary deed.

ANNUAL PROPERTY TAX All property owners in Bulgaria have to pay an annual property tax just like anywhere else. The current annual tax rate for a house is 0.15% of the capital value of the property. So for example, if a house cost 20,000 on purchase, the annual Bulgarian property tax payable would be 30.

Aside form this tax; the owners also have to pay a waste-collection tax. The rate for this greatly depends on the location and size of the place. The amount of tax that is payable is usually about £30 a year for rural property and about £100 per year for apartments in the larger city centres. You must also think of the non-tax costs when you buy in Bulgaria. If you have an investment apartment in Bulgaria, you are obligated to pay annual maintenance charges and management costs. These are much like annual service charges that you must pay on Apartments in order to cover managing agents as part of the upkeep of the common area. These charges will vary according to the different types of property.

PROPERTY RENTAL TAX If you rent out your property (sublet or landlord), then the profits from the rent that you get will be taxed for the accounting year in question. If you live in Bulgaria, the tax is assessed in accordance with your tax status in Bulgaria. This status is based on a table that has different tax rates. If you are not living there, you will be taxed on a flat rate of 15% on the taxable profit. You will also have to consider any additional taxes that you have to pay in your home country.

COMPANY TAX If you own a company in Bulgaria, you should note that in January 2005 the rate of income tax for a corporation in Bulgaria was reduced from 19.5% to 15%. The tax year in Bulgaria ends on the 31st of December. A limited company has no choice but to file an annual report by the 31st of March. If you incorporated a limited company sp that you could purchase a house or land, then there will be no tax liability, as the company was not trading at the time of the purchase. However, you still have to submit company accounts to the Companies' House Register in Bulgaria every year if you are going to satisfy the authorities that the company was not trading. This is a legal requirement that must be accomplished. Accountants in Bulgaria can carry out this service at a reasonable cost if you need it.

VALUE ADDED TAX (VAT) Any actions that involve land and lease of property for residential purposes are exempt from the VAT Tax. However if you have purchased a property as a limited company, then when you come to sell your property you may have to add VAT to your sale price. Right now you must register your company for VAT if the turnover is higher than 50,000 Leva.

VAT in Bulgaria is currently set at 20%. So in effect; it's actually higher than it is in the UK (17.5%). I would advise you to get a good accountant either in Bulgaria or your home country to handle these matters for you. Just make sure that the accountant specializes in overseas property tax. <bio>http://www.buyproperty4less.com </bio>

Before you commit to buying a property outside the UK, you need to make sure that you have done all the necessary research.

Most of us have been on holiday to a beautiful place and been tempted to buy a holiday home there and then. It's much safer, though, to come home and do some research before you take out a second mortgage or plough all your savings into a new property.

What do you need to research? Well, for a start, owning a property abroad is a very different proposition to renting a villa for a fortnight. There are legal, financial and cultural considerations, together with how you're going to use your property once you've bought it. Here are just a few of the things you need to think about:

Location

You might have had a great holiday, but is there enough going on in your chosen location to keep you occupied all year? If the tourists only arrive in the summer season, what happens in the winter? You need to travel to the area out of season to see what it's like and whether you could live in a property abroad when it's not hot and there are no tourist amenities available.

Legalities

The laws governing buying property abroad differ from country to country and, in some cases, from region to region. It's vital that you know what laws and regulations you need to abide by, and what rights and responsibilities you have as the owner of a property abroad. If you don't research this before you buy, you could end up in a legal jam later on.

Budget

Before you start visiting the country to view properties, make sure you know how much you have to spend. Remember that, just like the UK, there are costs on top of the property price, including legal fees, notary fees and other charges. If you find out in advance what these extra costs are, you can set a budget which ensures there are no nasty surprises when you're halfway through your purchase. <bio>HolidayHomeNow has been set up to provide useful, practical information for those people researching and looking into buying a second property or holiday home abroad.
Sub prime mortgage lenders process applications online everyday. Processing information over the internet speeds up the process and saves costs on offices and personal. In some cases, you can get a reduction in fees or rates by completing your application online. To get approved on your mortgage, follow these tips.

Sub Prime Mortgage Factors

Sub prime mortgage lenders each have their own criteria for assigning loan scores to lenders. The higher the score you get, the better the rate you qualify for. Credit history is important, but so are cash assets, your income, and down payments.

On average sub prime lenders like to have a down payment of 20% or more. However, they offer a variety of loan terms. You can even get a zero down mortgage, but expect to pay a couple of points higher.

Picking a fixed or adjustable rate will also determine how much you qualify to borrow. In general ARMs have lower monthly payments, so you can borrow more. Sub prime lenders also handle interest only loans and balloon payments.

Online Loan Application Forms

Online loan application forms are straight forward. Over a secure connection you provide your personal information, usually name, address, and social security number. If you have a property in mind to purchase, you will also need to include the property's address and selling price.

If you requested a loan quote, you may not even have to fill out any additional personal information. Much of your financial information can be found in databases. The financing company will complete your application and ask for your approval before closing.

Finishing Final Paperwork

Mortgages usually take about four weeks to process. The sub prime lender has to verify the property's value and your credit. An escrow company will also help you handle the exchange of money, primarily the closing costs and points.

As with a regular loan, your paperwork will require your approval and signature. Instead of going to a home office though, you will need a notary. Most companies schedule a notary to come to you at your convenience. After paperwork is received, funds should be processed in three days. <bio>Visit http://www.abcloanguide.com/lessthanperfectcredit.shtml for a list of subprime mortgage lenders.
With its majestic mountains, good snowfalls and well-established ski culture, Switzerland is an ideal location to look at ski chalets for sale. Buying that dream in this well-organised country couldn't be easier as Switzerland has clear regulations and laws that govern the sale of resort properties to foreign buyers. Providing you follow these rules, you will have a hassle-free experience and soon be on the piste.

The Swiss restrict the sale of second homes to foreigners and have an annual quota of 1,500 permits. In addition to that only certain properties in some Cantons, or regions, are authorised for sale. These are usually in tourist resorts, which is good news if you are hoping to earn some income from letting out your property. You can own one property per family and you or your friends must use the property for at least three weeks of the year. During the other 11 months and one week you can rent out the property.

When it comes to finding a ski chalet each Canton has slightly different rules, such as what you can purchase and how long before you can resell. These rules can vary from commune to commune, (the local areas within that region). You will need to employ a Swiss notary to help you with your purchase so they can explain the finer details to you throughout the process.

In general Canton Vaud is the most liberal, where you'll find the resort of Villars. Obwalden (which boasts the resort of Engelberg) has plenty of foreign purchase permits and few restrictions. Where demand is high such as in Canton Valais, where the popular resorts of Zermatt and Verbier are located, there are less permits and stricter rules about new builds. In Canton Berne, foreign buyers seeking a property in Grindelwald can buy any apartment or chalet over 750,000Sfrs, whilst in Wengen you can only buy apartments. All these restrictions ensure the market is not flooded with foreign buyers and resorts don't become overcrowded.

Once you've found a ski chalet that ticks all your boxes, your Swiss notary can navigate you through the paper work. They will require you to sign over a Power of Attorney so they can sign any papers and act on your behalf during the sale. As with any house purchase, various fees are incurred and each Canton requires a purchase fee, varying between 2.5% and 5% of the purchase price. Your notary will draw up the relevant documentation including the contract of sale, authorisation to purchase on your behalf if you are not resident in Switzerland and will liaise with the bank for registration of the required mortgage. Swiss banks will loan you 60% to 65% of the purchase price and interest is payable every six months.

Once you become the proud owner of your chalet you will have annual running costs to consider, including national and local taxes and a service charge for maintenance of the building, communal services such as water and electricity, structural insurance and maintenance of the roads (including snow clearing). Renting out your property either locally or through a larger tour operator in the UK can easily cover most of these costs, and a local agent can handle the day-to-day running of your chalet. Its also worth considering the tax benefits as there is no tax on rental income from a property owned by a foreigner unless you are resident in Switzerland and you can offset the interest on your loan and other expenses against tax in the UK.<bio>Visit Investors in Property for ski chalets for sale.</bio>

You're about to cross the finish line in your home selling process.

Here are some tips to help you cross that line with ease.

There are just a few more steps that you need to complete before you hand over the keys to the home. During the home closing, the primary document you and your buyer will be dealing with is the settlement statement (also called the closing statement).

This is a document that lists out the fees and charges that you, as the seller, and the buyer are required to pay in the housing transaction.

The settlement statement is prepared either by the buyer's lender or the escrow agent. Regardless of who prepares the statement, that person is required to follow pertinent federal guidelines. The Real Estate Settlement Procedures Act of 1974, the governing law for closing processing in housing transactions.

It is important that you pay close attention to the settlement statement as the for sale by owner seller because it will list out the costs for which you and the buyer are responsible. Most likely, you and the buyer have already negotiated which of you will be paying which closing costs. You must review the settlement statement to ensure these costs have been assigned to the correct party.

Usually, the settlement statement is broken down into two pages. The first page summarizes payments to be made in the housing transaction. Included is the sales price of the home, settlement charges that the borrower must pay, tax adjustments, settlement charges the seller (you) must pay, first mortgage payoff amount, and total amount of cash the borrower (the buyer) must pay to the seller.

The second page of the settlement statement lists the settlement charges that you and the buyer are required to pay. This page is where your previous closing cost negotiations will appear. Your sales contract should also list these charges and to whom the charges were assigned.

There will be a group of charges that are related to processing the mortgage, whether it is a new mortgage or an assumed one.

Typical fees are the loan origination fee, appraisal fee, lender's inspection fee, assumption fee, and underwriting fees.

The mortgage lender often requires some interest and insurance premiums to be paid in advance. Usually paid by the buyer, these fees are also listed on the second page of the settlement statement. Other mortgage related costs include reserves that are deposited to set up an escrow account. These charges are assigned to the buyer.

Another group of fees included in the settlement statement are related to guaranteeing the legitimacy of the title: title search, title insurance, document preparation, notary fees, and attorney fees. Refer to the sales contract for the agreements made pertaining to these fees.

Government fees include recording fees, tax and stamps and are usually negotiated in the sales contract.

The final group of charges is miscellaneous charges that were not included in previous sections of the settlement statement. For example, a pest inspection requested by the buyer is a miscellaneous charge.

The settlement charges are totaled and entered on the first page in the summary information on the first page of the settlement statement. <bio>Find Insider Secrets To Buying And Sellng Your House Here: http://www.freelandproperty.com/buysellhomes/buy.htm </bio>

The small landlocked Paraguay real estate is no longer considered the `island surrounded by land' in South America. Paraguay real estate has in recent years taken steps to overcome its geographic, economic and political isolation and has opened up remarkably to the outside world.

Paraguay real estate may not have the dramatic tourist attractions of its more famous South American neighbors, but what it does have is a spectacular range of unspoiled terrain that is perfect for nature lovers, anglers and bird-watchers. The diverse Paraguay Real Estate ranges from rain forest, ranches and subtropical farms to marshland and savanna. The vast Chaco region, which is stark and sparsely populated, is great for trekking.

Geography of Paraguay Real Estate

Paraguay real estate is divided into two separate, natural regions by the Paraguay River. On the west is the vast, arid Chaco region - gigantic piedmont plain of scrub and marsh. On the east is the Parane=F1a region =96 a heady mixture of fertile, grassy farmland, valleys, plateaus and rolling hills.

The eastern Parane=F1a region is heavily populated and is home to almost 95% of Paraguayans. The climate here is more predictable and the geography of the land more hospitable. The broad Parana River is the only link between land-locked Paraguay real estate and the sea.

Asunci=F3n the energetic capital of Paraguay real estate is located on the hills above the Rio Paraguay. Asuncion is a mix of colonial, beaux-art buildings and glitzy modern demeanor. Most of the finest attractions of Paraguay real estate are a short distance away from the capital. There's Itagu=E1, the weaving capital famous for its spider web or =F1andut=ED lace and also the lakeside resorts of San Bernadino and Aregu=E1, both on Lago Ypacara=ED.

Buying Paraguay Real Estate

Foreigners are encouraged to engage in industry and commerce and there are no restrictions on foreigners buying and owning Paraguay real estate. However there are certain rules to comply with when it comes to purchasing Paraguay real estate.

A Notary Public is essential when buying or selling Paraguay real estate. The Notary Public is responsible for obtaining the certificates necessary for preparing the Transfer of Deed - the tax clearance from the municipality; Cadastre or Zoning Certificate from the National Service of Cadastre; Non-Encumbrance and Free Disposability of Assets from the General Direction and the Tax Compliance from the Ministry of Finance. The fees for this service vary and could be anything between 0.75% to 2 % of the value of the property and the VAT due is 10%.

After getting the Transfer of Deed notarized a Municipal Tax of 0.2% -0.3% of the property cost has to be paid, depending on the location of the property. The final step is registering the documents that are notarized at the Public Registry by the Notary Public. A fee of PGY 200,000 (US$36) has to be paid towards registration and PGY 187,000 (US$32) towards Adminitrative expenses. The Judiciary Tax is 0.74% of the value of the property. The whole process of purchasing and registering a property could take about 48 days to complete. <bio>Seth Willis Jr. is the webmaster for http://www.planetpads.com and a savvy real estate investor.
