Renovation financing is a good way to fund your dream home's upkeep, maintenance and giving it that great new look.

Renovation loans are available if your premises is in a state of disrepair, is unlivable, needs up gradation or if you want to just put in new kitchens, bathrooms etc.

Very simply, often times people will hold off on getting the home renovation they need simply because they don't believe they can afford it. however, when you realize all the financing options available to you, you will know that it doesn't have to be nearly as expensive as you think.

Even drastic improvements like completely removing all the built structure and rebuilding it using existing foundations can also be sometimes funded by Renovation financing. Although financing a home can be supported by your personal finances, sometimes it does make sense to finance the project especially if your home itself can finance the renovation.

How? Simply because if the price of your home has exceeded the mortgage on it you are sitting on top of what is called home equity.

Home equity can be an excellent source for financing the renovation of your house. Home improvements financed by credit cards may be a possibility but getting a loan based on your home equity will get you a way lower rate of interest.

Since loans offer structured repayments over a period of time, they are also easier to pay off than your increasing credit card debt. So avoid the temptation to fund your home renovation using your credit card unless you can pay off the balance quite soon.

A good practice before taking a home improvement loan is to compare rates from amongst various lenders. This can give you a fair bit of idea about the nature of the market and help you get a good deal.

While taking a home improvement loan, you should make a list of possible expenses beforehand and discuss them with a friend, your contractor or a knowledgeable person to arrive at a correct estimate. This will help you while you are going about renovation financing.

It's also a good idea to read all financial documents regarding your home loans carefully. Do not ever sign any document that you do not comprehend fully.

The implications can be severe. Getting your home renovated does not have to be a huge back breaking financial task. Just use a bit of ingenuity and your home can sometimes just pay for the improvements on its own. Renovation financing is something that everyone who is thinking of redoing their home should seriously consider. Don't let a lack of finances stop you from getting the home of your dreams.

The most important part, as stated above, is to simply do your research and find out which renovation finance company will give you the best rates, and then simply go with them. Also, a great way to do this, once you've found the company that will give the best rates, is to read reviews about that particular company on the internet. This way, you don't have to find out the hard way whether or not that company is reliable; you can simply draw on others past experience. <bio>To learn about renovation financing, visit http://interior-design-success.com, and get tips on pinch pleat drapes and more. </bio>

Home renovation and remodeling projects can enhance the value of a home. However, not all projects provide an adequate return on investment (ROI). Homeowners who are considering a remodeling project should evaluate the project's likely ROI, before undertaking such an effort.

According to a report by the National Association of Realtors (NAR) and Remodeling Magazine, renovation costs are rising high, and on balance, home resellers are getting less money at resale on remodeling costs than in previous years. Homeowners should carefully review this report to identify projects that are likely to yield the highest ROI.

Listed below are the five most profitable of home renovation projects.

1. An upscale siding replacement project brings you the best ROI, with 88% of its average cost of $13,149 recouped at a resale value of $11,573.

2. Second on the list of the most profitable home renovation projects is a midrange siding replacement, which is capable of getting 87.2 % of its average cost of $9,134, at a resale value of $7,963.

3. Third on the list of the most profitable home renovation projects is replacement of wooden windows, which is capable of getting 85.3% of its average cost of $11,040, at a resale value of $9,416.

4. Fourth on the list is a midrange bathroom remodeling project, which is capable of getting 84.9 % of its average cost of $12,918, at a resale value of $10,970.

5. Fifth on the list of the most profitable home renovation projects is vinyl window replacement, which is capable of getting 84.7% of its average cost of $10,160, at a resale value of $8,500.

Homeowners should be aware that remodeling projects and the returns they bring vary from region to region as many factors affect a home's value. Some of these factors include the nature and scope of the project, project costs, supply and demand of homes in the area, etc.

While the cost of home renovations is steadily increasing year-over-year, the return that such renovations can fetch is on the decline. Homeowners would be well served to get the advice of a real estate agent about the potential ROI of remodeling projects under consideration. <bio>http://www.sandiegocondos.name http://www.scrippsranchcondos.com http://www.scripps-ranch-home.com </bio>

With property prices spiraling out of control, many home buyers have found that the only property they can afford are those needing renovation. Perhaps that's the situation you're in, too. While such a tactic will get you into a home, it still is a decision that must be entered into with eyes wide open.

If you're considering buying and renovating, here's some advice designed to keep your plans on track and within budget.

Create a separate budget

Before you even start looking for property, it's crucial to put together a separate renovation budget. And because you never really know what you're in for, always factor in additional funding to cover those unexpected costs that almost always crop up.

Knowing how much you're able to spend on renovation really helps when it comes time to choose a property. If a home needs major structural work and that's not within your budget, the property may not be right no matter how low the asking price.

Do your research

Always be suspicious of a property with an unusually low asking price, especially if it's been on the market for a while. There's usually a reason for that low price and you need to know what it is. Unless you have a sizable budget and a lot of patience, it's probably best to avoid property requiring extensive renovation.

But that's not always the case, especially if the property is located in a desirable neighborhood. If you can buy a home, make the required renovations and afterwards still sell for a profit, then the property might be worth a closer look.

The bottom line is this: Always know the full extent of the necessary renovations. Once you know what's needed, determine the work you can handle and what you'll need to contract out.

Seek expert advice

If you're unsure the extent of renovation required or the costs associated with a certain type of renovation, you can always obtain quotes from area professionals. Besides obtaining a more accurate estimate of costs upfront, you may gain some "insider's" knowledge which is almost certain to help later on.

Check permitting requirements

Don't forget to check local permitting requirements before considering any type of renovation. Permits can add unexpected costs and time delays; two problems that can drastically alter your budget as well as your renovation plans.

Remember this isn't television!

When you watch those popular "do it yourself" home renovation shows such as Property Ladder you might think the work looks easy. But what you don't see are the many hours of footage that have been edited out. While it appears to take the homeowners just 30 minutes to tear apart the bathroom and put it all back together, in reality that renovation probably took many days and involved many hands. Always make sure you can commit not only the money but also a substantial amount of time to complete the necessary renovations.

Buying and renovating property is full of challenges and isn't right for everyone. But if you're up for a challenge, the results are often well worth the effort.

For up-to-date information on UK property currently available for sale, visit www.propertyflaunt.com. <bio>Adam Labno is a UK property investor who has a passion for property and helping home-owners and sellers in providing cost cutting property solutions.
So you have many bathroom renovation ideas to improve your bathroom's look, and you are ready to jump into the project. However, before you do, you need to understand that a bathroom redesign project is not for everybody. Here are some guidelines to help you decide whether or not a bathroom renovation project is a good decision for you.

One of the good things about bathroom remodeling is that, unlike many other rooms in your home, you can afford to only remodel part of the bathroom instead of the whole room. If you are on a limited budget, you don't have to worry about renovating every single appliance in your bathroom; only the absolutely essential ones that must be changed.

Another benefit of remodeling your bathroom is the relative ease of replacing your appliances. While other rooms in your home would require a professional to take care of the renovation project ideas, your bathroom often includes components that are relatively simple for anyone with limited experience to replace. When you know what you're doing, you can save a bundle of money doing the project yourself instead of outsourcing it to a pro.

Of course, some of the appliances are not so easy to install. For instance, if some of your bathroom renovation ideas include replacing your toilet or faucet, you may be better off hiring a pro that has experience doing so. This will actually most likely save you money, because you will avoid the unnecessary expenses that come with making mistakes while doing it yourself.

One of the obvious benefits of remodeling your bathroom is, when done right, it can increase the value of your home. Obviously, the bathroom will not play a huge role in this process, but a nice bathroom design is always a plus when a potential buyer is considering your home for their next purchase.

Of course, there are disadvantages to bathroom remodeling. For instance, if your bathroom renovation ideas include remodeling every appliance (ex. toilet, cabinets, walls, etc) it can add up to quite a sum of money.

If you are on a budget, you will probably only want to remodel part of it at first. For instance, you may decide to simply replace your cabinets in the beginning; once you have the available funds, then you can focus on the rest of the bathroom.

Another con is the fact that bathroom remodeling can often take quite a bit of time. You need to determine whether it really is worth the time, effort and money involved to have a nicer looking bathroom. Quite simply, if funds are limited and you can afford to get by with your current bathroom, you are better off waiting until the finances are more abundant before take action on your bathroom renovation ideas.

If, however, you do have the money available and you believe you could dramatically improve your bathroom's look and feel, then by all means go for it. Believe it or not, the aesthetic appeal of your bathroom or any room in your home is very important to your overall health and well-being.

You spend so much time in your home that, when you enjoy the overall look and design, it has an effect on the subconscious mind that automatically puts you in a better mood. The bottom line is, you need to evaluate where you currently are with your finances. If you have the money available, then a bathroom renovation project is well worth the time and effort. <bio>To learn about renovation financing and other great redesign tips, check out http://www.interior-design-success.com, a popular redesign site. </bio>

So you have finally purchased that 19th century farm house that you have always pictured yourself living in the problem is how do you finance the restoration? It is easy to get mortgages for the value of the home even a little extra if you have a good credit rating but today a renovation can cost more than the original purchase price of the property.

The first option s to look at your available assets. You can get a home equity loan if there is any equity in your house. Use your credit cards for short term renovation or borrow money from your parents these ideas are only usable in a short term renovation once the renovations completed you should be able to refinance your home and pay of the relatives, high interest credit cards and roll your home equity loan into your mortgage.

You may be able to get a "line of credit" a line of credit is usually easy to get up to $30,000.00 with out much effort and with a minimal amount of paperwork these lines of credit are good for short term renovation that are under the $100,000.00 dollar mark. The interest rates tend to be on the high side but you can draw out the money as you need it and only pay interest on the cash that has been withdrawn and again once the renovation is completed you can refinance and pay of the line of credit and combine all your loans in the mortgage.

Depending on the scope of your renovation you may be eligible for store loans and credit card offers. Many home stores now have their own credit cards they offer deal such as interest free credit for one year you may be able negotiate a longer term. The important thing here is to pay off the loan/credit card prior to the free period expiring otherwise the interest will revert back to the initial purchase. Some stores will also offer you a interest free construction loan for your project the terms of these construction loans vary from store to store read the fine print carefully like the credit card deals these usually have a time limit. Again one the renovation is completed you can refinance and pay off the loan avoiding high interest dept.

Construction loans are generally reserved for larger projects this kind of loan is a short term loan the money can be taken as needed and interest is paid on the money that has been taken out. Almost everyone now offers construction loans this completion has brought the costs of these loans down. The nice thing about construction loans is that you can withdraw the money as you need it once the renovation is done you can refinance and have one closing and one mortgage. One thing you should keep in mind when shopping for a construction loan is the fees and finance charges as always keep an eye on the fine print for hidden charges. <bio>Megan Cherry writes articles for http://www.pegandrail.com. </bio>

Finding a property for sale that is in need of renovation can be a hard task, but finding the right property at the right price is the most essential part of property development. Remember that at the end of the day you are looking to make a profit, and that will come if you buy the right property, so before you spend months working hard on a project, it is worth spending your time finding the right opportunity.

Auctions have become a popular way to sell properties that aren't in pristine condition. Most properties that sell at auction have something wrong with them - either it is obviously in need of some renovation, or there is some legal issue that needs to be dealt with.

However, finding properties at auction isn't for everyone. You need to do all the groundwork before hand - have your conveyancing done, and arrange your finance, which can include paying for a valuation. If you get outbid at the auction, then the money spent on investigating a property has gone. If there are several properties that you miss out on, this can build up to a substantial amount of money spent without getting anything in return.

Using the more traditional method of buying a property using an estate agent can take longer, but doesn't have the same pitfalls as buying at auction. You need to go through the phone book and find all the estate agents in the area you are interested in, and then telephone them all. Explain you are looking for a renovation project and the budget you have to buy a place. Don't get put off by the lack of property available, or by the agents trying to sell you something that is clearly unsuitable for you. You should telephone all the agents regularly as right property could come onto the market at any time.

The internet is also a place where you can find properties for sale, there are lots of websites with properties for sale you can trawl through, or there are specialist websites that list properties for sale that are in need of renovation.

Once you have found the right property you need to agree a price. Think carefully about how much the house could be sold for once the work is completed, how much you will need to spend on doing the work, how long it will take and how much you will need to spend in fees and financing.

As a general rule of thumb, double the amount you think you need to spend and double the amount of time you think it's going to take. This may give you a closer figure to the final budget than your original figures, and if you end up spending less then that can only be a good thing to your profit.

Once you have calculated all your costs, and factored in the profit you are looking for, then you have a fair idea about how much you can spend on a particular property.

House hunting can be a tedious task, but using the Internet from the comfort of your home can help you find your ideal renovation project. <bio>Find property in need of renovation at http://www.renovatealerts.com/ </bio>

The costs can be staggering, both financially and physically. However, there is hope for you yet.

Secure a Loan

You might have savings for home renovation. However, with the rising costs of home renovation, you might just fall short of your budget. No matter what you do, never fall into the trap that your cache of Home Depot discount coupons could save a lot of money; it will not because little parts have a way of becoming big expenses.

You can always opt to secure a loan, just in case. It might be small but it can tide you over until the finishing touches are in place; you do not want to be saddled with half of anything in home renovation. Besides, your house will be easier to resell with the improvements, which will help you recoup your loan.

Brush Up On Your Fitness

If you think that your efforts to get those Home Depot discount coupons were physically challenging, then you have another think coming. Do-it-yourself home renovation demands physical fitness - running to stores, climbing up ladders, sawing wood, hammering nails, and yelling your voice out because you nearly sawed your arms and hammered your fingernails. Remember the movie "Evan Almighty"? Picture yourself as the main character and you get the drift.

Be Very Creative with Living Arrangements

Again, if you thought that securing Home Depot discount coupons was a stroke of genius on your part, think again. Do-it-yourself home renovation requires more creative genius in trying to make comfortable living arrangements amidst ongoing repairs.

You need to plan ahead. Start thinking about using just one bathroom for the whole family - who goes first, how much time, and why go in. Begin preparing meals with just the toaster and the coffeemaker. Commence memorization of the numbers of take-out places, while you cringe at the nutrients lost and the junk food imbibed. Get a subscription to the massage clinic when you start sleeping on the floor and on the couch. Now if only those Home Depot discount coupons could be accepted at the restaurant and massage clinic.

If you survive the temporary loss of creature comforts, then you are a genius indeed. Just make sure that you can survive with your good mood intact along with your fingers.

Learn to Count

Not count just how many coupons have been deducted from your stack of Home Depot discount coupons, obviously. Learn to count so that you will not yell at anybody and throw things at anything because nothing seems to be going your way. How about counting to 10, closing your eyes, taking a deep breath and telling yourself "I can do it"?

Also, remember that even if you are an experienced carpenter, you will go through the phase where you have to hammer once and measure twice. How about counting with a calculator just to be sure you have it all down to scale?

So you see, with a budget aided in no small part by Home Depot discount coupons, plenty of exercise, a little imagination and sacrifice, and a lot of patience, you can make your home more beautiful than ever. Just smile even when your hammer hit your thumb and you will be okay!<bio>Just as much as you used Office Depot coupons in your office, you can avail of Home Depot discount coupons in your DIY home renovation. Unfortunately, remodeling projects can be quite pricey and many homeowners have financial constraints. Basement remodeling projects, in particular, are very common home improvement projects because the space is already there it just needs to be remodeled. If the idea of remodeling your entire basement seems too expensive, a good solution is to consider a basement renovation.

The main goal of a basement renovation involves utilizing the available space in the most efficient way possible. A well-planned basement renovation will take space that is already available and optimize it. This can be done without the enormous expense of constructing a new addition to the home. It is important to know that all successful home improvement projects begin with a detailed plan. If you are unable to construct a solid plan yourself, consider hiring an architect or remodeling design specialist. They will be able to make to proper measures that are needed when making the plan.

In addition to a detailed plan, there are several other special considerations that deserve attention. For starters, you must make sure that all waterproofing needs are taken care of before performing a remodel or renovation. Basements are likely to become damaged due to water and humidity problems. These problems must be addressed in the very beginning. This includes all leaks, mold issues, and condensation problems.

Lastly, before beginning your basement renovation you must make sure that your basement has proper ventilation and that the heating, plumbing, electrical and load bearing systems are all working correctly. Also, make sure that your remodeling plan includes access points to all of these systems. It is important to be thorough and to make sure that your plan is exactly the way you want it before work begins. Changes should be made on the paper, not during construction.

Before the project can begin you must select a trustworthy contractor to take on the job. Make sure that you have the final detailed plans because you will need to explain your plan to your contractor in order to find out if they can do everything that you need. The plan will also be used to obtain an accurate bid from each potential contractor. During the hiring process, be sure to ask each contractor for licensing and insurance credentials. It also helps to get a few references from projects similar to yours. <bio>For more information regarding remodeling basements, and for a free cost estimate on finishing your basement visit http://www.BasementKey.com </bio>

Renovation is the process of improving a structure. Two prominent types of renovations are commercial and residential. Before embarking on any renovation, it is good to look at some renovation contractor hiring tips to not only avoid con artists but also get the best contractors. Renovations can involve home modifications like stair glides, handicap modifications for disabled people, basement remodeling and renovation or business premises modifications like office space renovation. Whether one is a professional do-it-by-yourself genius or a homeowner, there comes a time when one needs some professional home building or renovating. The renovations may range from simple home modifications like bathroom renovations and remodeling to complex ones like porch lifts and elevators.

Depending on the complexity of the project at hand, the contractor chosen will be spending some time in or around the renovation premises for familiarization. Preferably the contactor should be local, since they understand the law governing the area on buildings and renovations. For instance for a person living in Toronto, it is advisable to find a Toronto home renovations company for building or renovating purposes. When looking for a renovation contractor to do some building renovations, beware of owner-contactor matchmaking services that advertise the contractor members having been pre-screened, verified or certified with valid licenses. They can be misleading to the owner who can be allured by the false sense of security. One should know for instance, the difference between a certified and a registered contractor.

A registered contractor is registered with the Department of Business and Professional Regulation after accomplishing several competency requirements in some jurisdictions, thus can only work within the certified jurisdiction. When hiring contractors for building or renovating, one is encouraged to check the validity of their insurance, licenses, bonding and other essential credentials. Check out the references provided and enquire on recently accomplished tasks similar to the one at hand. This will give an impression of how the work might be once completed. Get the names of previous clients of the contractor in question contact them for information. It is wise to ask several questions before settling for one. Some of the facts to consider are whether the contractor is open to communication during the whole duration of the project and if the contractor can keep the owner informed on the project's progress. Others include whether the workers will work promptly and if they clean up the site after each day's job.

It is also wise to consider if the project will be completed on time and if there will be any unnecessary delays. It is advisable to look for recommendations from previous satisfied customers as well. If possible, one should visit the contractor's former project to see the way building or renovating work was carried out. In Toronto, Ontario, Mississauga and other parts of Canada, numerous contractor companies perform a wide range of additions and renovations. Generally Toronto home renovations involve painting, cleaning, roofing among a host of other building renovations. There are also Toronto renovation internet sites that provide quotes from various renovation companies.<bio>Toronto Renovations Renovations in GTA , we are a renovations company that specializes in custom home renovations and design build projects.
Second mortgages are allowing Canadians to realize their home renovation aspirations. Canadian homeowners have accumulated significant equity in their homes as housing prices have increased year after year in what has been, until recently, the hottest housing market this country has witnessed since the end of the Second World War. Now that the housing market has cooled, however, Canadians are using some of the equity they have built up to finance significant upgrades to their homes through renovations.

The Canadian Mortgage and Housing Corporation tracks home renovation trends across Canada. Recently released statistics from the CMHC show that Canadians spent close to $19.7 billion last year in the 10 major urban centers that were surveyed. Overall, 37% of the households surveyed reported that they had completed some form of home renovation in 2007. Canadians reported that the main reasons they undertook renovations were "to update, add value, or to prepare to sell their home."

Most Canadians- about three quarters - paid for home renovations from their savings; however, 20 per cent of home renovators paid for their renovation project with a credit card or line of credit. Not surprisingly, the average amount spent on renovations paid for with credit was higher than the amount spent from savings - $13,500 versus $11,200.

Indications are that these trends will continue in 2008, as two out of five respondents in Canada's five largest regional centers -- Vancouver, Calgary, Toronto, Montreal and Halifax -- indicated that they were planning on undertaking home renovations in 2008. With a cooling housing market, and house prices forecast to grow only marginally in 2008 and 2009, home renovations represent one way in which homeowners can act to build in value to their homes.

Home renovations make sense either to enhance the enjoyment of one's home or to increase its curb appeal in an emerging buyers' market, but homeowners using savings or, worse yet, credit cards to finance major home renovations risk depleting their assets. Far better, to arrange a second mortgage or line of credit secured against your home's existing equity when undertaking a major home renovation project.

While savings or credit card debt can readily finance a minor renovation project such as remodeling a bathroom or painting and wall papering -- two of the most popular projects according to the CMHC --when undertaking a major renovation, like building an addition or finishing a basement, it makes sense to use a second mortgage secured against existing home equity as second mortgages carry a much lower interest rate than most credit cards. Moreover, second mortgages can be structured as construction loans, where money is borrowed in "draws"or stages as each phase of a major renovation is completed, cutting down the interest you pay during the renovation process.

Second mortgages are available from commercial banks and trust companies, as well as from a wide pool of other financial institutions and private lenders. Generally, they will carry a marginally higher interest rate than a first mortgage, but their carrying costs need not be prohibitive. If you are contemplating major home renovations and plan to finance renovations through a second mortgage, working with an experienced and well-resourced Canadian mortgage broker can help you access favourable terms and interest rates that may not be commercially available from your bank, credit union or trust company.<bio>For more information on second mortgages visit http://www.CanadianMortgagesInc.ca</bio>

There is no denying that some of the real bargains available to purchasers in Bulgaria are properties in need of renovation. Whilst this offers wonderful investment potential for someone looking for a long-term financial gain, there are also numerous issues that need to be considered.

Renovating a property is hard work and full of potential pitfalls, even in your home country. When you factor in a foreign workforce, a foreign language and a different set of professional standards, there are more than a few things that you should consider, before buying a derelict Bulgarian property in need of renovation.

One thing to be aware of is that even a property which is considered to be fully renovated in Bulgaria is unlikely to be up to the standard of a modern western property. So, make sure that you look carefully at any property, before you buy, so that you can get a real picture of what 'modern' and 'renovated' actually mean!

Price of property in need of renovation

A property of at least 3 to 4 bedrooms in need of full renovation can be bought for under £10,000. However, bear in mind that this type of property is likely to be in need of considerable work and may not even have the basic infrastructure such as running water and sewerage.

There are quite a few properties available for under £10,000 that do have the basic infrastructure, such as electricity and running water, although there may still be a lot of work involved in order to make the property habitable to Western standards.

Most of the cheaper properties that are in need of considerable renovation are rural properties that are located outside the main villages and towns. With this in mind, it is important that you consider issues such as the transport infrastructure and the tourist potential, to protect your rental yield down the line. Renovation costs may also spiral out of control if transport links are poor as it may make getting materials to your site difficult. Bear this in mind and cost EACH project, as you view your short listed properties. The cost of works will vary depending on location and availability of local tradesmen and materials. Take care, therefore, to cost each project accurately and do not assume that a quotation can be simply transferred to the next property.

Professional workmen

Managing a workforce can be difficult, at the best of times; in a foreign country, however, things can get even harder! There are many companies that now offer a full renovation service and will assist in sourcing architects, builders and decorators as well as overseeing ongoing works. This service of course, does not come cheap and is normally around 10 percent of the total cost of renovation.

Prices for renovation can vary dramatically, depending on the area and the type of work that is required. Experts do, however, suggest that renovation costs are somewhere between 25 and 33 percent of the equivalent costs that you would expect to pay in the UK.

Locating professional workmen can be a real headache and is something that is best achieved through word of mouth or through a pre-arranged agency. Although you may wish to save money by managing your own renovation project, this is a very risky strategy and often paying a local, English speaking professional manager will save you a lot of money (and hassle).

Most agencies that offer properties for renovation, also offer a renovation service that is well worth considering, although you should always obtain at least three quotations.

Finally, always make sure that you have a detailed written quotation that states clearly what is and what is not included. For example, will the property be furnished for you? Will the renovation be completed to Bulgarian or EU standards? This is vital, particularly before Bulgaria joins the EU, as the two standards will not always be the same. It is wise to insist that the renovation work is completed to EU standards as this is what you as a landlord will have to comply with, in years to come. Ideally, you should take a UK builder that you trust with you to Bulgaria on a visit so that they can inform you of any work that they would consider necessary to bring the property up to UK standards, not just up to Bulgarian standards! This is particularly important if you are aiming on letting the property to tourists who will expect EU standards to be met.

Speak to other locals and do your homework. Remember, the key is to believe that if it looks too good to be true, it probably is! <bio>Providing essential information on buying Bulgarian property, Tem Pearson is dedicated to offering all the necessary information for people looking to buy property in Bulgaria.
When you consider bathroom renovation, DIY (do it yourself) is an attractive option just because of the costs involved. The bathroom is one of the most expensive of rooms to renovate. If you enjoy learning new things, getting your hands dirty and have patience, then there are some parts of bathroom renovation DIY style which can be done. However, if you have a major plumbing or electrical problem in your bathroom, get professional help. Your home could risk major structural damage, otherwise.

When you think of bathroom renovation DIY projects that you can do, all plumbing and electrical work should never come to mind. Legally, only a licensed plumber or electrician can and should fool around with such equipment. If you plan out your bathroom renovation project in advance, you'll have enough time to get a few estimates from plumbers or electricians. Getting it done right will save you a lot of money and stress in the long run.

The facts:

1. You are NOT permitted to do any electrical or plumbing work yourself. 2. You will need to check with your local council before doing any structural work yourself.

Next you need to ask yourself these questions:

- How big is the job? - How long will it take? - Do I have the time and skills to do it myself? - Have I got the necessary tools to do the job?

Some of these questions will be easy to answer, e.g. you can hire the necessary tools. However when it comes to skills and time, think carefully. It may pay to break down the job into smaller jobs. Know what you can comfortably do versus what an expert can do. Reaching a compromise where you complete the finishing touches yourself may the most economical and personally satisfying method.

With that out of the way, if you are still keen to do it yourself you should plan your workflow so that you do things in the right order. You will also need to give yourself plenty of time because there's a fair chance you will end up spending more time on the smallest room in the house. Now here's another consideration: Do you expect to still be using the bathroom while you are doing renovations? If your answer is 'yes', then it's a bad idea. If you haven't got a second toilet or don't have access to a shower then peace and harmony in the household will be stretched to the limit. Best to pack up the household inhabitants and send them off for a long weekend. You'll get more work done and you won't be hassled by someone looking over your shoulder thinking, "Do you know what you're doing?"

Although you can't touch the lighting or the plumbing yourself, that still leaves you with a lot you can do for bathroom renovation DIY projects. Since you are in the bathroom so often, you'll want to make it as pleasing to your eyes as possible. You can tackle new cabinets, towel racks, door knobs, curtains or blinds, paintings or pictures on the walls, a new lick of paint and new towels to match. Remember with any bathroom renovation DIY project that you have vertical as well as horizontal space to express your creativity. Even getting a new wastepaper basket and toilet brush holder can change the look and feel of a bathroom. And don't ignore the lights. Although you can't do electrical work, you can install new color or softer lit light bulbs, which might relax your eyes, or put in a new light fixture.

Perhaps there is a theme or basic color scheme you want your bathroom to have. Since it's a room you want to relax in, please don't paint the walls in garish colors like neon yellow, no matter how cheap the paint is. Even "relaxing place" could be a theme you can build your bathroom renovation DIY projects around, with dark curtains, soft light bulbs, pale, gentle colors and a shelf to put a little rock garden or a bowl or potpourri on. Give yourself time. The beauty of bathroom renovation DIY projects is that you do not have to stick to a schedule. <bio>Kim Lee writes for Singapore rental portal http://www.RentInSingapore.com </bio>

An old friend of mine moved into a beautiful, late 19th century, Victorian style home a little more than 12 months ago. At a recent party she held at the home many of the guests commented about the quaint old fashioned style of the kitchen and how cosy and friendly it seemed. At this point my friend declared that she and her four children all absolutely hated the kitchen area and would love to renovate and modernize it but were utterly daunted by the task and so had not attempted it.

Her main fear was the perceived high cost of renovating an old home as she had heard many home improvement horror stories - People spending tens of thousands of dollars on what started out to be quite modest renovations, only to find a number of unbudgeted repairs and maintenance were also required, therefore significantly blowing out the estimated costs. My friend did not relish the idea of finding herself in a similar predicament so the idea of undertaking restoration and renovation work had been shelved. One of the guests at the party was a builder and another a professional interior decorator and they both explained that while restoration work (restoring the building to 'as new' condition similar to when the building was originally constructed) was quite extensive and time consuming, however, a renovation (modernization) project was relatively cheap.

Kitchen Renovation Ideas - Without The Fear Factor

Most homeowners, my friend included, have the perception that old houses are especially difficult to renovate purely due to their age, but this is not entirely correct. In reality whether the house is old or quite new, a kitchen renovation nearly always turns out be very cost effective and the habitants will see a marked improvement in the area. Kitchen renovation ideas for old homes can be planned so that new items and appliances can be integrated along with the kitchen's older features, for example your new stainless steel refrigerator would not appear to be out of place being in the same kitchen as an old wood-burning stove.

The true key to affordable and effective kitchen renovation ideas is in the planning stage and this applies to any kind of home, whether new or old.

First on the list of all sound kitchen renovation ideas is to adequately cost your planned renovations. This is the most critical aspect as you should not attempt any substantial renovation project unless you have enough funding available or you can enlist the help of your bank or mortgage provider. Notwithstanding the fact that you require substantial funding, take heart in knowing that you can reduce costs in some areas without sacrificing the over-all quality of the renovation. It is important that you allocate adequate funds for the key aspects of the renovation, namely the design component, labor costs and appliances and fixtures.

If you propose to undertake extensive remodeling or structural changes then be aware that this type of work is extremely expensive. When structural changes are part of your remodeling project then it is essential that you employ a builder who can work within your budget. Always ensure before you start the work that any structural changes, such as the addition or removal of a room divider or the installation of a seat-window or skylight, have been adequately costed into the overall project.

When you are reviewing your kitchen renovation ideas always build in an allowance for unexpected contingencies such as repairs being necessary to plumbing, heating and electrical equipment. There is nothing worse than having an aesthetically pleasing kitchen which is great to look at but in reality is a fire-hazard or energy-monster because of the old and ineffective equipment. In old houses it is highly likely you will need to spend money upgrading this type of equipment.

Once you have addressed the structural and services (heating, lighting, plumbing etc) aspects of the kitchen renovation you can then turn your attention to other aspects like choosing counter tops, cabinets and floor coverings. This is a great area in which to control costs as it is possible to use many alternate materials, that are just as durable and impressive as for example marble or granite, however they cost a fraction of the price of the real material. It is also recommended that you consider buying stock cabinets instead of custom-fitted ones as this too will save you a great deal of money.

If you are like my friend and own an older style home and are not sure whether you can afford to implement your kitchen renovation ideas why not consult with a friendly builder and get an idea of what restoration work is required as well as the cost of appliances and fixtures.... you may be pleasantly surprised. <bio>For more details on Kitchen Renovation Ideas and other types of home improvement and house remodeling tips and advice visit http://www.easyhouseimprovement.com/ </bio>

With all of the do-it-yourself stores that sell home building products that people can use themselves, most don't see the need to hire a professional interior designer anymore. They just take any home styling magazine and copy what they see in there. Also, other than having so many home stores nowadays, another reason that is stopping people from hiring designers is because they see hiring professionals as an expensive move.

True, hiring a professional designer might be a bit costly. But what people don't know is that designers could actually help you make your home renovation cost-efficient. Here's how:

Keeps you in the budget

If you have a target budget on how much you want to spend on renovating your home, you could actually let the designer know and he or she will help you work out on it. The designer can help you determine what you need to do to achieve the look that you want for your home and then gauge how much it would cost to do so. If the renovation cost is above your budget, the designer can help you cut down cost by suggesting cheaper but quality alternatives for designs or materials.

Knows where to get the right stuff

Perhaps, the most tedious part of home renovation is the selection of furniture and accessories. What to choose alone could already be a headache. Let alone where to find the items. With a professional helping you, this task could be easy and fun. Designers are well-updated on where to get the right materials and furniture and they could go shopping with you if needed. Depending on the look you want to achieve, the designer can suggest the kind of furniture to buy and they also know which stores would be selling the kind you need. This way you won't have to waste time, effort, and money driving all over town.

Which ones to keep and which to throw out?

This is also a dilemma when renovating. Most homeowners would want to keep as much as they can of their existing stuff. But sometimes, it won't match with the new look. With a professional eye, designers can help you sort out which ones to recycle and which to replace. They can even give suggestions on how to give your furniture a new look so you could re-use it and save money.

The theory of design

Interior renovation is more than just putting together furniture, painting walls, and installing curtains. There is actually a deeper side to it. Designers not only make your home visually appealing, they also make it livable and comfortable. Space allocation is an important factor in designing a home because it will dictate how the users will utilize and move about in the space. Designers make sure that your home is ergonomically efficient so you can live comfortably in it.

Project management

The work of a designer does not just stop after developing the design for your home. Most designers nowadays also do project management. This means the designer will take care of the coordination between the material suppliers, the contractor, and the homeowner. Project coordination is very important because it ensures that the project will be running smoothly and without much hassle.<bio>Judge Ceilings offers suspended ceilings and lighting solutions for home and business.
Though the housing market is shifting towards the buyer, the shifts are moving slowly and many investors continue to make good profits by flipping real estate. Flipping is a relative new term for buying homes that are "fixer-uppers", renovating them, and then selling them at a profit. With flipping still bringing in decent profits, though not as high as they once were, beginners are still entering this investment arena.

The one question that is most often asked of realtors concerning such property is: "How much should I pay for it?" The answer is not an exact science and is different for all homes for sale.

The most common formula used is the Maximum Allowable Offer (MAO), which gives you what the homes for sale are worth after renovation. It is calculated as follows:

MAO = ARV -- Renovation Costs -- BSH -- profit margin

The ARV

The after-repair value (ARV) is the value or worth of the homes for sale after renovation. It is the "possible price" you may receive on the sale of the property.

To determine this value, you must determine what prices comparable homes for sale have sold for within the last 6-to-12 months (your realtor may be able to assist you). The other homes for sale should be located within one mile of the property in which you are interested.

The previous homes for sale are comparable only if they have similar characteristics to the property you wish to purchase. They should have the same or closely similar square footage, similar features in the number and types of rooms offered, the age of the buildings, the style of architecture, and similar neighborhoods. View the recently sold homes for sale as a homeowner. For instance, no matter how beautiful the home and surrounding environment, if the neighborhood has a high crime rate, the property will not sell for as much as another home in a lower crime area -- even if it is located less than a mile away.

At this point, ignore the difference in the conditions of the homes for sale. After all, you will be renovating the property you purchase to bring it up to similar conditions as those already sold.

Renovation Costs

These are the costs to renovate the property in order to turn a profit. Carefully look at the property as you view it with your realtor and take notes. What needs to be done to make this property comparable in condition to the other homes for sale?

Before you even begin looking at homes for sale, you should have researched the going cost ranges for the most common renovations (big and small) in your area, as well as the most common but unexpected renovation costs. You do not have time, in many cases, to get bids on all renovations before making an offer. Having most of these costs beforehand means you only need call for costs on a few renovation needs.

Apply the highest and/or most probable cost range to each renovation requirement, total the costs, and you have your renovation costs.

BSH Costs

The buy, sell and hold (BSH) costs are many. After you have flipped a few homes for sale, you will be able to use a percentage of the ARV to determine these expenses.

For buying and/or selling, you will incur fees for appraisers, attorneys, title search and insurance, realtor commissions, loan origination fees, closing costs, debt collection (if you sell on contract and a buyer defaults), and so on. Holding costs include utilities, insurance, taxes, lawn care and such that you incur between the time you purchase the homes for sale and the time you close on the properties.

Profit Margin

This is the least amount of profit you are willing to accept on your investment. Remember, the MAO is the maximum amount that you will offer on homes for sale. That does not mean you will make that offer; it only means that you will not make a higher offer than the MAO -- no matter what.

Your goal is to offer the lowest amount that the seller will take. This should be far below the MAO, ensuring you a higher profit margin. The MAO is the deal breaker. If you must offer more to purchase the property, then walk away from it and look for other homes for sale for your investment. <bio>John Harris is an expert researcher and writer on real estate topics such as economics, credit improvement tips, home selling advice and home buying preparations.
Some of you may have experience about renovate bathroom and find out that there are plenty renovation design to choose from. However, renovate bathroom is not always easy and those plenty of designs could not match to everyone's need. Therefore, you need to learn some of basic knowledge about bathroom renovation style as well as knowledge tips on how to do it effectively. The following article describes about fundamental knowledge and tips so you can quickly learn form this article.

If compare to any other room in the house, bathroom is more convenient in terms of when you think about renovate it. You can choose to renovate only some part of the bathroom in case you have limited budget or you just want to change only some parts, meanwhile the other room need entire renovation, such as kitchen, you just could not renovate only some part as it will affect to all functions in the room as well as overall appearance of the kitchen. That is you can change only some part in bathroom only when it needs to be changed.

The other benefit of renovate bathroom compare to other rooms in the house is all of appliances in bathroom are quite easier than replacing appliances in a kitchen. You may need professional help or hire someone to do if you want to change appliances in other room. But for bathroom, it is relatively simple for anyone to be able to replace, even though the person has not much experience on it. Therefore, you do not have to worry about spend too much money on the project as you don't need to hire professional to do the work for you.

Even though there might be only few appliances that not very easy to replace and you may require professionals to do it fir you. For example, you may need to pay extra money for professional to install. The example of appliance that needs professional installation is toilet faucet, which has quite complicated work to deal with other equipment. However, you may have to pay money for some kind of work but you will be able to avoid wasting money with making mistakes while doing it yourself.

Obviously, the reason for many people to renovate bathroom apart from improving the overall appearance is to add value to the house before they sell it. If you are able to effectively renovate bathroom, you will amaze how little improvement could enormously increase the value of the house to buyer. Of course, then you can sell the house easily and at reasonable price. This is because bathroom is one of the most important functions that buyers will pay attention to, apart from kitchen and bedroom. However, there still be some disadvantage of bathroom renovation. The only disadvantage is about the cost. As almost of bathroom appliance are expensive so the bathroom renovation job could be very expensive. Therefore, many people who has limited budget choose to renovate only some part of it in order to save money, and when you have more money later you can renovate the rest. But please also bare in mind that renovate bathroom can take time so you do not have to be hurry otherwise you may not have good outcome. <bio>http://www.bathroom-design-accessory.com/ http://www.stylish-bedroom-furniture.com/ </bio>

A recent Business Week online article brought to light the fact that there's a drastic shift occurring in the home renovation market. Instead of spending thousands on revamping kitchens and other previously popular parts of the home, the trend is shifting toward bathroom remodels. More and more people are discovering the beauty, style, and luxury their bathroom's can contain by renovating their bathrooms with the latest modern bathroom furnishings and fixtures. No longer is the bathroom a cold and quiet room hidden away in your home. Today, bathrooms are taking on more vibrant and modern designs and highlights. The influx of exquisitely crafted contemporary bathroom vanities, sinks, and faucets has provided homeowners with more options, designs, and styles to push the look and feel of their bathroom to the highest level.

>From Simple to Ornate -- Your Bathroom Renovation Options

Modern bathroom design has taken on a life of its own. From simple, sleek designs to ornately constructed and fashioned fixtures, bathroom remodelers definitely have their pick of the litter. However, updating your bathroom to a more modern look involves more than slapping in a new toilet or sink. If you want to truly renovate your bathroom into a work of art, you need to remodel all aspects of your bathroom so that all the colors, styles, and angles flow together to create the new, luxurious ambience your bathroom deserves.

Updating the Bathroom Vanity

Go and take a look at your bathroom vanity. How old is it? Is it cracked, dull, faded, and/or just plain ugly? If you've never remodeled your bathroom, chances are your vanity is nearing the end of its life and it's time for a new vanity. Today bathroom vanities are made of many different materials, colors, and shapes, giving you more options than you've had before. Stained or painted wood is no longer your only choice. But your options don't stop there. Depending on the size of your bathroom, you have the option to go with a single basin or a double sink vanity. If you're more into antique-styled bathroom vanities, there is even a large selection of traditional and classically designed vanities that will give your bathroom that old-world charm. From forward-thinking designs to more traditional styles, you have an impressive array of bathroom vanities to choose from for your bathroom renovation.

Selecting a New Sink

Your bathroom sink takes a lot of abuse. Its daily use and constant exposure to many different elements (i.e. water, mouth wash, hair care products, etc.) can quickly erode its luster, leaving behind a dull, drab, and out-dated sink. If you care about the overall appearance of your bathroom, you need to update your sink. If you haven't checked out the latest selection of contemporary sinks available to bathroom remodelers today, you'll be surprised at the elaborate assortment of brightly colored and styled sinks currently sweeping the bathroom renovation industry today. Sinks these days can come in just about any color under the sun, contain exquisitely drawn designs, and even come in different shapes. The sky's the limit when it comes to selecting a new bathroom sink, so go out there and explore.

New Sink Advice: If you're going to update your sink, you should also update your vanity. Nothing looks tackier than a brand new modern bathroom sink resting in an old, dilapidated bathroom vanity. So update your sink and your vanity at the same time. It will save you the embarrassment of having your friends and family point out your bathroom's "odd" mixture of old and new.

Don't Let the Neighbors Outdo Your Bathroom

Modern bathroom fixtures are more prevalent and obtainable than ever before. The wide range of contemporary styles available to renovators is making it very easy for homeowners to transform their once dim and drab bathrooms into reflections of modern luxury. So if you're thinking about a bathroom renovation, remember, you don't need to stick to the standard bathroom styles. Venture out and discover the latest styles and designs available in the bathroom renovation market today. Before you know it, you'll be basking your bathroom's new modern décor. <bio>For contemporary and modern bathroom renovation ideas and fixtures, visit www.modernbathroom.com. </bio>

So if you have many things that you do not really need, now is the time to put them on garage sale or donate them to charity. Clearing up your home with unnecessary things will allow it to breathe and could also improve the indoor air quality.

Instead of buying new furniture pieces, you could re-use your existing ones and just give them a new look. You could re-stain that dining table to give it a new look or add a cushion seat to your dining chair to give it a comfortable touch.

There are many ways to reinvent your furniture. You could paint or stain your wooden pieces, re-upholster that couch that you got from your grandma to give it a fresh and modern look, or transform that old dining table to a new coffee table. There are endless possibilities that you can do to make your old stuff look like new without having to spend so much.

Not only will you save on money because you do not have to buy new furniture, you get to keep the sentimental value of the things that have been in your home for a long time.

Double Purpose Furniture
If in case you really need to buy new furniture, go for ones that have double purpose. For example, if you need a furniture piece for storage and a screen divider, you could buy a freestanding open shelving unit that you could use as storage and as a divider. Always go for items that could give you several purposes. This way you are cutting down the cost of your furniture and at the same time save space inside your home.

Expose a Little

Take out those heirloom pieces that are hidden away in the attic and put them out on display. Or do not be afraid to expose your pots and pans and hang them in the kitchen creatively so they could also serve as display. There are many things that we keep hidden that sometimes could be used to make our homes look attractive. Display items do not have to be expensive. You just have to know what to combine or put together to create a look that is unique and interesting.<bio>Judge Ceilings offers suspended ceilings and lighting solutions for home and business.
Old homes are beautiful. Not to mention they have character and style that just can't be found in homes today. That is because older homes were built with materials that are no longer used. Not to mention craftsmanship and creativity that can't be found in today's matchbox homes. However, if you buy a historic home and are interested in home restoration then you will definitely have your work cut out for you.

Restoring an old home takes a lot of time and effort and it can be nearly impossible if you don't know what you are doing. Even if you hire a contractor to restore your historic home you may not end up with the results you are looking for if the contractor does not specialize in historic renovation or old home restoration. However, there is hope out there!

Many contractors work specifically on historic homes to restore them to their former glory. However, the new owners also want modern conveniences and features that were not previously present. So, the home restoration contractor works to impeccably restore the home while including the modern necessities the homeowner desires. The result is a historical home that offers everything a contemporary family might need while reflecting the home's amazing history, construction and craftsmanship.

Choosing a Home Restoration Contractor If you want your old home to be restored then you need to be very careful with the home restoration contractor you choose. Not all contractors know how to restore old homes correctly and could actually do more harm to your historical restoration efforts than you imagined.

Because of this when you are looking for a contractor to restore your historical home make sure you check out their past work. Ask for references, check out previous homes they have restored, and see if the final result is what you are looking for in your home restoration.

Once you find a contractor you trust with your historic renovation then you will be ready to sit down and talk about what you have in mind. Be sure the old house restoration contractor is well aware of your desires for the ultimate outcome of your home.

When the homeowners and contractors are on the same page, and the contractor is skilled, then old house restoration is most successful. Keep these tips in mind when you are considering old home restoration and you will likely have the new, old home of your dreams! <bio>Ken Kurse is a writer for Landmark Services.
