A County Court Judgment or CCJ are court judgments for money. They are registered with the Register of County Court Judgments and do effect a persons credit.

A CCJ can be handled quite easily by simply paying it off, however, if you can not afford that then you may end up with a mark upon your credit, or worse, having a lean on your property.

A CCJ loan is a loan offered by a lender despite a CCJ. Ideally, a person should pay off their CCJ as soon as possible to get it marked satisfied in the register, but if that is not possible a person can still find lending sources willing to extend a CCJ loan.

A County Court Judgment loan is just like any other bad credit loan. The lender is taking a risk because you have been proven, and in this case, in a court, that you do not pay your debts as agreed upon.

This means the lender is going to retaliate by charging higher interest and fees. A CCJ loan is going to be costly.

There are quite a few lenders who will extend a loan to people with a County Court Judgment. If a person is a homeowner they will have more of a chance of securing a County Court Judgment loan. This is because they can use their home to secure the loan.

If their property has a lean against it in conjunction with the CCJ, though, they will unlikely be able to use it to secure a loan.

Even if a person does not own a home or can not use their home to secure the loan, there are still CCJ loan options. Lenders will want to make sure, though, that the person can afford to borrow the money and pay back the loan. They will likely request documentation to prove income and they will want to see a very steady earning record.

Some things that could slow down a CCJ loan request are period of unemployment, self employment, commission income and other sources of income that are not steady.

This is because the lender is looking for a good source of income that will prove the person will not have difficulties paying on schedule.

A CCJ loan is going to carry a high interest rate and will often be a smaller loan. A person is unlikely to be able to make a big purchase with a County Court Judgment loan. However, a CCJ loan is a good way to build up credit.

A person can take out a small CCJ loan and pay it back according to the terms, which will then reflect good on their credit. Then they can secure a traditional loan in the future.

A County Court Judgment loan is something that may be the only option for someone with a CCJ. The best bet for someone in this situation is to get a County Court Judgment loan to pay off their CCJ debt.

Then will they not only be improving their credit through a loan, but also get their CCJ marked as satisfied in the registry, so they will really be improving their credit and making future lending options very good. <bio>James Copper helps homeowners with a bad credit history and CCJs obtain finance.
Judgment liens can be placed against ones home or other assets when they refuse to pay credit card bills, home improvement bills, or just about any other type of bill. All a creditor needs to do is pursue payment and if the homeowner is not able or unwilling to pay, the creditor can go to court and a judge can place a lien against the home of the person that owes the debt. While a judgment is often said to not be as serious as a tax lien, it is still something that someone should try to avoid and do away with if they have a judgment lien placed against them. Whether it's a tax lien or a judgment lien, these things are best dealt with right away rather than ignored.

Of course, it goes without saying that if you really ant to avoid having judgment liens placed against your home that you should pay your bills. But, we've all been in a situation where we just can't afford all of the things we need to pay. If you are in this situation, there is no shame in it because every now and again things come up and our bills just seem to grow and grow. Thankfully, judgment liens will not be filed the first day you have a late bill. If you are just going through a tough period where you need a little more time than usual, you'll usually be just fine and will not even have to think twice about judgment liens. Judgment liens don't happen when you're a couple weeks late on your credit card bill or if you forget to pay the landscaper for a month or even two.

But, if you go for long periods of time without paying a bill and without responding to attempts to collect the debts you owe, you might have to deal with judgment liens. Thankfully, this won't happen without your knowledge. You will usually receive notices from the creditor that they are going to court to file liens against you so that they can receive payment for their services or products. At this point it is a good time to swallow your pride and call the creditor and try to work out a payment plan that is something you can stick to in your financial situation and is something that the creditor will be happy with. In the end, no one wants to go to court, not you, or the creditor, so if you just communicate you can usually get him or her to stop the legal action and allow you to pay him or her off as you can, as long as you actually intend to do so. Most creditors will be happy to work with you, as they'll make more money on the interest they can charge you! Also, a creditor loses money when they have to take the time to prepare their case against you for court, so they'd rather get the payments a little late than have to go through the court process.

If you receive a notice that a hearing is scheduled in the attempt to place a lien against your home for nonpayment for services or products, you should show up to the hearing. You should state your case, especially if you believe that you do not owe the creditor, or if you dispute the amount that they are charging. Creditors are often willing to forego late fees and even interest charges if you are willing to pay them off sooner rather than later. If you are not present to defend yourself, the court will assume that the debts are valid and will go ahead and place the lien against your home, so it is in your best interest to go to the hearing as the court will often order a continuance or even a dismissal if they think that the circumstances warrant it. The worst thing that can happen if you show up is that the court does order the judgment lien, the best thing that can happen is that you are given more time to pay the outstanding debts before any legal action is taken.

Judgment liens typically are not something that will affect you right away; it just means that you cannot sell your house without paying off the debt. This means that the lien placed against your home will be paid off before you see any of the proceeds from the sale. If the lien is small, perhaps this isn't a big issue for you. If the lien is larger this might be something you want to think about because it could keep you from having a large enough down payment for a new home. Judgment liens typically have an interest rate attached to them according to state statute. This means that a lien isn't just a long-term loan between friends; it means that the lean holder is compensated for not having been paid for their services or products right away. The interest on the lien can grow quickly, making the debt more and more difficult to pay off before the sale of the home.

The best thing to do is deal with your bills right off. When the collection agencies start calling, don't be afraid to talk to them. Tell them that you want to pay your bills, but that you can't afford their arrangements. While the creditor may initially balk at the idea, eventually they'll see that they can get their money from you if they do it on your terms. So, if you can't pay your bills right away, pay them as you can and let the creditor know that you are making every attempt possible to pay the bills. If you can show a judge that you have been communicating and making regular payments to the creditor you may be able to avoid a judgment lien altogether. Judgment liens are not the end of the world, but they are best avoided so pay your bills or communicate with your creditor and attempt to pay off the debt, as you are able. <bio>For more Information please Visit: http://www.theforeclosuresinfo.com and http://www.JohnHomesOnline.com </bio>

Do you realize you have a divine appointment on God's calendar?

When God keeps that divine set appointment with us in heaven, Paul tells us in 2 Corinthians 5:10 that we will appear... that ALL MUST appear... before the judgment seat of Christ.

Now there is a lot of confusion about that place.

Judgment seat translates into Greek as bema, which in its simplest definition means a raised platform reached by steps. In the Greek culture that Paul wrote from and to, bema referred to the elevated platform on which victorious athletes received their crowns even as we say today in the Olympic games.

In the New Testament, it was used as the judgment seat of Pilate...of Herod. There was even a bema in Corinth where unbelieving Jews unsuccessfully accused Paul before the Roman governor Gallio.

So a person brought before a bema was to have their deeds examined for the purpose of recognizing and punishing wrongdoing or rewarding some achievement.

And that's what the Bible means, too.

Unbelievers, those who don't follow Christ, will have their sins exposed and be punished before the judgment seat of Christ. The Bible clearly, all too clearly, tells us that.

There will be, it says, much wailing and gnashing of teeth at the bema for, says the Bible, the fate of non-believers is eternal damnation in hell...everlasting punishment for sins which will be exposed by God's penetrating justice.

Now Christians will also go before the bema. But Christian believers will NOT be judged for sin at the judgment seat of Christ. Why? Because our sins were dealt with at the cross. Jesus, our very judge, paid for those sins with his blood. They are gone, Blotted out, Forgotten. Paid for.

So what will happen to us at that judgment seat?

The full truth about our lives, our character and actions as a Christian will be made clear to each believer. Each one of us will discover the real verdict on our ministry, our service, our motives. All hypocrisy and pretense will be stripped away.

As Samuel 16:7 says, "God sees not as man sees, for man looks at the outward appearances, but God looks at the heart."

The writer of Hebrews put it this way: "Nothing in all creation is hidden from God's sight Everything is uncovered and laid bare before the eyes of him to whom we must give account."

That's another part of our divine appointment.

The things we did with shallow, self-serving motives will not please God. That's the bad Paul refers to... stuff that means or counts for nothing, things which may not be sinful per se but things which had no eternal value, like working our way up the corporate ladder, earning all sorts of degrees, accumulating wealth, getting better at golf.... morally neutral things.... The things so many of us spend so much of our time pursing.

The things that are considered "good" at that bema, that judgment seat, are the things we do that DO HAVE eternal value, things done with a motive to glorify God. That's the divine ordained allegiance we are to have -- to bring him glory by our lives.

At that judgment seat, we will be rewarded for those deeds... deeds good and pure and pleasing to God. We don't know what those rewards may be....other than, glorious. But they await us. That is a certainty. <bio>Mike is the publisher of Online Christian Shopper (http://www.onlinechristianshopper.com), an online shopping portal specializing in Christian T-Shirts and Christian jewelry.
Mortgages are a common real estate means for individuals to finance the purchase of their home. Mortgages can be issued to those who buy new homes or for those individuals who already own homes yet wish to obtain a different mortgage known as a remortgage. Although many individuals are able to obtain mortgages without issue, there are quite a few who have trouble obtaining mortgages and remortgages and examples of these financing problems will be discussed in the paragraphs that follow.

County Court Judgment

One type of mortgage problem that individuals in the UK may experience relates to those individuals with a county court judgment, or CCJ. A county court judgment is a judgment issued by the jurisdictional court for a variety of reasons. When individuals have a county court judgment issued against their person, they may find that obtaining either a mortgage or a remortgage thereafter may pose a problem for them. It is important to keep in mind that CCJ remortgages are possible and one should not be discouraged if they have a county court judgment against them.

Self Certification Issues

Self certification issues are ones that plague individuals who have a hard time showing where their income comes from. This may hinder some individuals when they go to obtain a mortgage or remortgage as many lenders wish to see verification of employment and amount of income derived from that employment on an annual basis. Mortgage lenders and remortgage companies these days may have ways of addressing self certification issues so that the individual can still obtain a mortgage or remortgage. For help finding the best self cert remortgage an individual may inquire with the lender to see if they can provide a remortgage to this individual.

Poor Credit

Another issue one may encounter when trying to obtain a mortgage or remortgage relates to poor credit. Some lenders may frown upon poor credit yet there are some who specialize in providing bad credit mortgages or bad credit remortgages in UK areas. A mortgage lender or remortgage loan lender may find ways in which individuals can still obtain financing options of these types regardless of their poor credit history.

Defaults

Another type of mortgage problem deals with defaults. Defaults relate to failing to meet one's repayments on debts such as credit cards or personal loans. This type of bad debt is one which may prevent the individual from obtaining some mortgages and remortgages. There are certain lenders who will consider the defaults yet not allow them to prevent the individual from obtaining a mortgage or remortgage altogether. A bad debt mortgage and bad debt remortgage are possible for those who have defaults under their name.

Summary

The previously mentioned topics were just a few mortgage problems individuals may encounter when looking to finance the purchase of a new home or obtain a new mortgage. It is important to be aware of the various problems which may arise yet know that one can find a mortgage company or remortgage broker who is ready and able to help an individual obtain a mortgage or remortgage regardless of the mortgage problem. For mortgage info and remortgage info as well as remortgage advice, one should do some independent research to find the answers to their mortgage questions. <bio>Welcome to Central Mortgages, we specialise in helping people to remortgage their property whatever their circumstances. http://www.centralmortgages.com </bio>

Being deeply in debt usually means that the credit rating is also badly damaged. For some folks in this difficult position, doing nothing could be an effective way of dealing with their loans and credit situation and this is where the clarification of the term "judgment proof" comes in.

People with very little income and property without expectation of change in either have really nothing to lose. They cannot go to jail for bad debt, and both state and federal laws protect them and what they need for essentials such as basic clothing, ordinary household furnishings, food and even Social Security and disability benefits.

In essence it makes no sense for a creditor to take them to court because even if the creditor wins and obtains a judgment, they cannot collect on it. This is what "judgment proof" means.

For these individuals not paying off debt and credit repair seems not to have a tangible impact on their finances.

I said appears because this situation creates a deep hopelessness that really prevents people to take necessary action to improve their lives and their finances. If you are in this position, you know what I mean. I remember working in a neighborhood and with people in this situation for two years and the despair turned into violence was like a dark cloud that hid the sun. It was always there.

If you are in this situation, I know it is hard to think clearly, but wouldn't it make sense to take steps to begin taking steps to get yourself out of it rather than thinking that you have nothing to lose so why bother?

The point is all the things you can gain and not the things you do not have to lose.

It is true that your creditors may not want to sue you if they do not think you will ever have the ability to pay or that they cannot collect, but what about you? Do you also think that you will never have the ability to pay off a debt?

Debt like most things in life is a reflection of unrecognized opportunities. A lack of ability to pay off debt shows that you have yet to recognize something valuable in yourself that you can contribute and get paid for.

One of the better debt counseling and credit repair suggestions that I can make to a person in debt is within the statement, Know Thyself. Really coming to understand this statement opens up opportunities beyond imagining.

Call a debt counselor or a credit repair specialist, but by all means go to the library and also pick up a book to help you get to know yourself. <bio>For more information about http://www.mypersonalfinance.com/credit-counseling/ checkout http://www.MyPersonalFinance.com/blog/ </bio>

By dropping judgment we allow love.

In fact, when we drop a lot of things, we allow love.

Dropping all the stresses and 'have toos' allows the mind to relax. It lets the body yield and leaves room for the soul to manouvour into situations where it can grow.

When we drop judgments we become more clear on who we are and what we are really doing. Let me give you an example:

When a parent tells a child off, one of the judgments a parent has is that, if I don't tell them off they're always going to do that naughty thing. Yet often when a child does that naughty thing all they have is an unfulfilled need at that moment - and usually it's connection to love.

Whenever I successfully manage not to avoid judging my kids behaviour love flows. Recently my daughter stuck her tongue out at me when I asked her to do something - bless her. I walked away, admiring her strong spirit and hiding a smile. Later I asked her if I could stick my tongue out at her. She nodded. She then told me she didn't like it very much.

We agreed, just for a moment - in the name of fun - we'd both give each other permission to stick our tongues out at each other. We ended up rolling around the floor laughing. She said, 'But dad, dad, you haven't seen my angriest face yet.'

'Go on,' I said.

So she pulled her angriest face and we both howled with laughter, tears rolling over our cheeks and clutching our tummies in a way we've probably never done before.

Had I judged her for sticking her tongue out we'd have missed that wonderful opportunity. We'd also have missed moments when we've brought up the memories of that time when we stuck out our tongues.

I hasten to add, she's not stuck her tongue out at me in anger since - fingers crossed for the future, eh?

What releasing judgment does is this: it takes us from a place of acting out a drama. It then puts us in a situation of knowing and understanding.

Releasing judgment is the difference between fighting the evils of our life and seeing them as opportunities to grow.

That might all sound easier said than done. But when we understand that each event in our life is a calling to return to who we really are we become more conscious of why it's happening. How we experience what happens shows us how where we are on that journey.

Ultimately all any of us want is to feel love. Dropping judgment is a huge step.

Here's a few tips

1. When anything causes you emotional turmoil just pause, let go of any judgments and imagine you have let it all go.

2. Feel the weight lift from your shoulders.

3 Take a deep breath

4.
Guilt is an important feeling. It is the appropriate feeling to have when we have deliberately done something hurtful or harmful to others. People who can harm others without any feelings of guilt or remorse were formerly called sociopaths or psychopathic personalities, and are now defined as suffering from Anti-social Personality Disorder. Anti-social Personality Disorder is a severe disorder that includes -- along with many other symptoms - the lack of a conscience. Without a conscience, people can deliberately harm others without ever feeling guilt or remorse.

While it is very important to feel guilt at deliberately harming others, many people feel toxic guilt. Toxic guilt is inappropriate guilt -- guilt that comes from self-judgments regarding having done something wrong when is no actual wrongdoing.

For example Fran, one of my clients, was exploring the guilt she feels when she speaks with her mother.

"No matter what I say, my mother always seems to feel hurt and then I feel guilty at hurting her. Sometimes I wish I never had to talk with my mother. I don't want to not have a relationship with her, but I hate feeling guilty all the time."

Fran's feelings of guilt are not coming from actually inflicting harm on her mother. Her feelings are coming from the self-judgment that she absorbed from her mother's judgments of her. Her guilt is coming from the fact that she is telling herself she is doing something wrong. Fran falsely believes that if someone feels hurt, it must be her fault.

Fran's mother taught Fran that when her mother was feeling hurt, it was Fran's fault. Now Fran feels guilty whenever someone she is involved with feels hurt or angry. However, it is not the other person's feelings, nor their blame, anger or judgment toward her that is causing Fran to feel guilty. It is her own self-judgment that is causing her feelings of guilt. If Fran did not believe that she was responsible for causing others' feelings, she would not feel guilty when her mother or others blamed her for their feelings.

Fran actually knows that she is not doing anything wrong, yet she continues to judge herself whenever her mother or others are hurt or upset. There is a very good reason for this.

Fran WANTS to believe that she is causing others' feelings because it gives her a sense of control over how others feel about her. The wounded part of her that wants to control how others feel about her reasons that, "If I can cause others to be hurt or upset, I can also cause them to be loving and accepting. If I just do things right, then I can control how others feel about me and treat me." This belief in control gives Fran the illusion of safety. She does not want to know that she is not in control over how others feel about her and treat her. She does not want to know that she does not pull the strings on others' feelings and behavior.

While Fran doesn't like the feeling of guilt, she is unconsciously willing to go on feeling guilty in order to maintain her illusion of control. If she comes into truth about her lack of control over how others feel about her and treat her, her toxic guilt will disappear. Toxic guilt and an addiction to control go hand and hand.

We all need to be able to feel healthy guilt - the guilt that comes from actual wrongdoing. But toxic guilt is not good for anyone. You can move beyond toxic guilt by understanding that:

* the belief that you can control others feelings and behavior by doing things "right"==> * leads to self-judgment to control your own behavior to get yourself to do it "right"==> * which leads to toxic guilt.

The way out of toxic guilt is to:

* fully accept of your lack of control over others feelings and behavior ==> * which leads to a lessening of self-judgment ==> * which leads to a lessening of toxic guilt.

With practice, you can completely eliminate your toxic guilt.
We have all seen the various commercials on television for personal injury attorneys that want you to contact them when you are in an accident and need a consultation. Before retaining anyone, you should investigate the reputation of the attorney to make sure he/she will work hard for you.

Asking another attorney that you know for a recommendation is a good idea. Even though he/she may not specialize in personal injury cases, odds are he/she will know someone who does. Although some do fit the stigma of the ambulance chaser that helps clients get money for fake injuries, many are still reputable personal injury attorneys and you want to find that right one. Once you have a recommendation, it is still a good idea to ask specific questions at your first consultation meeting. Many offer the first meeting for free so that you have the opportunity to make up your mind on who to hire.

One thing you should look for in this meeting is attentiveness to your case. The attorney should answer your questions willingly. If he/she does not seem responsive or doesn't seem very informed when answering the question, you will probably want to keep looking. If an attorney does not seem motivated in the beginning, it may only get worse as the case continues, and you want someone who is going to work hard to get the answers and results that favor you.

You also want to clarify the fees schedule at the initial meeting. Each attorney has a different method for charging. If they take a percentage of your winning judgment, they may work harder to get that better, favorable judgment. If they charge by the hour, you will need to watch carefully as these add up fast. Don't feel bad for shopping around for the best rates among those that have been recommended to you.

You may want to consult one of the personal injury attorneys you have seen on television since their ads seem so appealing. Be aware that although they may be more experienced in such cases, they will probably also be much busier than those who do not advertise on TV. With a large caseload, they may not be able to give you the personal attention that you need even if they do claim to be able to win a sizable judgment for you.

As you are healing from your accident, the last thing you want is pain from searching for the right personal injury attorney. Remember to use that free consultation to help you decide which attorney is right for you. If you can't find recommendations, search the Internet and the phone book for local personal injury attorneys. Without recommendations you may have to interview more to determine which one to hire, but make sure that you are comfortable with whoever you choose so that your case will go as smoothly as possible. <bio>David is the editor of a top http://www.issueslegal.com website, and he also runs a site about http://www.informationinvesting.com </bio>

If all else fails, you can file a copyright infringement lawsuit. This remedy has some drawbacks.

Litigation can be costly. In many cases, the likely value of the misappropriated material and any damages received will be less than the amount obtainable in a judgment.

You also have to deal with the very real problem of collecting a judgment. In many cases, the offending party will be unable to pay if you prevail, and collecting via wage attachment or other options may be inefficient and impractical.

If the case crosses into a foreign country, things become even more complicated. Enforcing a judgment against a foreign entity can be remarkably problematic.

Copyright infringement cases are governed by federal statute and case law and must be filed in a Federal District Court.

If you own a copyright and can successfully prove a violation, you may be able to win damages that approximate the profits lost from the infringement and the profit generated by the offender during the period of violation. You can also receive statutory damages that may reach as much as $150,000 per violation.

During the case itself, you may also be able to get a restraining order requiring the offending party to remove the material until the matter is resolved.

Fighting copyright infringement in the courts can make sense in the right situations. When the value of the content is significant and you can prove your case effectively, it may be sufficiently lucrative to pursue. A willingness to litigate may also signal that you take copyright infringement seriously, acting as a deterrent to other would-be thieves.

Pursuing a copyright infringement case does require a high level of specialized skill. Thus, anyone considering a case of this sort is advised to seek representation from appropriately qualified legal counsel. This is not a do-it-yourself project.

In most cases, litigation just doesn't make sense. However, it may be necessary when all other remedies are exhausted and a violating party refuses to take appropriate action.

Before instigating legal action, make sure you have clearly assessed the merits of your case with your attorney and that you are prepared to see the matter through. If you aren't ready to take that kind of action, it may make more sense to do your best to seek other remedies. <bio>Brian Scott is a freelance journalist who covers copyright law for http://www.ResearchCopyright.com.
We have decided that knowledge of the physical world is just the tested propositions achieved by the intelligent use of the data of observation. These propositions are referred to the physical world as their object of judgment. We come to the decision that physical things have size, exclude one another, are massive, have structure and organization, have capacities for action, and behave in certain describable ways.

In the most natural fashion, we make claims to a valid knowledge of this sort, and, so far as we can see, skepticism has no logical basis against it. The foundation of modern idealŽistic skepticism is the refusal to distinguish between the datum of perception and the object of perception, or between a sample petition and a citizen petition.

We think physical reality in terms of our knowledge of it. It is this thinking physical reality in terms of our knowledge which the reference of our knowledge to reality means. We are confined to knowledge since we cannot intuit physical reality; but we have given concrete reasons for our belief in the correspondence of datum and object.

The tests of conformity are internal or experiential, and are the tests applied to particular judgments from the perceptual to the conceptual level. But we have given the whole resultant construction its ultimate foundation by pointing out the responsible conformity of perceptual data to the physical existents which are the objects of perception. These latter we have been accustomed to call the controls. When this situation is once clearly understood, it will be realized that the validity of knowledge of the physical world is its conformity to reality.

In the light of this interpretation we can examine the structure of our critical knowledge about physical things. An explicit act of knowledge seems to involve at least three factors: (1) the affirmed existent with its determinate nature and continuities; (2) the propositional content within conŽsciousness; and (3) the act of reference of the second to the first as informative of it.

This analysis separates what is given together in a complex act of judgment, and yet it does not falsify the facts of the case. It appears that these factors are distinguishable in any judgment concerned with physical things. The physical existent is the subject of the judgment, and its name or symbol is the subject of the proposition; the predicate is the information about it; and the copula indicates the reference or relevance of the two.

We think the existent affirmed in terms of the "objectives" --to use a word of Meinong--that it has a particular structure, size, position, powers, etc. It should be noted, however, that critical realism differs from common sense in that it does not suppose the subject of the judgment to be literally presented, nor does it assign to the subject any sensuous content. We mean the thing rather than see it, and our knowledge is a series of abstract statements for which petition letters are merely the cues.(http://www.thepetitionsite.com/spirituality-and-religion)

The easy way in which the realistic judgments of common sense can be developed into the framework of critical realism drives home the point made earlier, that critical realism can retain the truth of common sense while passing beyond its naivete. It also accounts for the fact that the critical judgments of science attach themselves to the matrix of common sense with such readiness.

All the time, however, we know that science deals with the imperceptible. The object of perception is identical with the object of knowledge, and so the subject of judgment is the same; but the interpretation of this object is different in the two cases. For the one, it coincides with the content of perception ; for the other, this content is a mental datum correlative with the object. It is an appearance of the object.<bio>Sarah Martin is a freelance marketing writer based out of San Diego, California. She specializes in philosophy, society, and petition letters.
In today's market, especially in Fort Lauderdale Florida, a lot of home owners are finding themselves in this situation with an adjustable rate mortgage that just adjusted and now the home has become more of a burden as it is no longer in their monthly budget. While other Fort Lauderdale home owners find themselves with a property where they owe more than the property is worth. Some of these home owners now face the decision of going into foreclosure or consider doing a short sale to sell their home.

Now we have all heard that both a foreclosure and a short sale will affect your credit negatively, but which one is worst? It is very important to get the facts on any situation that could affect your credit now and in the future years to come that my impact you from buying another home or getting any type of credit in general.

Now let's take a look at each case and the consequences and their impact on your credit score.

Foreclosure proceeding will begin once the home owner falls behind on their payments, usually within the 3rd or 4th month. Since Fort Lauderdale foreclosure laws fall under the judicial system, the lender must file a notice thru the court system; this allows the home owner to present their case before a Judge, who is normally sympathetic to home owners instead of the big banks, at least in the beginning. Now let's talk about how your credit will be impacted by foreclosure.

If the lender is successful in foreclosing on your Fort Lauderdale property and is sold at the auction in Fort Lauderdale Court house and it is sold for less than that what you owed to payoff the mortgage, then the lender can come after you for the difference which is known as a deficiency judgment. And yes if they are granted this deficiency judgment they can come after your other assets, such as your car as well as this deficiency judgment will show up on your credit report and if you think it couldn't get worst, this judgment can result in also a tax lien.

Now if the lender doesn't proceed with a deficiency judgment, it doesn't mean you are in the clear, as you will have to say hello to good old Uncle Sam. Basically the amount that was not recovered by the foreclosure sale will be considered forgiven debt, which is treated as income and you may have to pay income taxes on this amount. Consult you Fort Lauderdale tax advisor if you find yourself in this situation.

A foreclosure can cause your credit score to drop up to 250 points....that could take you from excellent credit to bad credit in a short period of time. The reason the drop is so significant is because a foreclosure indicates that the borrower is walking away from their financial obligations, very similar to a bankruptcy.

Now let's talk about Fort Lauderdale Short Sales, if you find that your house is upside down and you want to sell, then a Short Sale could be the answer. A short sale occurs when the lender agrees to reduce the amount owed by the homeowner to make it possible for a sale to occur.
Although it is not common for short sales to show up on one's credit, it can, the good thing is that the homeowner can negotiate the way it's reported. The most favorable way if it is going to be reported is "Paid Settlement" as this will drop the credit score 50-100 points.

Fort Lauderdale residents are finding that when it comes to foreclosure, there is no cookie cutter solution as each situation is different and should be treated in that manner. The best course of action is to get educated and the work with a professional such as a mortgage expert, such as myself, to help you navigate the different options to find the best solution for your individual situation.<bio>Marlon Baugh is a nationally-known mortgage expert.
Credit cards can be both a blessing and a curse for those who can't seem to utilize them correctly. Many people have credit problems occasionally and sometimes problems become so severe that judgments may be issued against them in county court. A County Court Judgment, CCJ, typically is issued by the courts when a creditor has convinced the court that money is owed on a past due debt. Even once the debt is paid off, the CCJ can remain on the credit record for up to six years. While many traditional lenders steer away from whose with credit problems, there are many lenders who will authorize a CCJ remortgage in many cases.

While high risk loans are usually more costly in terms of interest rates, there are lenders who are willing to look at individual circumstances to determine if a CCJ remortgage is a possibility. Not every application for a remortgage loan with a CCJ on the record, under many circumstances they may be approved. The lender will look at how old the CCJs on the record are, when the most recent one was issued and how much they were for, for starters.

When the lender has determined there may have been special circumstances to cause the issuance of the CCJ, it will then look into a person's ability to repay the loan, along with the likelihood of making repayment as scheduled and consider the value of the property in relation to amount of the remortgage requested. There may be times that the cost of a CCJ remortgage may exceed the value of the current loan, making it financial unfeasible to make the loan, or in the borrowers view, to even request the loan.

If the borrow was not truthful on the application, such as offering an inflated income report, the loan will most likely be denied. If the home is found to have too many defects or the loan amount exceeds the appraised value of the property, the loan will probably be denied. In many cases, however a person who is honest about their past financial trouble and shows a record of being able and willing to repay the loan, a lender may be willing to take the chance of issuing a CCJ remortgage loan.

Understand there will be financial consequences in the form of higher interest rates and with a CCJ remortgage there is less time to find help if the borrower is unable to meet the repayment obligations. Foreclosure for failure to repay the loan in the contracted time frame will usually result in the borrower losing ownership of the property.

For a person with one or more recent county court judgments on their record, with no repayment history since, there is little chance of obtaining a CCJ remortgage, however if a significant amount of time has past since the most recent judgment was entered, and a record is being established of repaying obligations, there can be exceptions with a CCJ remortgage being available to many people.<bio>James Copper is a writer for http://www.any-loans.co.uk</bio>

A mysterious day that millions are waiting for; when Jesus Christ will call His people to be with Him in the air (1 Thessalonians 4:13-18); a day that will be so glorious and wonderful that the mind can't comprehend. This event is so misunderstood in the body of Christ that the church is split over the topic, "RAPTURED". Some believe in it and others don't; some say the word rapture isn't even in the Bible and that's their proof that a rapture of the church doesn't exist. But I want to make it very clear that a rapture of God's people isn't something new; it has happened many times in the Bible already. The Bible explains seven raptures; five of them have already taken place two of them will happen in the near future.

The first rapture was that of Enoch -- Genesis 5:22-24, Hebrews 11:5

The second rapture was that of Elijah -- 2 Kings 2:11

Moses and Elijah after appearing to the disciples were raptured -- Matthew 17: 1-8

Jesus Himself was raptured -- Mark 16:19, Luke 24:51, Acts 1:9

Paul was caught up to the third heaven -- 2 Corinthians 12:2

Then in the near future the church will be raptured -- 1 Corinthians 15:51-53

The last rapture will be of the two Prophets in Revelations 11:3-12

So we see that raptures have happened many times in the past and will happen two more time in the future; the second coming of the Lord is expected by millions and first we will see the rapture of the church.

What's the reason for the rapture?

God's desire is to hide us from the judgment that is coming upon the earth (Isaiah 26:20, 21). I don't understand why so many think that God wants to harm His people and not remove them from this coming wickedness that is fast approaching the earth. The Lord tells us that we can escape this time of great judgment and wickedness (Luke 21:36), (Revelations 3:10). Remember we as God's people are not appointed to wrath but to peace and glory (1 Thessalonians 5:11), (1 Thessalonians 1:10). The reason for the message of the rapture is to comfort and let others know there is a way out, a way to escape the coming judgment on the earth (1 Thessalonians 5:11), (1 Thessalonians 4:18).

Remember to keep this comfort that the rapture is coming; when you hear of all the darkness in the world and how worst it is getting every day just know there is a time when God will say enough is enough and call His people home. There are a lot of opinions on this subject but stick with the Bible opinions mean nothing when it comes to the word of God. Have this comfort and assurance that one day Jesus Christ will appear in the clouds and the dead in Christ will be raised from the dead then we who are alive will meet Him in the air while He deals with this world (those who hate Him and His people).
God will not destroy the righteous with the wicked (Genesis 18:23-32). Israel was spared from God's wrath upon Egypt under the law, how much greater will we be spared under grace.<bio>Jason Powers a Christian Writer in the state of Florida.
In 1938, legendary Jazz Promoter John Hammond saw a huge business opportunity. He organized and promoted a concert in New York City featuring the three masters of a new vibrant art form. When Albert Ammons, Pete Johnson and Meade "Lux" Lewis performed in Carnegie Hall, it launched a national craze. Businesses and clubs had to hop on the bandwagon and get with the program. Newspapers began to assign special editors to cover the 'music beat' and report about this incredible energy as its popularity spread into the clubs. Soon all of the "happening" places were featuring top musicians playing these infectious energetic tunes. Club owners seeking to get good reviews and "cash in" would do whatever necessary to bribe the music editors so they could acquire good press. Bribes of free food, free drinks, free women were commonplace. Musicians and club owners understood that one bad review from the critics would kill the good times! Or so they thought...

The name of this musical art form was Boogie-Woogie. The slang term that the musicians gave to the critics was the Boogie Man!

Yes, the Boogie Man was the monster who could criticize and sit in judgment.

In spite of his inability to create or understand music they somehow were qualified to evaluate it. The Boogie Man, like an executioner could determine the fate of musicians and club owners with his words. The Boogie Man was fear incarnate. He could kill the party as quickly as the review could be published. The Boogie Man was bad news!

It is horrifying to think about how the Boogie Man turns the possibility of a dream into a nightmare. Or how the Boogie Man distorts our own ideas of success and happiness by making us believe that he can stop the music in our lives! All illusions that unfortunately every great artist has embraced at some point in their careers.

Stop and think about what life would be like without the telephone, the car, airplanes, electricity, the internet or any other incredible creation that man has created to resolve the problems related to survival. I can assure that these blessed inventions would never have seen the light of day if their creators were concerned about the boogie man. The boogie man is not only a concern over the judgment of others. The boogie man is much more insidious, he represents everything in our life that we cannot take responsibility for. Our blame list so to speak. The boogie man is that part of us that makes us believe that the problem is somewhere over there.

Have you ever noticed how scared people are of being judged? I tell you this story because I consider todays search engine the boogie man of the new millenium. The search engines sit in judgment just like the boogie man of yesteryear. They terrify small and large businesses alike. Worse they judge and never establish the criteria for their judgment.

My question to you is, who empowers todays eBoogieman? If you understand what creates high search engine rankings you can always do the dance and get them back.

My advice: Get On The Other Side of Judgment! Promote, Promote, Promote.

There are lots of ways to drive traffic to your website that do not rely on the eBoogieMan.

Sometimes it takes death to teach us about life. Occasionally we must go through misery to understand joy. And sometimes it takes the slang born in the Great Depression to understand that we will always get whatever we put out attention on. You can Boogie Woogie or you can waltz with the Boogie Man. The choice is always yours! <bio>Harald Anderson is a traffic generation expert. He teaches small business owners how to create more traffic to their websites.
Jimmy had spent many years in various kinds therapy, yet still felt numb and empty inside most of the time. He consulted with me because he hoped that the Inner Bonding process we teach would move him out of feeling so stuck.

It became apparent to me soon after starting to work with Jimmy on the phone that he was deeply stuck in resistance to taking responsibility for himself. His main intention was to have control over getting approval from others. He was a typical "nice" guy -- always doing things for others in the hopes that they would give him some approval. Yet on the inner level, he was anything but approving of himself. Instead, he was constantly judging himself, just as both his parents had judged him and themselves.

His internal self-judgment let to internal resistance -- an internal power struggle, which kept Jimmy immobilized. In addition, he had deep wounding from his controlling religious background, which led to anger at God and resistance to opening to his Higher Power. He had no close relationships because he was so afraid of being controlled by someone. Sometimes his loneliness was overwhelming to him, yet not being controlled by someone was much more important to him than caring about his own feelings of loneliness, aloneness, and emptiness.

Resistance occurs when not being controlled by others, God, or your own authoritarian inner self is more important than loving yourself and taking responsibility for your own feelings of self-worth. As long as resisting control is your primary motivation, you will be stuck. It is only when being loving to yourself and others is more important to you than whether or not you are being controlled by anyone or anything, that you will be able to move beyond your resistance.

When I confronted Jimmy with how controlling and resistant he was, he was stunned. In his mind, a controlling person was a dominating person -- angry, judgmental, demanding. In Jimmy's mind, he was such a nice guy. He would never try to control others.

"Jimmy, just because you are not angry, critical or demanding, does not mean that you are not controlling. Being "nice" may not be as obvious, but aren't you trying to control how others feel about you? Aren't you trying to get approval? And when you are constantly explaining yourself to others -- telling others about how nice you are -- aren't you trying to control how they feel about you?"

Jimmy was shocked. In his mind, critical and demanding people like his parents were controlling. I helped him to understand that controlling behavior can be both overt and covert, and his was covert. As long as his intention in his behavior with others was to get their attention and approval -- which he equated with love -- he was trying to control, while at the same time resisting being controlled.

It was not easy for Jimmy to see this because he had a strong judgment against being controlling, so he didn't want to see himself this way. He wanted to resist being conscious of him intention to control.

"Jimmy, as long as you judge yourself for the choices that come from the wounded part of yourself, you will not be able to see what you are doing that is causing you so much pain and keeping you stuck. We all have a wounded self that wants to control and not be controlled, and we have all learned various ways of trying to have control over not being controlled and over getting love, avoiding pain and feeling safe. While you needed these behaviors as a child as part of your survival, as an adult they are causing you pain. I suggest that you open to learning about your controlling and resistant behavior instead of judging it. As long as you judge yourself, you will resist the very information that you need due to your internal power struggle. Self-judgment is another form of control, and since resisting control is your primary intent, you keep yourself stuck with your self-judgment."

Jimmy took a deep breath. Some part of him felt great relief at the possibility that he would stop judging himself and open to learning about taking responsibility for himself instead of resisting and trying to get others to do it for him. <bio>Margaret Paul, Ph.D., best-selling author of eight books, including "Do I Have To Give Up Me To Be Loved By You" and co-creator of the powerful Inner Bonding healing process.
Those individuals living in the UK may be familiar with the term county court judgments, or ccjs. A ccj is a court judgment which is registered against an individual for any number of reasons. The ccj is basically the court stating that an individual failed to pay a debt and has received a monetary judgment against them. Many lenders and business entities will research the ccj registry to see if an individual is on it prior to lending them money or credit. There are many reasons why UK ccjs affect an individual who is trying to obtain a mortgage or remortgage.

Alludes to Credit Worthiness

One reason why companies consider mortgages with ccjs of an individual or loans with ccjs of an individual is that the ccj is a judgment that relates to credit worthiness. If an individual has a ccj, this means that they were unable to repay a debt in the past and it even went to such lengths as to have a ccj issued against the debtor. This is why companies perform a ccj check, so that they may check on the individual's credit worthiness. If that particular person has a ccj under their name, the lender may hesitate when issuing a mortgage or remortage to the debtor.

Relates to Future Debt Patterns

Some lenders check the ccj registry not only to ascertain current and past credit worthiness but future debt patterns as well. A ccj check may help the company to decide whether the individual who receives a mortgage or remortgage will be more likely to repay the debt in the future. Those individuals who have multiple ccjs issued against their name may be less likely to obtain a ccjs mortgage or remortgage ccj than those who only have one ccj issued against them on the registry.

Provides a 6 Year Credit Span for the Company to Review

Companies and mortgage lenders also like to review the ccj registry as it gives them some insight into the past six years of the applicant's life. Since ccjs remain on an individual's record for six years past the repayment of the debt, reviewing such a registry will provide additional information to the company as ccj removal is not an instantaneous occurrence post-repayment.

Allows Companies to Review the Overall Lending Risk

Lastly, those companies who review the ccj registry to determine whether they should lend to an individual or not allows them to review the overall lending risk which they might encounter should they lend to a particular individual. Again, those individuals who have multiple ccjs may be less likely to see a loan come their way. Lenders can use the ccj registry to aid them in their lending decisions.

Summary

The ccj registry is something that lenders consult quite frequently in the UK. It provides companies with some insight with regard to lender habits and past nonrepayment of debts. It is important to keep in mind however that even though an individual may have a ccj against them, this does not obliterate all chances of obtaining a mortgage as some lenders offer mortgages and remortgages to those with ccjs. <bio>Central Mortgages have over 20 years experience in the mortgage market and pride themselves on helping people who have had financial difficulties in the past.
Many of us think of ourselves as pretty capable when it comes to (DIY). In fact, home improvement which used to be monopolized by professionals has been filled with do it yourself individuals who want to tackle the job themselves. This also extends to other areas such as setting up a home theater.

Do you really need a professional to set up a home theater system? Must you spend money on a task that can be done yourself? If you have brought a system that is simple to put together it would be a waste of money to call in a professional. Many of these are designed specifically to allow a person to open the box and install the system themselves. Even some of the higher quality home theater systems may come in components that do not require a professional. Somewhere along the line of home theater systems, there comes a point where it would be wiser to hire a professional to set your system up.

What can a professional do that you can't?

A professional can make sure the system is put together properly. They will ensure you don't damage the system with errors. Some of these glitches take awhile to become noticeable and cost a lot down the road. At the very least, a professional installer would be able to make optimal use of your home theater system.

A professional installer is an expert when it comes to wiring and cable choices. They can make a judgment about the positioning of your television. Unlike a regular self installer, they have diagnostic equipment to make this judgment and since they are professionals experience has taught them a lot about setting things up.

They can take care of details such as positioning the speakers and optimizing the sound quality. They can help your make decisions about which the kind of power strip that is needed or even the kind of surge protection you should get.

When setting up a home theater system, your task doesn't end after you have plugged in a few cords, you have to make adjustments and the professional installer may have shortcuts or tips on how to improve your experience.

We all like to think we are capable of doing most projects at home and there is quite a bit we can do but sometimes it is wiser to know when to call in the professionals. When you have spent a lot of money on a high end home theater system it would be worth your while to get some one to set it up properly. <bio>Beverly Kane is a staff writer at http://www.hometheatergazette.com and is an occasional contributor to several other websites, including http://www.theshoppinggazette.com. </bio>
