The realisation that large areas of land are likely to be granted permission for housing developments in the future has encouraged people to add land to their investment portfolio.

How can you make money from land?

Whilst nothing is guaranteed, carefully chosen land can be an excellent investment. Here's how it works for private investors:

• An investment company researches land that's likely to be developed • The company buys a large piece of this type of land, currently without development permission • The land is sub-divided into smaller parcels • Private investors buy parcels of land for as little as £5,000 • Purchase includes freehold ownership and the investor's name on the deeds • Investor can sell the land at any time • Land will probably increase in value over time • Land will substantially increase in value if planning permission is granted

The relative affordability of this land means that it is now a serious investment opportunity for private investors. The land is always bought without any planning permission, which is why it is cheaper, and although there are no guarantees about the profits to be made, the investment company has usually researched the area including the numbers of new houses needed and the availability of other land locally before choosing which land to buy. This means that the company will not buy land unless it is very sure that it will be granted development permission at some time in the future.

How can you make more money?

A prudent investor may put some of the money generated by their first "land deal" into new pieces of land. This is a medium-term investment, so returns can come in 5-10 years. This means that with careful planning, you could re-invest your profits into a number of different parcels of land, making more money when permissions are granted.

A good land agent can talk you through your first purchase and help you to identify plots of land that fall within your criteria. <bio>Strategic Land Investments offers a selection of investment land across the UK.
Land banking is a relatively new investment concept that allows smaller investors to own a piece of valuable land.

How does land banking work?

When large parcels of land are put up for sale, they are usually far too expensive for a single small investor. Land that's in a good place for residential or business development is usually either bought by a land investment company or by a property developer. The owner then "banks" or holds onto the land until they are ready to sell it or develop it. During this time, they can parcel the land up into smaller, much more affordable section and sell these sections to private investors. Each investor holds the freehold to their land, and can sell at any time, although the best profits are usually realised when planning permission is granted for the site.

How much does it cost?

The cost of the land to small investors will depend upon the type of land, the potential for development and the size of the land. For as little as £5,000, investors can buy a good-sized piece of land in a prestigious location. You can, of course, choose to spend much more, and the land parcels are often graduated in size to accommodate a range of investors.

Is it complicated to buy?

Land is easier to buy than property. It is still a legal contract, though, so it's worth getting it checked by your solicitor. The straightforward nature of the purchase means that it can often be completed within 28 days.

Can I sell it?

In most, if not all cases, when you buy the land, you also acquire the freehold. This means that you can sell the land on at any time. Most people hold on to their property for between 2-8 years, to realise profits from the development of the site, but you can sell whenever you want or need to.

Where do I start?

If you're interested in land investment, then talk to a land agent. They will have a variety of sites on their books and have the experience and expertise to guide and advise you throughout the process. <bio>Nationwide specialises in land acquisition and sale across the UK. Cadastre refers to ownership boundaries and often includes the tenure, precise location, ownership, value, and dimensions of specific parcels of land.

Drawn to a variety of scales, parcel maps can be simple and general in design or very precise and detailed. The most simple of map designs will show a very basic schematic representation or layout of the basic land cadastre, whereas the most complex will include a finely detailed representation.

Since most parcel maps are drawn up at the local level, the standards used for their development vary widely. Hence, the existence of a disparate group of depictions for parcel maps. In fact, the purpose for each parcel map often determines the manner in which it will be drawn up. Some of the reasons motivating the drawing up of parcel maps include the movement of natural boundaries that have been used for boundary identification, administrative boundaries, the depiction of varying levels of interest in the parcel, and the attempt to show more than one parcel under the same ownership.

Parcel maps are generally related in some way to the document containing the legal description of the land. These documents include the information that makes up the record for describing the boundary ownership for given parcels of land. The line work and text on the parcel map can include subdivision name, right-of-way identification, lot lines, lot dimensions, page references, and parcel acreage. The purpose of parcel maps extends beyond the indication of ownership when they include positional accuracy, cultural information, and physical details.

Parcel maps often include the identification numbers to the land, the parcel dimensions, and streets and the street names. All of the shown information is typically used to locate and identify property. Parcel identification numbers are given to specific parcels to aid in their recognition. They are often used on tax assessment maps as well.

The existence of parcel maps in the private sector can be useful to appraisers, attorneys, engineers, surveyors, and corporations. Parcel maps have been developed at a variety of governmental levels as well as in the private sector. The existence of parcel maps can ease the governmental burden of zoning, site development, administrative tasks, the design of roadways, the construction of public works, and the control of lake and stream erosion. Tax parcel maps are one of the most common. This type of parcel map is typically used for describing properties that are linked by tax bills, ownership, or assessment. <bio>For more information about Parcel Maps visit http://www.docedge.com The nation's #1 Online Public Land Records Provider. </bio>

Whether it is property, stocks and shares, pension funds, business stakes or savings plans, it's a good idea to spread your money between a number of different options. If this is the way you invest, then think about adding land to your portfolio.

What can land do for me?

The right land in the right place can provide you with a great return on investment. In the UK, increasing demand for housing over the next ten years will make certain types of land very desirable as new developments are needed and builders and the general population look to sites further out from town and city centres.

How do I know which land to choose?

Unless you have a lot of money to invest, you won't be able to buy a large piece of land. Small private investors can buy parcels of land from investment firms, who have taken the time to research the available land and have chosen to buy land that they think is likely to be developed in the next few years. This selection is made by experts with many years of experience in land sales, and so the private investor benefits from their knowledge, without having to spend a long time researching the land themselves.

What length of investment am I looking at?

Depending on the land, it could be developed into housing or business premises in anything from two to ten years. Your land will probably increase in value over this time anyway, but the real profits come when development planning permission is granted. Once you have bought the land, you can sell it at any time you choose, but you will realise greater returns if you wait until building permissions come through.

Land is an excellent addition to your portfolio as a short- to medium-term investment. The potential returns make it an investment that's worth further investigation no matter how much you have to spend. <bio>Strategic Land Investments offers a selection of investment land across the UK.
There are many places for private investors to put their money, but to date, land purchase has been out of the reach of most.

Land is expensive, and the closer to transport links, amenities, schools and shops it is, the more you have to pay. In addition, land often only comes up for sale in large parcels, which are both too large and too expensive for the average investor.

This doesn't mean that buying land in order to build your own home, or just to sell on for a profit at a later date is completely out of the question. Depending on what you're looking for, you can take a step on the land-holding ladder.

Building plots

If you've decided to build your own home or business premises, you first need to secure a plot of land. Whether your aim is to live or work in the property, or to sell it on once it is completed, you will need to find a suitable plot in the right location. You can do this by visiting estate agents or specialist land agents. Just like buying a property, you can talk to them about your requirements and they can match those with the land currently available. You will need to check whether planning permission exists for the site, and if not, the likelihood of approval to build being granted. Your plot is unlikely to increase in value if you can't build on it.

Land investment

If you're just looking for an alternative investment vehicle, then you should consider land investment. Many UK land agents are now offering the opportunity for smaller investors to buy a parcel of land within a larger area owned by a single company or developer. This land may be targeted for development at a later stage and is usually in a key location, where its value is forecast to increase. This type of land is usually either too large or too expensive for small investors, but they can afford a small parcel of the land which they can then sell on again at a later date, hopefully making some profit along the way.

If you are a private investor and you are considering adding land to your portfolio, speak to a land agent for more advice. <bio>Nationwide specialises in land acquisition and sale across the UK.
Property buyers are looking for beauty when considering where to build their dream home. If you are among those looking for the most beautiful region to build your new home, look no further. There are beautiful places, and then there are stunningly beautiful places. In most cases, the stunningly beautiful places have been bought out long ago and are now kept within families because the assessed value has gone up so much that it should never be sold because it is a viable financial asset. However, there are a few gems left across America; one of those regions is the western part of North Carolina, in the Blue Ridge Mountains. Sure, perhaps it is stunningly beautiful, but is there still property to be purchased there? As luck would have it, there is still some NC land for sale in this western region.

The region is nestled between mountains that form part of the Appalachian Trail and five beautiful lakes, among them Lake Lure and Lake James. These parcels of land are found on some of the most rugged NC terrain, but are also very close to many small cities and towns that make for a pleasant rural living experience instead of a frustrating one. All too often, potential property buyers visit a rural spot that is simply too far away from `civilization' to seriously consider living and working there, what with commuting to work and transporting children some 30 miles to school and back every day. For a lot of families, this way of living is out of the question; thankfully, this NC land for sale does not pose that problem.

In the Blue Ridge Mountains region one finds the small city of Forest City (population under 20,000) and several smaller towns, for example Marion and Asheville. These towns offer everything from hotels and restaurants to entertainment venues and practical shopping needs. This region truly offers the best of both worlds, seemingly lost in the middle of the wilderness, but within three to four miles of common conveniences. You will also find the nearest hospital within 15 miles from the properties available for purchase.

Western NC land for sale does not only offer the best of both worlds when it comes to rural, but accessible living. This region also offers a property investment. You do not have to be a real estate specialist to see that these parcels of property will increase in value, not just by the value of the house built on it, but also by sheer virtue of its existence. As the region becomes populated, prices should go up, but since each house is built on at least one acre, you can rest assured that your privacy is guaranteed.

Visit the website of Fall Creek Land Company today at http://www.ncland.info to see the wide variety in sizes of property parcels, as well as a wide variety of prices to suit any budget. Compared with the rest of the market of NC land for sale, Fall Creek is offering first-rate property at affordable prices. Contact them via their website with further questions and to schedule an appointment to view one of their available lots. <bio>http://www.NCLand.info is located in the Blue Ridge Mountains of western North Carolina and has many properties available for interested parties.
More are more people are looking for alternatives to traditional investment, as pension funds face shortfalls and interest rates remain low.

For many, it is the lure of property, both domestic and foreign that attracts the attention and the investment. Properties as second homes, rental vehicles or straightforward investments are very popular, but purchase can be complicated and maintenance costs are high. Land, on the other hand, is an untapped investment that could make some fantastic profits.

Why land?

Land is becoming an increasingly popular investment, particularly in places like the UK, where housing shortages are a growing problem and land consequently rises in value. The benefits of buying land include:

Return -- the rates of return on land, whilst not guaranteed, are often better than returns on any other type of investment, including stock market investments and property.

Simplicity -- the purchase of a parcel of land is a straightforward legal transaction that can be completed within 28 days. Selling your land on is equally as easy.

Management -- you don't have to be checking share prices every day or spending your profits on maintaining a property, or dealing with tenants. Instead, you buy your land and then leave it until development plans are agreed, or you simply want to sell it on. It is a simple, low maintenance investment.

Locality -- no matter where you live, there is probably some land available for purchase. You can visit the site, talk to the company that owns the land currently and look into the likelihood of planning permission being granted. You can have a direct involvement with your investment.

If you have money that you want to invest, but you're not convinced by the level of return on traditional investment vehicles, then think seriously about buying land. Even a small investor can access this market now, through land banking, where a single company buys an expensive piece of land and then sells smaller parcels on to private investors. Talk to a land agent to see how you can get started. <bio>Nationwide specialises in land acquisition and sale across the UK.
Land subdivision is a very time consuming and challenging process. Regulations can vary by government jurisdiction and the process can take months (or even years) to complete.

I would define land subdivision as "any parcel of land that is divided into parcels or lots that exceed a pre-described amount." However, this definition is often insufficient. There are many locational variations between cities, counties and states in the requirements for land subdivision that must be considered. Accordingly, knowledge of local practices and relevant governmental requirements are essential to the correct understanding of land subdivision.

The following discussion of the land subdivision process is meant only as a guide. Not only are there variations in rules and regulations depending on the government jurisdiction, there are often many exceptions that can be very complicated, so make sure that you verify the requirements with your state and local governments.

Preparation

Careful consideration is required during the preparation process. The developer prepares a plat map and any other documentation that may be required by the various governmental agencies involved. These requirements are often included in an application for a subdivision public report.

These documents are then submitted to a variety of agencies for their approval. Often these governmental agencies establish specific requirements for the entire subdivision, and may also specify certain requirements for all (or any given number) of the individual lots within a subdivision.

Depending on the project and the legal and regulatory environment surrounding the land subdivision, a developer will need approval from many different government departments and agencies.

In addition, there are a substantial number of independent professionals that must be involved in the land subdivision process. Because of the time constraints and costs involved, the developer needs to carefully monitor the project and hire the required professionals.

Approval Process

Upon agency and department approval, the plat map is usually recorded with the County Recorder. The Tax Assessor is then provided with the necessary legal authority to demand maps, drawings and workpapers pertinent to the property.

When sufficient information is submitted, the Assessor prepares a map to accurately reflect the new land subdivision, assigns each parcel a parcel number, and establishes a county subdivision file.

Often the State Department of Real Estate reviews the submitted data and performs an inspection of the land subdivision. If the application submitted is complete and acceptable, a public report on the subdivision will be issued and the developer may proceed with any sales activities associated with the subdivided parcels.

Summary

The land subdivision process can be very complex and time consuming. It is often very risky and usually requires a significant financial investment. The process can be as short as several months but can be as lengthy as several years in some of the difficult regulatory markets.

I would recommend educating yourself on the process as early as possible. In addition, always plan for surprises as they are almost sure to take place. <bio>Paul Sunndin is a writer and real estate investor.
Land investment is no longer the preserve of the super-wealthy and big developers. As a small investor, and with a little help, you can now turn land into cash.

What's the attraction of land?

When you're thinking of something to do with your money, land is rarely at the top of the list. That's because most people assume that any land with development potential will be too expensive for them, and so they turn to more affordable investments such as savings accounts, FTSE 100 company shares and tracker funds. Take another look at the potential of land though, because it could make you more money than all your other investments combined.

Why are the potential profits so great?

As a private investor, you will be buying a parcel of land within a larger plot; this is what makes it affordable. The land company buys a large area of land that it has researched and which it thinks has a high likelihood of being ear-marked for housing development in the future. The land is reasonably cheap because it doesn't have planning permission attached to it, and so the investment company divides it into smaller plots so that private investors can buy affordable land. If the company is right, and the land is later granted planning permission, the value of the land increases substantially -- sometimes by as much as 800% - and significant profits can be made. The UK's demand for housing is increasing every year and there is a constant need for new development, so more land is needed to fulfil the housing need.

Are there risks?

Land is the same as any other investment; profits cannot be guaranteed. There is a risk that planning permission will not be granted for the site where you hold land. That's why you should always speak to a reliable land agent and make sure that you are happy with the investment company's reasons for thinking that the land has development potential. No land agent should promise profits, but if you invest wisely, you could see an amazing return on your investment. <bio>Strategic Land Investments offers a selection of investment land across the UK.
Businesses often need an urgent door to door delivery service and sometimes the mail service either can not do what is required or is far too expensive. This is the niche that the local courier company occupies; delivering parcels, valuable documents, boxes of files, hazardous material and office furniture safely and quickly to their destination.

If you like driving and being outdoors then a courier business could be ideal for you. But before you even think about getting started, you will have to decide what kind of delivery service you want to offer.

Are you going to deliver locally or further a field? Once you have decided how many kilometers you are willing to travel it's a simple matter of drawing a circle on a map to identify your market place.

Then you have to examine the types of goods that you are going to deliver. Are you going to focus on small packages, fragile goods, pallets or full loads? Your decision will dictate the kind of transport that you need. Motor bikes are great for delivering urgent documents but a van will be required for anything larger.

Is this going to be one person business or are you thinking about employing drivers? It is possible to run a small local courier business single handed but if you are targeting a larger area then you will need to get decent drivers that are fit and reliable.

Now it is time to research your competition. What kind of services do they provide and what is the going rate for their deliver service. Initially you will need to undercut the competition to get started but in the longer term quality of service is much more important than just price alone. Once you get a reputation for providing a great delivery service then word of mouth will spread and a lot of your business will come from recommendations.

Your target market place will dictate how you advertise. For a local delivery service it is a good idea to deliver leaflets to all the businesses in your area followed by a phone call with the intention of getting in front of the decision maker. Often the person that you need to speak to in a small business is the owner but in a larger company it could be the secretary or warehouse manager that makes the decision.

Other cost effective ways of getting your message across include advertising in your online business directories and placing small adverts in the paper.

It is a good idea to work for a courier business delivering parcels to learn the ropes before you start on your own. This will help you to achieve a lot. You get to meet a lot of potential customers, see how the delivery service operates and finally decide if a courier business is right for you.

Communication is vital in this business and sometimes a mobile phone is just not good enough. It is a good idea to have multiple communication devices like pagers and radios to back up the two way communication so that you can always keep in touch with your base and your customers.

The way to make money in this business is to deliver the maximum number of parcels whilst driving the minimum number of kilometers so plan your journeys accordingly. You can get great software that will help in this manner as will a good satellite navigation system for all your drivers.

If you are not sure about starting the business on your own why not consider a courier franchise? There are many available that offer full training and support. You can also count on the network of franchisees to get your parcels delivered on time.

Is it a bird=85 is it a plane=85 no=85 it's your local courier, delivering your urgent parcels quickly and efficiently to the final destination in pristine condition. <bio>Naz Daud - CityLocal Internet Business and Franchise Opportunity http://www.citylocal.co.uk http://www.citylocal.co.uk/frontend/franchiseinfo.php?cityid=79 http://www.citylocal.ie http://www.ecademy.com/module.php?mod=bloganduid=120141 http://www.citylocal.co.uk/cities/Dundee/news/article/921/ </bio>

If you're considering buying land, you need to talk to a land agent.

As land investment grows in popularity, there is no shortage of land agents willing to help you channel your money into the land they promote. Finding a good, reliable land agent is the first step to profitable land ownership.

Whilst buying land is usually more straightforward than buying property, it is still a legally-binding deal and things can go wrong. That's why you need an honest land agent that can help you through the process from start to finish and ensure that everything runs smoothly. When you are looking on the internet for land agents, or speaking to an agent on the phone, make sure you check that they:

Recommend a solicitor

Even though the process is fairly clear-cut, it is a good idea to have a solicitor look over your contract to check that everything is in order. Agents that dissuade you from going to a solicitor may have something to hide -- those that recommend that you take the contract away and make sure you're happy with it are a better option.

Talk you through the planning process

The level of profit you reap from your investment in land is largely down to whether planning permission is granted for the development of your land. Make sure that you ask the land agent about this process, so that you understand how it works, the timescales involved and what happens to the value of your land if planning is denied.

Give no guarantees

Even with an excellent investment like land, there's no guarantee that you will make a profit and a land agent shouldn't offer such a guarantee unless they can prove to you how your money will grow. Be very wary of agents who don't make it clear that profits are based purely on the rising value of the land, which is affected by a variety of factors outside the control of the agent.

Are happy to give recommendations

Ask if you can talk to some current or previous clients so that you can get some feedback on the advice and service given by the land agents. In today's world, most people will find land agents by looking on the internet and it makes sense to have access to other people who have used the agent rather than being seduced by a website -- always make sure there is experience and expertise at the heart of the agency. <bio>Strategic Land Investments offers a selection of investment land across the UK.
There is a much greater risk in purchasing land than there is in purchasing a home.

This is primarily due to the number of factors influencing a land purchase.

If you've never mad ea land purchase before, it's only natural that you would not be aware of these factors much less the difference between them and other forms of real estate.

You should become familiar with the process of purchasing land before making the actual land purchase.

Consider hiring an attorney to help you in the land purchase. When it's time to negotiate the contract, the attorney will be especially helpful.

Choose an attorney that has previous experience in real estate transactions that deal with land. This is the best kind of professional to assist you in the process. You can find an attorney using a directory or by asking for references from people you know.

You should never assume that you will be able to obtain a building permit for the land. Don't make your land purchase under this assumption. You can be denied a building permit for several different reasons.

The sales contract regarding your land purchase should include a clause that will let you out of the purchase if, unfortunately, you cannot obtain a building permit.

If you don't include such a clause, you will end up with a piece of land that you can only resale. Chances are if the land cannot be constructed upon, you will have making a land purchase to someone else.

Check with the local utility companies to be sure that you can have electric, gas and water services at the site. Do this before the land purchase. The last thing you want is to find out this information after you have signed the contract.

Find out if public sewer lines are available for the land. The local city hall can assist you in finding out this information.

If you find out that there is not a public sewer line accessible to the land, you will need to install a septic tank. As you think about the purchase price of the land, keep this cost in mind.

The city's building department can let you know if the land is zoned for what you plan to use it for. Different lots of land are zoned for different purposes.

Also check for any restrictions regarding construction and other uses of the land.

In some instances, the topography of the land can influence the cost of the work that must be completed.

Have your contractor look over the property to check for any costs that may come up because of the landscape. It is best to do this check now than to have to pay later.

You need to be sure of the details of the land purchase process.

If there is anything that you are not sure of, check with a real estate professional such as an agent or an attorney to find out the information you are missing. <bio>-Download 101 Free House Selling Secrets Here-with resale rights: http://www.freelandproperty.com/buysellhomes/buy.htm </bio>

If you're thinking of building your own home, your first priority after setting a budget is to find a suitable piece of land. There is always land available for purchase, but much of it is in remote areas, or is unlikely to be approved by the planning office, so there are many things to consider before you get out your chequebook.

Building land or building plot?

It is becoming increasingly difficult to find building land exactly where you want it. The growth in property prices over the last ten years has resulted in a rise in the number of people choosing to build their own homes and that, together with ongoing residential developments, means that land is becoming more scarce. It may be wiser to look for a building plot. This is often a smaller, subdivided area of land, such as a large garden or paddock, where planning permission has been granted for a certain number of properties. These plots may be sold individually and whilst they may be smaller than building land, they are usually more centrally located and cheaper.

Planning permission

It's vital that the land you buy either has planning permission already in place, or a very good chance of getting approval. There's no point spending hundreds of thousands of pounds on a plot if you're never going to be able to build there. Building plots often come with outline planning permission, particularly if there is a house or building already there. Speak to your agent and to the planning office to ensure that you are going to be able to build when you want to.

Location and access

You need to check that the building land or plot is in the right location for you and that you can have access both in terms of getting on and off the site, but also for connection to utilities such as water, electricity and gas. Not taking the time to check these issues could cause you great difficulty during your project and it's much easier to back out of a land purchase than it is to sell on a bad piece of land.

For the best advice and to find a range of suitable building plots or building land in your area, speak to a land agent. <bio>Nationwide specialises in land acquisition and sale across the UK.
Those that love all that Alaska has to offer can consider making their Alaskan cruise even more meaningful and amazing by taking on a land tour of the location as well as that of the by sea tour. There are many reasons to do this, if you have time and are more adventurous rather than just being the tourist. Alaska is a wilderness that is full of some of the most amazing landscapes and people. The culture and the view are two things well worth taking in to the fullest. With a land tour, you can experience more in depth what Alaska can offer to you.

The land tours will last a bit longer than a standard cruise line trip. They are going to cost a bit more as well for that same reason. Nevertheless, you will find many benefits from these land tours. You will be able to stay at various mountain lodges on land or in standard hotels if you would rather. There are also adventurous tours that you can take onto mountain trains or fishing expeditions into the wild waterways of Alaska. In addition, you can see first hand what life is life in Alaska and take in the culture of the people.

If you are looking to explore all that Alaska has to offer, then consider what you will find here. There are a wide range of experiences to be had from both your cruise ship as well as from the land tours. A true adventure into Alaska is not complete without a bit of exploring on the land. So, if you can not do the land tour, make sure that your cruise allows for more than a few shore adventures as well. This will allow you to experience a bit more of what Alaska has to offer to you. <bio>http://www.alaska-cruise-information.info </bio>

As small investors look for ways to ensure a good return on their money, land sales are increasing in popularity. Profits, whilst not guaranteed, are often better than those from the stock market, for several reasons:

Less risk, more profit

Whilst some investors have a significant investment in the stock market, often with a comprehensive, well-managed portfolio, for most smaller investors, their experience of the market is limited to one or two companies and they are therefore more open to stock market fluctuations and risks. Company share prices can be affected by many external factors, often beyond the company's control and, unless you are watching the market carefully day by day, you usually have to hold onto your shares for many years in order to turn a good profit.

By contrast, if you select the right land, or take the advice of a reliable land agent, you can realise potentially fantastic profits in a much shorter space of time. This is because the land that's normally made available to smaller investors has been carefully chosen. Big land investors buy and then bank land that they think will be ear-marked for development in the future, and then either hold onto it, or parcel it up and sell it to private investors, who reap the benefits if planning permission is granted at a later date.

No maintenance required

Once you've bought your piece of land, you own it outright and can sell it whenever you choose. You don't need to maintain it as you would a property and you don't need to follow its fortunes day in, day out, to find out whether you're making any money. If you need to raise money, you can sell your land quickly, whereas if your shares are at a low price, you won't be able to make enough cash.

The best of both worlds

If you have thought of investing in land, but don't want to get out of the stock market completely, then just broaden your portfolio by reducing your shareholdings and investing in land as well. You get the best of both worlds, and the chance to make a very health profit if you choose the land wisely. <bio>Strategic Land Investments offers a selection of investment land across the UK.
When people visit Costa Blanca (The White Coast) in Spain many say they would love to live there. A few really mean it and start looking into purchasing property. This is a pretty good investment since the area is rich with values. It is surrounded by beaches, is a hot tourist spot, and has a healthy climate of dry summers and mild winters for those who live there.

Where to find Costa Blanca Property

The most popular properties in the area are those that are nearest the water on the coast. The cities many are looking to buy in are Denia, Javea and Altea to the north, in the mountains, and Alicante and Torrevieja in the south. The demand goes up for properties that have extra amenities like private pools or hot tubs.

Another thing people look at when buying a property is what is nearby. Those near water parks, theme parks, animal parks and other attractions, which can often be found in Benidorm has many are very popular because these are locations families are looking to visit.

How to Find Property Around the Costa Blanca

There are a few ways to find properties that are for sale in the Costa Blanca are. The first is to hop on the internet and do a search for parcels of land that are available. Eventually you will want to work with a real estate agent in the region, who can tell you more about the specific neighborhood you are considering that you won't find in any internet search.

Don't think you are going to find a steal on property in this area. The prices here have been steadily rising, because it is a popular region. As of late, they have been leveling, but are still very high.

Some of the reasons for this are that many other people want to move to the area, so it's very popular for property purchases. Interest rates are low, so more people are inclined to buy. And investment into a property in the Costa Blanca region will always be a good investment as the area is getting more and more popular as a vacation spot and is very convenient for people coming from Northern Europe.

If you don't have to live right on the beach, you can find much better property deals a little further inland. Some of the properties that are about a 30-minute drive from the beach are much larger, have more land, and are more affordable since they are not in the center of the tourist district. Many of these properties will even have fruit trees or orchards on them.

Renting Out Your Costa Blanca Property

If you are thinking of purchasing a property in Costa Blanca but only plan to live there part of the year, consider renting it out the rest of the year. There are always people looking to vacation in the area, and if you are to rent the property, when you are not there, you will be able to bring in a little extra income to pay the mortgage. The amount you can rent it for will differ by the season you are trying to rent it out. <bio>Concentrating on informating about How to Find Property around the Costa Blanca, Robert Carlton pens for the most part for http://www.alicante-spain.com .
As a private investor, you'll know that it's almost impossible to guarantee a return, no matter how alluring the investment looks. It's always important to assess the risk you may be taking with your money before you commit to investing it.

Land investment is no different from any other savings vehicle. Many people have seen excellent returns on their investment, and land prices in key areas continue to increase; particularly where the need for housing is greatest and land for development is at a premium.

So, can you make money from land? Here's why land could be a good investment for you:

Housing shortage -- in the UK, there is still a housing shortage with, on average, only half the new homes needed being built each year. As demand continues to exceed supply in this area, developers will seek new sites and the planning authorities may grant permission on a wider range of sites in order to re-balance the housing scales. This creates a great opportunity for those who wish to invest in land.

Property prices -- of the new homes being built, fewer of them are falling into the "affordable" price bracket. This means that developers are realising higher profits for their projects and can afford to make higher bids for land for future development.

Lifestyle -- although rural and suburban land will also rise in value, there is still money to be made in central land locations. Where urban land can be regenerated, it is often turned into multi-function developments; apartments with shopping, eating and recreational activities all within the same site. There is a huge appeal to this type of lifestyle and these developments are still profitable.

Economy -- land doesn't have to be earmarked for residential development in order to make a profit. Out-of-town shopping centres, business parks and leisure complexes are still big business and whilst spending is high and these developments increase job opportunities in the area, they are also likely to make money for the landowners.

As always, profits can't be guaranteed. If you buy land that's denied planning permission, you're unlikely to make the returns that are possible when planning is approved, and that's a risk you must assess before you commit your money. <bio>Nationwide specialises in land acquisition and sale across the UK.
If you have decided to buy some land for development, either as a full-time commercial venture, or as a one-off, you will need to look at the ways that land can make the best return for you.

Before you buy

Don't buy land without checking some key facts first. Firstly, check what sort of development is permitted on the land. Planning regulations may rule out residential development for example, whilst commercial uses may be limited to certain sizes or purposes. Knowing what you can put on your land helps you when negotiating the purchase and when planning for the future. Also check whether there are plans for any developments similar to yours nearby. If one plot of land is for sale, its possible that there are several on the market and selling your development will be harder if it faces competition close at hand.

Residential

If you decide to build a residential development, you need to obtain appropriate funding and have your plans passed by the local authority. This applies whether you are building a single property or a multi-dwelling site. You must have planning approval before you start and you must make sure that you can connect the relevant utilities to your site. Careful planning before you begin a development is crucial to its overall success.

Commercial

There are several uses for commercial property. You could decide to build a warehouse or storage facility where you can rent units to local businesses at a reasonable price. If your land is in a good location, you might think about creating a leisure or retail development, which raises good rents but may face opposition from local residents during the planning process. Alternatively, you could build new office space, attracting local companies through targeted marketing, clever use of space and ease of access.

The use you make of your development land has an effect on the returns you can make from it. It's important to consider your options before you buy the land, because a development finance company will want to see your plans and your forecast returns before it lends you any money for your project.
The peel and stick address label has eliminated the use of customary labels. Handwritten ones are no longer a trend and its simple yet; strenuous task of manually incorporating personal information is now changed to printable peel and stick address label.

It is already of human nature to communicate through mails. Whether it is for business or personal correspondence, the use of mailings is an individual's way of people interaction and long distance communication. Letters are sent from all over the world each day and all of these served different kinds of purposes from legal settlements, banking transactions, business to personal epistles. With these, the existence of address label makes the concept of sending mails easier and secured as you become confident you're your mail recipients will be reached. The return address will also provide pertinent information to postal offices if any cases of unavailability on the part of the receiver transpire. Through this, you will avoid mulling over if your mail reached the addressee with the return address label as source.

One of the best options is the use of the peel and stick address label. As this has become widely popular among people, it can easily be bought on stationery stores and other merchandise outlets. These stores have customized templates where you can select your most preferred design and the rest of the information will be yours to fill out. Keep in mind that mails are as important as your personal belongings therefore, providing the right and appropriate information is deemed necessary in ensuring that it lands in the right person's hand. This also applies in sending out bill payments, banking documents and other personal parcels.

The use of peel and stick address label provided easier way of dealing with people. The use of these labels also provided the idea of making it more personalized as you can include personal quotation and other information you want to provide. This also calls for people to alter handwriting approach as not are endowed with a readable penmanship. Peel and stick address label will give out a handwritten free label generating formality with a touch of your individual identity and creativeness. People with less legible handwriting are more likely to have return letters since most of the time, postal offices fail to recognize specific handwriting. You wouldn't want this to happen therefore, the use of address label is gleaned more essential.

With the advent of emails and all the latest technology people might have thought that postal mails are outdated. However, this statement is a total opposite since a lot of people still prefer for a more personal written account or mail. Emails can be made-up by unknown hackers and intruders with your name as signature but a snail mail is far different from this. Personal documents and accounts cannot also be delivered via electronic mail and you would have to use postal mail instead.

Therefore, sending out parcels with your address label via postal is considered more efficient and secured as you have it stamped, sealed, and delivered to the right addressee.<bio>Find more information and tips about address labels by visiting Address Labels</bio>

Traditional common law provides a method to claim the title to a land through use. The law rules for adverse land possession are codified under various laws. They allow a person to assign a title to a land from the owner just by using the land, out in open for all to see.

For example, if someone builds a fence on your land with the intention of taking the property and even goes as far as to pay property taxes for a certain period, yet you do nothing about it, then he or she can claim the title of the land. The theory behind this is that by not disputing for the use of your land, you have abandoned your rights to the property.

There are several things that have to be considered elemental, though, when dealing with matters of adverse land possession. These include:

1) The definition of `adverse possession' involves many legal words which have special meanings and differ from their standard definitions. The elements of `adverse possession' are the real estate is open, actual, exclusive, notorious, hostile, under cover of claim or right, and continuous and uninterrupted for the statutory period.

2) The adverse possessor should have acted in the manner of owner of the property. The possessor should have engaged in the act of possession consistent with the property at issue in a manner which was capable of being seen by all. During the statutory period the person claiming the title must be the only person to treat the land in the manner of an owner (it does not mean that he should be the exclusive user of the property). The possession should not `hostile' to the title owner's interest in the property.

3) You can not claim adverse possession if it is a permissive use of the land. If the possession is not hostile then the land can be claimed under the theory of acquiescence.

4) All the elements of the adverse possession must be met throughout the statutory period. Even it is possible to claim adverse possession if there is a transfer of ownership, the ownership period is added cumulatively.

5) The length of time required to claim the title of land according to adverse land possession statute varies. It could be as short as few years or could be more than 20 years. Some states have the rule that the adverse possessor should have paid taxes every year on the land.

6) The defense against the adverse possession may claim the permissive use. If the claimant has been granted permission to use this property by the actual owner, then the claim fails. Government owned lands may be exempt from adverse possession.

7) If the land owner is also engaged in the use of the land in a manner consistent with that of the landowner, the claim fails. If the various aspects of the adverse possession is not able to hold out till the expiry of recommended statutory period or if the possession was hindered by non-use period of the property then also the claim is deemed fail.

It is important to note that the real estate laws concerning the adverse possession vary significantly between jurisdictions. The law, definition of terms and the applicable statute of limitations can very considerably between jurisdictions. <bio>Parmdeep Vadesha is the founder of the largest online community of property entrepreneurs who buy below market value properties from distressed sellers facing repossession, divorce and bankruptcy.
