    <content:encoded><![CDATA[ DISCLAIMER: This article is intended for reference purposes only and does not constitute <a href="http://www.artwoo.com/tag/legal+advice" rel="tag">legal advice</a>. <br /><br /> In landlord-tenant <a href="http://www.artwoo.com/tag/legalese" rel="tag">legalese</a>, "abandonment and surrender" refers to the process by which a lease is termina<a href="http://www.artwoo.com/tag/ted" rel="tag">ted</a> prior to the end of its term. For example, suppose Tenant Ted signs a lease from January 1 to December 31 with rent payments due on the first of every month, pays the rent on time for the first four months, and then moves to <a href="http://www.artwoo.com/tag/outer+mongolia" rel="tag">Outer Mongolia</a> on April 8. What can Laura Landlord do about it? <br /><br /> First of all, she cannot move in another tenant before Ted's next rent payment becomes due (May 1) - no <a href="http://www.artwoo.com/tag/double+dipping" rel="tag">double dipping</a> allowed. The property is Ted's to possess at least until he becomes delinquent in paying rent. <br /><br /> Second of all, as long as Ted continues sending a rent check every month, he can become live in a tent in Outer Mongolia and Laura will still not have the right to move in another tenant until January of the following year, when Ted's lease expires. <br /><br /> So what if Ted stops paying monthly rent? <br /><br /> Well, if he's just a couple of days late, then under most leases and under the laws of most states, Laura will still have to wait a certain specified period (maybe a month) before she can terminate the lease and move in another tenant. At that point Ted will owe Laura damages equal to one month's rent plus any expenses he caused Laura by terminating his lease early (suppose, for example, that she couldn't find a new tenant <a href="http://www.artwoo.com/tag/willing+to+pay" rel="tag">willing to pay</a> as much as Ted was paying - Ted will owe Laura the difference multiplied by the number of months remainng on the lease). Because Laura chose to terminate the lease, she can no longer demand that Ted pay the entire year's rent. <br /><br /> But Laura doesn't have to terminate the lease at all if she doesn't want to. Suppose she's charging Ted rent at a rate that is way above market value? She may decide to sue Ted for back rent instead. In this case she is NOT terminatng the lease (and Ted can't terminate it without proper grounds). She sue Ted in small claims court every month as rent comes due, or she can wait until the end of the lease term and sue him for it all at once (as long as the statute of limitations hasn't expired). St. John Health provided more than $100 million in uncompensated care in the past year. "Both my children were born at St. John -- even I was born at St. John," remembered Roma. "However, my active involvement with the Guild didn't begin until my son was hospitalized in 2003. At three years old, he caught influenza and had to be placed in isolation for an extended period. The amazing care he received spurred my need to become part of the organization."<br><br>"The Guild is a significant provider of funds for St. John," Roma continued. "The hospital petitions us whenever they have a need. The Guild then works to fulfill their request. Recently, for example, the Guild purchased a machine to supplement the hospital's groundbreaking work in cardiac research and a software system for patient tracking through the Emergency Department."<br><br>June 4, 2008, marks the 48th Annual Guild Dinner. Mr. Anthony Soave will be receiving the Philanthropic Services Award, Dr. Joseph Beals will be honored with the Physician of the Year Award and the recipient of the Lifetime Achievement Award is Mr. Don Mattes. The proceeds of this year's dinner will provide funds for the St. John Hospital and Medical Center Lymphoma Care Center. We know they do. We've heard them say it and we're positive we've read it somewhere but we don't want to have to look it up and prove it. That would take extra typing and that's exercise. Who needs skinny digits?<br><br>We would like to point out how self-centered, selfish, stupid, and damn dumb that statement is. The world is full of people dying who don't want to - of war, pestilence, natural disaster, disease, and starvation to name a few. Yet we have women in this very wealthy [for now] country who whine that they'd rather die because they don't look like a <a href="http://www.artwoo.com/tag/hollywood+starlet" rel="tag">Hollywood starlet</a>.<br><br>The first thing to know is that <a href="http://www.artwoo.com/tag/hollywood+starlets" rel="tag">Hollywood starlets</a> don't even look like Hollywood starlets. Have you ever seen one of these doggy babes before the hair and make up and personal trainer and <a href="http://www.artwoo.com/tag/diet+pills" rel="tag">diet pills</a>? They looked just like us! Like real women with real hips who might even have real lives. Laura started her career making films in Hollywood but because she didn't want to follow in her mother's footsteps on the path of anorexia, she couldn't compete with the pencil thin babes that were all the rage in those days.<br><br>But hip-hip hooray, the times they are achanging. Now we have Ugly Betty -- who isn't really ugly and not in our opinion fat ... but compared to Nicole Kidman she's a moose. But don't we all love her anyway? We have tons of gorgeous B-FABs (Beautiful Fat <a href="http://www.artwoo.com/tag/ass+babes" rel="tag">Ass Babes</a>) to look up to now - the gorgeous Jennifer Hudson, Latifah the Queen and bootilicious Kim Kardashian to name just a few. Why are women still berating themselves when we finally have role models that we can respect and emulate?<br><br>We're tired of being lectured by skinny-ass doctors, friends, relatives, neighbors, cashiers, <a href="http://www.artwoo.com/tag/train+conductors" rel="tag">train conductors</a> and strangers in line behind us at the Duane Reade about how we are risking our health because of our size and how shameful that is. These people are often criticizing us while smoking, on their way to a bar for a martini lunch or simply breathing the air in a city. Why, we wonder out loud caustically, do they think they belong on their high horses? Oh yes. Some of them are also doing horse. The heroin. The smack. Even that is better than being fat according to this narrow minded, biased, thin-obsessed, mental-health-sucking pop culture. Not that we're annoyed (yes we are.)<br><br>There's lots worse things than being overweight. They include being mean to others, being arrogant and shallow and concerned with nothing except what we were born looking like. We say it's time to change that. We'd rather live and be happy than spend our time obsessing about thin-ness. Laura is a size 14 and Janette is a size medium, large, extra large, 16, 18 or 20 depending on the outfit. Surely there is more to judge us by than that. Laura and Janette weigh about the same but Laura is 5'11" and Janette fits neatly underneath a table (5'3"). We have lives, boyfriends, businesses and a mission. That mission is to carry a message of self acceptance for B-FABs (Beautiful Fat Ass Babes) everywhere that we can use to beat those mean skinny babes over the head with.<br><br>We are fine as we are. And you, the reader who isn't a stick figure ... you're fine too.<br><br>Don't waste time hating yourself. Self-loathing is more fattening than fudge. Hating yourself will just make it all worse. Instead, get a cookie, put your feet up and spend some time learning to love yourself as you are and leave the dying alone. Hrmmph. ONE slap is enough to quell a <a href="http://www.artwoo.com/tag/temper+fit" rel="tag">temper fit</a>.)...we're having the vapors because we just read -- in the NEW YORK TIMES -- that, in Japan, weight terrorism has begun.<br><br>Under a new law that they passed companies and local government now not only can but must measure the waistlines of their employees and citizens. If your waist is above the legal limit you get "re-education." We're pretty sure that means they can get D.W.E (Driving While Eating) convictions. <a href="http://www.artwoo.com/tag/what+on+earth" rel="tag">What on earth</a> will they do to people who accidentally slip and eat a donut before they get measured? Yoichi Ogushi, a professor at <a href="http://www.artwoo.com/tag/tokai+university" rel="tag">Tokai University</a>'s School of Medicine was quoted saying that the Japanese were all too thin to need this new law but that in the US there are so many people over 100 kilos that it would be useful. (100 kilos is about 220 pounds). On the upside we now have some clue as to how much a kilo is. We still have no idea how many <a href="http://www.artwoo.com/tag/pounds+in+a+stone" rel="tag">pounds in a stone</a> -- which is how they do your weight in England ("That cow -- she's 25 stone!")<br><br>Still, learning a few numbers isn't really enough to set our minds to rest on this one. Are there some obscure lines in the Patriot Act we don't know about yet? Is it possible that we live in a world where they have marketed us into our size 22's and that they now plan to make a killing fining us for our flub? Is all that white flour and <a href="http://www.artwoo.com/tag/corn+syrup" rel="tag">corn syrup</a> they hide in our food really just a long term plan to get our money? In Japan, if their employees don't lose the poundage, the companies get fined. How do you spell fired? As if it isn't already hard enough to get a job in a society that, while banning all other kinds of bias, tolerates and even encourages <a href="http://www.artwoo.com/tag/weight+bias" rel="tag">weight bias</a>? They will also, in Japan, fine the local governments where the thick waisted people work, contribute and raise their children. Can there be any greater way to foster hate crimes than billing tax payers because their neighbors binged on Pepperidge Farm and Hagan Daz? Oh....we has the willies on this one!<br><br>Oh yeah. We're steamed (not fried.) In the NY Times article they go on to say that in Japan they don't say you are "fat." They say you are "metabo." They say the word makes it easier for people to hear. Maybe this comment will make it easier for them to hear: B-FABs (Beautiful Fat Ass Babes) say you can take your "metabo" and ram it! The article suggests that some experts say that the Japanese government guidelines are so extreme that it will be almost impossible to meet them. They say that some people there think the real purpose of the anti-metabo laws are so they can eventually shift the health care costs from public to private funds. Are you starting to get the chills now too? Did you see Michael Moore's movie "Sicko?" It is so easy to imagine that insurance companies would leap at a chance to blame us for our illnesses and refuse to cover anything for anyone bigger than the Olsen Twins -- either one.<br><br>Has there ever been a greater need for us B-FABs to bond? Elina practically whispered this into my ear: <br /><br /> "You know, sometimes there are foods I don't really like. I just don't like to eat them. But I do. And over time, I start to get used to them. Eventually...it's not so bad." <br /><br /> I sat there and just stared at her in amazement. Elina had just shared with me a success principle that I knew I just had to pass on to you as soon as we got back to New York. <br /><br /> Like all things in life, this principle can be either an 'Achilles Heal' or a panacea for dramatically increasing your personal development and success this year. <br /><br /> It's what you do with it that makes the difference. <br /><br /> You see, many of us are doing things we don't want to be doing; things that don't bring us joy and a sense of accomplishment. <br /><br /> Many of us are doing things we don't want to be doing. (I've come to realize that a lot of my discontents stem from WITHIN and not from my partner). <br /><br /> Don't settle for less than what's great within yourself. <br /><br /> When you push yourself to be greater than you were yesterday, a lot of times your work, family and other relationships will 'Magically Transform.' <br /><br /> That brings us to the other side of the coin with this success principle. <br /><br /> All successful people do things that need to be done but no one else wants to do. <br /><br /> Can it be uncomfortable? <br /><br /> ABSOLUTELY! You bet it can! <br /><br /> Carving out a space for your dreams and aspirations from a day that's already filled to the brim can be like eating that vegetable you never liked (mine was spinach). <br /><br /> But I can assure you it gets easier. <br /><br /> Just do the right thing: again and again and again. <br /><br /> Then watch for results. <br /><br /> Over time, you'll see: it's not so bad. It could be that a cool, easy to prepare summer soup is just what you need. <br /><br /> Below are 3 <a href="http://www.artwoo.com/tag/recipes" rel="tag">recipes</a> for soups that can be made in your <a href="http://www.artwoo.com/tag/food+processor" rel="tag">food processor</a> or blender. If you have the ingredients on hand, none of them take more than 10 minutes to make. They are all delicious, nutritious, and really refreshing on a hot day. While the recipes all suggest you use a food processor, you can get very good results by using a blender or <a href="http://www.artwoo.com/tag/hand+blender" rel="tag">hand blender</a> too. <br /><br /> These are all very simple recipes, so don't be shy to modify them and get a taste that your whole family can enjoy. <br /><br /> Here are the recipes. <br /><br /> Summer Vegetarian soup  This is great tasting soup with a touch of Italy included. It is super easy to make and very healthy. Simply throw everything into your food processor and mix until it is smooth. If you find that it is more like a smoothie than soup, simply add more liquid (or swap one of the Roma tomatoes for another more juicy variety). Pour into bowls, garnish as you wish (minced chives are nice) and enjoy. <br /><br /> Sensational Salsa and Black Bean <br /><br /> This soup is a very simple soup that takes just a few minutes to prepare. It can be served hot or cold, but always benefits from being heated.  Roughly 4 servings <br /><br /> INGREDIENTS:  2 normal sized cans of black beans (any brand is OK, but try for low salt)  1 1/2 cups soup stock (Just use chicken, beef, or vegetable bullion)  1 cup of your favorite salsa (chunky makes a heartier soup)  1 teaspoon cumin (best to use fresh ground in the soup and you can sprinkle seeds on top too)  1/4 cup of sour cream  1-2 green onions chopped fine <br /><br /> Process:  Put the beans, salsa, cumin, and soup stock into a food processor (a blender is OK too). Puree the mixture until it is creamy in texture. Pour the mixture into a mid-sized pot and heat on low-medium until it is completely hot. This allows the flavours to merge. If you are going to serve it cold, move it to the fridge to cool off till it is time to eat. To eat it hot, simply serve into bowls and garnish with the onions and some of the sour cream. <br /><br /> MANGO SOUP <br /><br /> Mangos are simply divine. They are great as a fruit, mixed into drinks, added to salads. They also make a really good cool summer soup which is explained below. <br /><br /> Ingredients: <br /><br /> 1 large RIPE mango (it will be soft, no squishy, to touch)  2 cups chicken soup stock (make your own or use bullion if you must)  1 TBSP lemon grass (available in most Asian markets, it looks like long greenish reeds when you buy it)  1 TBSP ginger - Freshly chopped is best  Ground chili peppers to taste  1 cup yogurt (2% plain is best)  2 TBSP cilantro (chinese parsley) chopped fine <br /><br /> Process:  Chop mango and put in food processor. Mix briefly and then put in the ginger, lemon grass, chili and 1/2 cup of soup stock. Mix again till everything becomes very smooth. Move the soup into another bowl (be sure it is large enough) and mix in first the rest of the stock, and then the yogurt. This is best served cold, so put in fridge till you are ready to eat. Then put into bowls and serve with the cilantro as the garnish. <br /><br /> As the temperature starts to go up give these soups a try.     <content:encoded><![CDATA[What happened to the time? When we are busy in our day-to-day lives, it sometimes seems that whole seasons pass in a blink. And the goals we have...well, they can easily slip by in that blur too. You want to WAKE UP: to get control of your time and meet your goals. But how? <br /><br /> In coaching we sometimes talk about our lives being in process. That is, our lives are constantly flowing forward over and around the <a href="http://www.artwoo.com/tag/highs+and+lows" rel="tag">highs and lows</a> of our everyday experience, like a river. As humans we often try to minimize those <a href="http://www.artwoo.com/tag/ups+and+downs" rel="tag">ups and downs</a>: We plan for the future, we dwell on the past, and thus avoid experiencing the emotion at this present moment. As a result we dampen our aliveness and sort of zone out. No wonder we suddenly "wake up" to realize minutes, even days or weeks, have passed us by! <br /><br /> Have you ever had the experience of driving a car only to find yourself suddenly at your destination? Where have you been? Not present, that's for sure! But really, what does it mean to be present in your day-to-day life? <br /><br /> It's quite challenging to focus all your attention on this moment. Try it: As you are reading these words, slow down. Experience the action of reading one word at a time. What sounds do you hear in the room around you? How comfortable are you? How are you breathing? Recognize that you are alive. Right now. In this moment. <br /><br /> What was that like for you? <br /><br /> Here's another experiment. <a href="http://www.artwoo.com/tag/go+ahead+and+laugh" rel="tag">Go ahead and laugh</a> - - but try this anyway. It may give you a whole new way to be in the moment: <br /><br /> As your go through your day, ask yourself: Where's my butt? On a chair? Against a wall? Walking past the <a href="http://www.artwoo.com/tag/consignment+shop" rel="tag">consignment shop</a> on Main Street? Crazy as it sounds; it is very difficult not to be present when you're trying to figure out where your <a href="http://www.artwoo.com/tag/rump" rel="tag">rump</a> is! <a href="http://www.artwoo.com/tag/welcome+to+the+here+and+now" rel="tag">Welcome to the here and now</a> :-) <br /><br /> OK! Now you've tried rump-awareness and have probably heard all kinds of other advice for becoming present in the moment -- breathing, mindfulness, meditation, and so forth. Now broaden the concept: how can you stay present and focused for a project or goal in your life? Select a theme. <br /><br /> Here's how it works: As an example, my theme for my business this year is "fun and inspired action." <br /><br /> This theme serves a filter. Each month, I review my business goals through the lens of my theme and prioritize those that will be the most fun and give me and my clients the most inspiration. <br /><br /> Brainstorming projects to undertake, I look for those that best match my theme. My theme gives me a sense of exploration when choosing new opportunities: last week alone, I was on a radio show and was a guest lecturer at the University of Maryland. These are experiences I wouldn't have imagined for myself in the past, but they came my way, fit the criteria and were so FUN! <br /><br /> A client of mine has a theme for the month in regard to his job search: Action! Driven by action he's got some aggressive goals for landing job interviews. In every step he takes he asks himself, "does this forward my action toward my goals?" You should see the guy -- he's on fire! <br /><br /> What is YOUR theme? She is a role model of self awareness and self acceptance and super success for millions of women everywhere. We Googled her. She recently signed a <a href="http://www.artwoo.com/tag/multiyear+deal" rel="tag">multiyear deal</a> with Warner Brothers, is in production on Stylista - a CW reality show set in a magazine world; is working on a DVD series of books for teens based on the best-selling book, Clique; and an ABC show produced by <a href="http://www.artwoo.com/tag/aston+kutcher" rel="tag">Aston Kutcher</a>. This girl is workin'!<br><br>Tyra also courageously promotes her message of positive body image, fat acceptance and more on her hit The Tyra Banks Show on the <a href="http://www.artwoo.com/tag/wb+network" rel="tag">WB Network</a>. Her success with Tyra and America's Next Top Model all at the tender age of 33 sends the most important message of all -- anyone can be successful if they overcome their own obstacles and forge ahead. Check it out; she earns a fat $23 million dollars per year and is #68 on Forbes Top Celebrity 100!<br><br>Tyra is also a success at being in her own skin. When it comes to body types, Tyra has had much to overcome. As a young girl she was very skinny and, in an attempt to become more full figured, she ate junk food. She gained the weight and then went from being called <a href="http://www.artwoo.com/tag/olive+oyl" rel="tag">Olive Oyl</a> to being ridiculed as America's Next Top Waddle. An unflattering photo of Tyra showed her having gained ten pounds, weighing in at 160 pounds. Tyra didn't take this sitting on her BFA (Big Fat Ass). Nope, as her <a href="http://www.artwoo.com/tag/typical+army" rel="tag">typical army</a>-of-one self, she responded to this negative press by saying to the camera, "You can kiss my fat ass!" This aired in March 2007, screaming to the world that she could give a rat's ass about other people's opinions of her luscious booty. She talked about feeling beautiful, hot and sexy in that photo of herself in her swimsuit. She doesn't care! She sees herself as she really is -- beautiful at any weight. She made the important point that women everywhere gain and lose weight all the time. We must love ourselves anyway and fight back at anyone who insults us!<br><br>Then, just this last June we got to appear on her show as guests to address that same topic with our self help humor book, Embracing Your Big Fat Ass, An Owner's Manual (Atria). The show also featured Carnie Wilson, who also needed to defend herself against recent negative press about her weight gain. The show was brilliant; they had on four other women, two with big asses who loved their big butts and two with colossal cabooses who were miserable about it. As expert authors we gave them advice. We gave kudos to the women that loved their BFAs and had managed to turn them into cottage industries, and words of support to the two unhappy B-FABs (Beautiful Fat Ass Babes). We told the sad girls to accept their body types and then we had them apply streamers to their BFAs and do a fun pole dance. The audience loved it, as did Tyra.<br><br>Everyone wants to know, what is Tyra like in person? She's gorgeous and every bit as nice as she appears to be on TV. As soon as we got there, we were whisked off into our personal green room, loaded with sandwiches and chips. Perfect. Our names were on the door to make us feel super special. We had a bit of an entourage with us - boyfriends, literary agents, press agents, etc. and they all decided to cram into our little green room. We had to kick them all out so we could prepare for the show. We ended up only having minutes to review with the producer the order of events that were to occur in our segment before we were whisked into wardrobe (where we got free ironing!). There was simply no time to vomit from nerves so instead we pretended we were calm as cucumbers.<br><br>Janette almost had an accident. Then we got led to makeup and hair -- or as we called it, Mecca. Tyra's makeup and hair people are brilliant. Laura still does the trick with her hair where she heats it up with a hot iron, then puts a hair pin in it to hold the hair in place until it cools. (This is a great tip gals, the curl lasts forever!) Then, standing backstage waiting to go on all dressed up was a big nerve-racking, to say the least. Janette got to go out first and Tyra slapped her on the ass in the show open. That was definitely an ice breaker even though Laura thought she deserved an ass-slap as well. (That's show biz!) Tyra is a consummate professional. She put us right at ease.<br><br>We thank you again, Tyra, for having us on your show. We thank you for speaking out for all of us babes who look less than perfect naked. Martha Stewart, look out, because as the New York Times recently said, Tyra is next! She is busily branding herself, riding the wave of her very own BFA! B-FABs love you, baby.
