Everyone aspires for negotiations to turn out successful; otherwise, it is senseless to sit, talk, and explore (sometimes for hours) each other's position to no avail. For this to be so, exert every effort to favor the other party's <a href="http://www.artwoo.com/tag/whims" rel="tag">whims</a> while still coming out satisfied or contented with the outcome of the negotiation. This should be your objective. Keep your options as open and as diverse as possible. They may come in handy, especially when slight differences pop out. <br /><br /> 9. Watch for reactions to proposals through body movements. They may help to make you and the other party come to terms more easily. <br /><br /> 10. Be a good listener. Pre-empt what the other party may say, but only in your mind. You could be right, but you could also be wrong. If you want to spend ten thousand dollars, make sure that you don't pay any more than this. Let's say your budget is ten thousand dollars. Establishing leverage over your landlord was easy because <a href="http://www.artwoo.com/tag/office+vacancies" rel="tag">office vacancies</a> were steadily increasing and landlords were under the impression that if they didn't do a deal today, the market would continue to erode. As a result, landlords were extremely aggressive offering large incentive packages that provided money for fitouts, and huge rent <a href="http://www.artwoo.com/tag/free+periods" rel="tag">free periods</a>. In short, getting a landlord to negotiate an existing lease was not a difficult job. <br /><br /> However, over the last few years the market has begun to change with steadily decreasing vacancies. Negotiations and how a tenant should approach their landlord have been forced to change also. There are two main reasons for change: <br /><br /> 1) Because of smaller <a href="http://www.artwoo.com/tag/lease+incentives" rel="tag">lease incentives</a>, <a href="http://www.artwoo.com/tag/lease+assumptions" rel="tag">lease assumptions</a> have decreased dramatically. Tenants trying to renegotiate a lease with several years left on the existing obligations lost the leverage that existed in the 90's when they could threaten to leave for another building if the landlord didn't restructure his lease. <br /><br /> 2) Effective rental rates (the profit a landlord makes after netting out all costs of his concession package) are increasing. Many landlords would rather wait in what they anticipate to be a more favorable market for ownership than to restructure an existing lease today. <br /><br /> Although the above items have changed the face of negotiations, it is still a tenants market and there is no reason for tenants to simply accept market rates and above. As the market has changed, <a href="http://www.artwoo.com/tag/negotiating+tactics" rel="tag">negotiating tactics</a> must change also. <br /><br /> Here is some advice when you want to renegotiate your existing lease: <br /><br /> 1. Know your landlord. As a tenant it is imperative that you know the goals and objectives of your landlords. Is the owner a passive holder of the premises and therefore less likely to give large incentives? <br /><br /> 2. Be flexible. Sometimes landlords are not opposed to renegotiating a deal, they simply don't like the structure and shape of the deal at hand. So be flexible so the deal is attractive to both parties. <br /><br /> 3. Geographically expand your horizons. Some sub markets might be tight (i.e. Sydney A grade space) whereas the North Shore may have the capacity to deal with large space takers competitively. Smart tenants can effectively leverage various sub markets to suit their needs. <br /><br /> 4. Seek creative solutions. Despite low incentives, one way to get a low cost alternative to your current premises, is to find space that is already fitted out, in addition try to find tenants who would be interested in your space early to avoid any make goods requirements. <br /><br /> 5. Look to the future. Just because your lease is not up within the 12 months does not mean the owner wouldn't be prepared to cut a deal now. In addition, you could seek an expression of interest campaign to tender your future requirements. <br /><br /> A tenants negotiating tactics and strategy must change with the market. The first offer from the dealer is usually their 'home run' swing... they don't really expect you to serve yourself up at this point (although some do... and hence the home run in profit). <br /><br /> Keep in that this is not a one way street. You'll have to participate and make some concessions in order for your deal to be a winner. By doing this, your goal is to get an even better opening price without tipping your hand. <br /><br /> Remember, a dealership is always going to take a couple shots at maximizing the deal for their side first. <br /><br /> Keep in mind that negotiating is just that... negotiating. It isn't a one-way street where you get everything you want and the dealership simply acquiesces. There is plenty of give and take and it may not (actually hardly ever is) limited to just the price of the car. In other words, if you feel like you have to come up a bit off your offer or counter offer, see if you can get some return value for your effort such as some complimentary maintenance, even floor mats or something. <br /><br /> When you do this it keeps the negotiation alive and lets the dealer know that you are serious about putting together that 'win-win' deal that works for both parties. <br /><br /> Stay open minded during the process and treat the entire car buying process as a negotiation package. There are numerous avenues that you can probe for negotiation during the car buying process. It's not just the price. However, don't agree on the price and then start trying to negotiate other items. Once you've said yes to the price, you lose your leverage. Remember it's the entire package. <br /><br /> Finally, always keep in mind that without you... there is no deal for the dealer.
