The selected cities receive recognition for the innovations made in housing, improvements in housing opportunities and increased affordability. <br /><br /> Launched in 2004, the 'Ambassadors for Cities' program envisages the development of housing opportunities and homeownership in communities every year, through improved collaborations between local city governments and <a href="http://www.artwoo.com/tag/realtor+association" rel="tag">realtor association</a>s. The program has so far honored 19 cities in the U.S. and has granted up to $95,000 towards affordable housing initiatives. <br /><br /> For this current year, six cities have been selected as the 2007 Ambassador Cities. They are: <br /><br /> 1. Fort Smith, Arkansas and the Fort Smith <a href="http://www.artwoo.com/tag/board+of+realtors" rel="tag">Board of Realtors</a> <br /><br /> The City of Forth Smith Homebuyers Assistance Program offers participants a well-defined education in credit counseling and mortgage readiness and also a five-week financial fitness course on budgeting, money management, credit and avoiding predatory lending. Over 200 families have purchased a home since 1997, as a result of the program. <br /><br /> 2. San Diego, California and the San Diego Association of Realtors <br /><br /> The 'Back the Blue' Program specially designed for police officers provides them an interest rate "buy down". The program aims to bring down the monthly mortgage payments of the officers thereby helping them to purchase homes in the communities they serve. <br /><br /> 3. Boulder, Colorado and the Boulder Area Realtor Association <br /><br /> The Southern Lights program involves building two duplexes that will house two families each. This realtor association provides funds and a minimum of 800 volunteer hours toward the construction of the homes. <br /><br /> 4. Jacksonville, Florida and the Northeast <a href="http://www.artwoo.com/tag/florida+association+of+realtors" rel="tag">Florida Association of Realtors</a> <br /><br /> This association endeavors to enhance housing for employees of local businesses through their employer assisted housing (EAH) programs. Miami, Florida and the Realtor Association of Greater Miami and the Beaches <br /><br /> This city envisages building a virtual housing center to connect renters with affordable rental units and home buyers with home sellers. It has become a buyer's market across the United States amidst declining sales and <a href="http://www.artwoo.com/tag/median+price" rel="tag">median price</a>s. By year end June 2006, realtors have seen the supply of existing condos for sale increasing by almost two-thirds and sales falling by almost 15 percent across the nation. With investors making up about a third of condo ownership, it is expected that more condominiums will be put up for sale this year. According to the <a href="http://www.artwoo.com/tag/national+association+of+home+builders" rel="tag">National Association of Home Builders</a>, realtors also can expect an influx of new condo development over the next two years and increasing conversions of rental apartments to condos, adding to the over-availability in the condominium markets. <br /><br /> During the past real estate bubble, condos have appreciated at a faster rate than single-family homes, especially in high-cost metro markets with rapidly rising prices. Even last year ending June 2006, the <a href="http://www.artwoo.com/tag/national+median" rel="tag">national median</a> price rose by nearly 14 percent. Realtors only expect an increase of three-to-four percent this year, as compared to six percent for single-family homes. <br /><br /> Currently, the national median price for a condo is $226,900, as compared to a single-family home at $231,500. This makes buying a condominium much more attractive, especially for empty nesters and young families. The realtor outlook for condo prices does vary by region. The Midwest is the best location with only a one-percent sales drop last year and a third of a percent drop in prices -- this is within the Chicago and Minneapolis/St. Paul markets. Realtors would expect smaller Midwestern cities to be even better. <br /><br /> Realtors in the western part of the U.S. saw the biggest hit in the condominium market. Sales there last year were down by 21 percent, and there was an 11 percent drop in prices. <br /><br /> For August in the San Diego, Carlsbad and San Marcos area, the median condo price was $373,800, as compared to last year's price during August of $387,100. Realtors saw August sales decrease by 3.4 percent, as compared to an increase of 5.5 percent last year at this time. <br /><br /> With the onslaught of retiring baby-boomers, the condo market may see an upswing during the next five-to-ten years. The downside for some markets is that the increasing amount of natural disasters, such as hurricanes, may change the migratory pattern towards safer weather states. <br /><br /> Sellers  A declining condo market does not mean an owner cannot sell at this time. Realtors advise sellers to price the unit appropriately -- more affordable condos still are selling well. Make it stand out over your competition by removing clutter and staging it well. Some sellers are throwing in amenities, such flat-screen televisions and state-of-the-art audio systems. Some are offering bonuses as incentives to the realtors who make the sales, motivating an increase in the number of showings. Realtors advise sellers to be prepared to negotiate with buyers and not to automatically turn down reasonable offers. <br /><br /> Buyers  Realtors see this as a good time to buy if you plan to own the property for at least three-to-five years. Realtors do advise that you look for condos that will hold their value over time for a better resale value. Look for units with a great view; close to downtown or shopping areas for lower gas usage; easy access to parking, public transportation, necessities and amenities; an elevator and spacious floor plans; garage parking in cold climates; and a doorman or concierge if in a luxury market. Realtors also advise that you take your time shopping for the right condominium. Buyers will decide what they want and what they can afford; then seek out realtors they believe can find a bargain. But despite all that planning and agonizing, realtors report that a large percentage of offers result in counter-offers. What do you do then? <br /><br /> Rejected? Not Really <br /><br /> Realtors will tell you that some homeowners take a low offer on their house a bit personally.     <content:encoded><![CDATA[ Having been a member of the <a href="http://www.artwoo.com/tag/national+association+of+realtors" rel="tag">National Association of Realtors</a> (NAR) for three decades, I cannot recall the Association forecast being anything but overly optimistic. I'm also a member of the San Diego Association of Realtors and the <a href="http://www.artwoo.com/tag/california+association+of+realtors" rel="tag">California Association of Realtors</a>; the same holds true for their forcasts. <br /><br /> I believe <a href="http://www.artwoo.com/tag/realtor+associations" rel="tag">Realtor associations</a> serve a noble purpose, but I do have a problem with these associations putting out an economic forecast. How can any forecast done by an economist who is an employee of trade associations whose membership is based on real estate sales, possibly put out an accurate forecast for <a href="http://www.artwoo.com/tag/real+estate+trends" rel="tag">real estate trends</a> if those trends are anything other than positive. So is the association actually enhancing the image of the Realtor by giving accurate guidance to the general public by issuing continual rosy forecasts? <br /><br /> Sure, on occasion the forecasts may provide a milk-toast opinion of possible market slowing. This is so rare and so wishy-washy as to be laughable. The real estate-buying public is becoming much more sophisticated and it's my opinion that the constant overly optimistic outlook of the National Association of Realtors is making the association and all its members look foolish to say the least. <br /><br /> In February of 2005, then NAR chief economist Mr. Lereah published a book titled: "Are you missing the <a href="http://www.artwoo.com/tag/real+estate+boom" rel="tag">real estate boom</a>? The boom will not bust and why property values will continue to climb through the end of the decade =97 and how to profit from them." Shortly after the publication of this book, many real estate markets including San Diego's, took a distinct downward trend which has continued through to today. NAR's December 2005 forecast for 2006 said <a href="http://www.artwoo.com/tag/existing+home+sales" rel="tag">existing home sales</a> would fall 3.7% and new home sales would fall by 4.8%. It appears the facts were so overwhelming, NAR could not issue a postive forecast, so they issued the mildest 'soft' market report possible. If the general public relied on this report, they would have been served very poorly. The data released in December 2006, actually showed existing home sales fell 8.6%, more than twice the NAR forecast. Plus, new home sales fell 17.8%, which was almost 4 times more than the NAR predicted. <br /><br /> In December 2006 the chief economist for the NAR said: "Most of the correction in home prices is behind us, but general gains in value next year will be modest by historical standards." It was said in this report that existing home sales were expected to be off 1% and new home sales to fall 9.4%. What actually occurred for 2007 was that existing home sales took a fall of 12.3%, and not the 1% estimated by the NAR. New home sales were down about 25%. <br /><br /> What is the latest NAR forecast? For 2008, the NAR is projecting existing home sales will increase very slightly, and the median home price should also increase. Also predicted is that new home sales will continue to fall sharply in the range of about a 12% drop. In the report NAR speculates that for the largest part of the market, existing home sales, the bottom has come, and 2008 will be a turning point. <br /><br /> Based on their last two yearly forecasts, is the NAR's 2008 projection, accurate? With the Fed dropping interest rates hand over fist, I think there is a 50-50 possibility that finally NAR's projection may be close to reality. If the housing market numbers for 2008 come anywhere close to NAR's projection, will it vindicate the necessity for the association having an economist on staff? To me it's kind of like a broken clock; it will be correct at least twice during a 24-hour period. <br /><br /> I believe the NAR should leave the forecasts up to the government and the Wall Street economists and just report the actual housing numbers. Let's face it; it's not always a good time to buy real estate. When someone adopts a garden for a school a representative from the NGA will complete a list of items for the adoption to get off the ground running. The requirements are that the school interested in receiving a grant must be teaching and gardening with students between the ages of 3 to 18 and the group can consist of no less than 15 students at anytime. Any school that wins a grant or scholarship from the National Gardening Association must fill out a survey at the end of every year that explains the impact of the program on the students. Each individual grant has a different type of impact report to file with the association at the end of each year.<br><br>Finally, the GROW Program is an ongoing project run by the National Gardening Association advocating the importance of gardening at schools, home and in communities. We're everywhere! The reason is pretty simple: It's not extremely difficult to get your <a href="http://www.artwoo.com/tag/real+estate+license" rel="tag">real estate license</a>, a college degree is not required, and the income potential is pretty high. Unfortunately, this means that there are a lot of BAD Real Estate Agents out there. The BEST way to find a good professional -- in any industry -- is to ask for a referral from a trusted friend or colleague. This does not, however, mean that any person referred to you is a quality professional -- everyone has a brother, sister, aunt, uncle, or cousin who is in the business, after all -- but it will increase your odds. There are a few questions that you should ask ANY Real Agent before signing a buyer's agency or listing agreement. <br /><br /> 1) How long have you been in the business?  Pretty much any average person could decide they want to get their license today, and have that license in their mailbox a month later. Because of this, your Real Estate Agent's experience is VERY important. A new Agent will learn a LOT their first year, and will continue to learn more with every transaction. Don't automatically choose against a newer Agent -- they typically bring a lot of energy to the transaction, and they will have LOTS of time for you. However, if you do decide to use a newer Agent, make sure they have a great support system behind them. <br /><br /> 2) Are you a Realtor?  Not all Real Estate Agents are Realtors. Members of the <a href="http://www.artwoo.com/tag/national+association+of+realtors" rel="tag">National <a href="http://www.artwoo.com/tag/association+of+realtors" rel="tag">Association of Realtors</a></a> have to adhere to a strict code of ethics, or otherwise face having their membership revoked. Also, you must be a member of the National Association of Realtors to have access to the MLS (Multiple Listing Service) which is what gives Realtors access to almost every home for sale in their market area. <br /><br /> 3) What <a href="http://www.artwoo.com/tag/certifications" rel="tag">certifications</a> do you hold?  There is an "alphabet soup" of advanced certifications that Real Estate Agents can earn. While it doesn't automatically mean that they are a good Agent, it does mean they are serious about their job. Keep an eye out for GRI -- this is the most time consuming certification to obtain. <br /><br /> 4) What is your specialty?  Real Estate Agents typically categorize themselves as either "commercial" or "residential" which are vastly different. Even among Residential Real Estate Agents, though, agents will specialize in Buyers, Sellers, or Renters. Some Residential Agents successfully handle Buyers and Sellers, but make sure they come with plenty of satisfied customers. Agents typically cut their teeth working with renters. <br /><br /> 5) Can I have a list of past customers?  Take the time to call a few of an Agent's past customers. Ask for their strengths and weaknesses (and make sure they don't share the Agent's last name.) <br /><br /> 6) Who is your Broker? Can I call him/her?  Real Estate Agencies are moving towards the "mega-brokerage" mentality which means that many Agents today have never met their Broker. If an agent doesn't have their Broker's cell phone number, find out who they will call if they run into questions. <br /><br /> 7) How many sales did you complete last year?  A good agent will complete at least 25 sales per calendar year. You want to make sure that the agent helping you through the largest purchase or sale of your life is a GOOD agent. <br /><br /> 8) Is this your full-time job?  It always surprises me how many people are willing to let their office mate down the hall handle the purchase or sale of their home. You need someone who handles real estate transactions full-time, day in and day out, to make sure that your best interests are taken care of. <br /><br /> There are plenty of fantastic Real Estate Agents working today. Unfortunately, the incompetent Agents really stand out. (Did you hear about the Agent who contracted the wrong house?) Understanding the demographics of today's homebuyers and sellers is therefore vital to understanding the current trends in the real estate market, as well as the current and future housing needs of <a href="http://www.artwoo.com/tag/home+buyers" rel="tag">home buyers</a> <br /><br /> The <a href="http://www.artwoo.com/tag/national+association+of+realtors" rel="tag">National Association of Realtors</a> (NAR) conducts an annual survey of demographic patterns of home buyers and sellers. This report is entitled the NAR Profile of Home Buyers and Sellers and is available through the Association. <br /><br /> The 2006 NAR Survey uncovered the following information about the age of home buyers. The typical age of a homebuyer is 41 years. While first-time buyers are much younger with a median age of 32, repeat homebuyers have an average age of 47. Younger people, falling within the 25-34 age group, make up most of the home buying population. <br /><br /> The Survey revealed that there were differences in the <a href="http://www.artwoo.com/tag/median+household+income" rel="tag">median household income</a> of various market segments. While the median national household income of the general population was $46,326 in 2005, the <a href="http://www.artwoo.com/tag/median+income" rel="tag">median income</a> of home buyers was much higher at $71,800. Among them, first-time buyers had a lower median household income at $58,300, whereas repeat home buyers who had an income of $81,900. <br /><br /> The Survey reported that approximately 62% of homebuyers live in homes that do not have children under the age of 18. In fact, home buyers who had one child living with them accounted for less than one among every five buyers. This finding is consistent with the upcoming retirement of <a href="http://www.artwoo.com/tag/baby+boomers" rel="tag">Baby Boomers</a>, many of whom have already raised their children. <br /><br /> Nationwide, a typical homebuyer purchased a home with a <a href="http://www.artwoo.com/tag/median+price" rel="tag">median price</a> of $214,000 and within 13 miles of their previous residence. This indicates that most homebuyers already live in the community in which they purchase a home. Moreover, three out of four homes sold were detached single-family homes. <br /><br /> According to the survey, 80% of homebuyers have used the Internet for information, which is higher than previous years and validates the importance of the Internet in the real estate industry. Notwithstanding this growing reliance on the Internet, real estate agents continue to be the homebuyer's top source of information. The Survey puts a whopping 87% of Internet users as having used the services of an agent, with 35% of them making a purchase through them. <br /><br /> The information above is a good snapshot of the demographic profile of homebuyers.
