How exactly does one go about finding a new home these days? <br /><br /> There are several things to look at and the following are just a few tips: <br /><br /> 1. Essential Shops and Services <br /><br /> You want to find a house that's near all the essential shops and services such as the local grocery, convenience stores, church, gas stations, dry cleaners and the like. It's located along the ship canal, just north of the Queen Anne Hill. You'll enjoy browsing for vintage clothing, collectibles, antiques, and more, in the many shops and stores throughout this neighborhood. In the summer, you'll want to check out the outdoor cinema, where you'll see mainstream favorites, indie films, and cult classics. <br /><br /> One stop that you'll certainly want to make, is under the Aurora Bridge. Lurking under the bridge, you'll find the <a href="http://www.artwoo.com/tag/fremont+troll" rel="tag">Fremont Troll</a>, about to devour a Volkswagen.     <content:encoded><![CDATA[ When you walk around an area - a neighborhood, a downtown or a park - what makes you want to linger or get out of these as fast as possible? <br /><br /> The answer is the <a href="http://www.artwoo.com/tag/built+environment" rel="tag">built environment</a>, also known as what is built where. This is made up of the way that structures interact with people and other structures. It has an impact on how the area is used and by whom. <br /><br /> On a local level, take a look at two urban developments: <a href="http://www.artwoo.com/tag/centro+ybor" rel="tag">Centro Ybor</a> and <a href="http://www.artwoo.com/tag/baywalk" rel="tag">BayWalk</a>, (both of which I frequent, and both of which I enjoy). At Centro Ybor, one gets from the parking garage to the center by walking past a couple of derelict buildings and going over train tracks. At BayWalk, one walks out of the garage and nine times out of ten hears live music from a lone musician, trumpet case open and ready to receive your pocket change. You walk through a path lined with benches and public art. It is usually shady. BayWalk stands before you as a lure to get you there. <br /><br /> Downtown <a href="http://www.artwoo.com/tag/clearwater" rel="tag">Clearwater</a> is facing a major shift in its built environment. <br /><br /> Though developers who have come to downtown Clearwater have admired the street grid, the block lengths and the scale of Cleveland Street, how successful they are in creating an <a href="http://www.artwoo.com/tag/urban+neighborhood" rel="tag">urban neighborhood</a> that will invite people to linger is still to be seen. <br /><br /> A new streetscape, the construction of Water's Edge, Station Square and Clearwater Centre, the restoration of the Telephone Exchange Building (formerly the home of a plasma center on Cleveland and Garden) and the completion of projects by the <a href="http://www.artwoo.com/tag/church+of+scientology" rel="tag">Church of Scientology</a> will all contribute to the downtown experience. <br /><br /> The idea that all of these will create an environment that makes <a href="http://www.artwoo.com/tag/social+experiences" rel="tag">social experiences</a> happen is an exciting one, one that will depend on the public and private sector working together to make it happen.   <bio>Lisa Mansell is the Retail Recruitment Committee Chair for the Clearwater Downtown Partnership.     <content:encoded><![CDATA[ <a href="http://www.artwoo.com/tag/gentrification" rel="tag">Gentrification</a> comes from the root of the word for "gentleness", which isn't quite what we think of when we imagine ripping down quaint old homes and displacing lower <a href="http://www.artwoo.com/tag/income+families" rel="tag">income families</a>. <br /><br /> But what about when the old homes aren't quaint so much as <a href="http://www.artwoo.com/tag/decrepit" rel="tag">decrepit</a>? And what about when your city has nowhere to go but take over those (often more centrally located) areas or expand into suburbs? What then? <br /><br /> In order to have a decent discussion about gentrification and to decide whether to buy in an area that is undergoing gentrification, let's look at some issues. <br /><br /> 1) Will the families indeed be displaced?  Though often older families can not afford to pay the increasing property taxes that come with an area's appreciation, many times they can. If the taxes are being raised for things like schools and roads, it might benefit them too. If they must leave the area, will the have safe places to go? Will the places be close by, so they aren't so unfamiliar with the area? Take a look at the surrounding neighborhoods next to the one you're considering. <br /><br /> 2) Will the area go up in value?  Despite a lot of <a href="http://www.artwoo.com/tag/middle+class+families" rel="tag">middle class families</a> buying homes, a neighborhood has to be consistently improving for the value to go up. Many times, this takes years. Reconsider buying property in a gentrifying area with the intent of flipping it soon. It makes more sense to live there for a while and get to <a href="http://www.artwoo.com/tag/know+your+neighbors" rel="tag">know your neighbors</a>=97this often makes the gentrification process more friendly and the area more secure. <br /><br /> 3) Is there anything else you should know about the area?  Before you move anywhere=97to a neighborhood full of millionaires, to a home in the suburbs, or to a lower income area=97it makes sense to check the local <a href="http://www.artwoo.com/tag/crime+statistics" rel="tag">crime statistics</a> and school systems. Also, try and learn about the history of the area and the people who have lived there before you. Get involved with local businesses and see what can be done to make your <a href="http://www.artwoo.com/tag/new+neighborhood" rel="tag">new neighborhood</a> more economically secure for everyone in it. <br /><br /> 4) Will the area be full of "smart" growth?  If the neighborhood you're considering is having renovations that maintain the integrity of the old and often historical homes, that's generally a good sign. If many homes are being razed for condos, this might be a cause for concern. And take a look at the roads=97will a quaint little backstreet turn into a major thoroughfare? This has happened in some areas like the Denver and Austin real estate markets.
