    <content:encoded><![CDATA[The past year, 2006, marked the lowest volume of annual sales since 1999 with less than 47,000 new and existing houses and condominiums sold in the four county Sacramento area according to <a href="http://www.artwoo.com/tag/dataquick" rel="tag">DataQuick</a>. As reported in a <a href="http://www.artwoo.com/tag/sacramento+bee" rel="tag">Sacramento Bee</a> story, "'06 housing stats tell a scary tale," the inventory of available homes has dropped from August 2006 highs but still ended up with just about 11,000 homes on the market in the four county area. <br /><br /> The slowdown or market adjustment in the <a href="http://www.artwoo.com/tag/sacramento+real+estate" rel="tag">Sacramento real estate</a> market during the year also brought lower prices and an end to the red hot market that we experienced during the three previous years. Median sales prices were down 7 percent in <a href="http://www.artwoo.com/tag/sacramento+county" rel="tag">Sacramento County</a>, 16.9 percent in Placer County and there was a 14.1 percent decline in Yolo County. According to the Bee article some of the price decline can be attributed to new home builders slashing prices to clear inventory. <br /><br /><br /><br />According to <a href="http://www.artwoo.com/tag/michael+lyon" rel="tag">Michael Lyon</a> the president of Trendgraphix, the statistics arm of <a href="http://www.artwoo.com/tag/lyon+real+estate" rel="tag">Lyon Real Estate</a>, "2006 was a great year for buyers and, at the same time, a reality-check for sellers.  Overall, prices dropped a minimum of 10% last year and days on the market for homes that have sold now averages above 70 days," As part of the latest Trendgraphix press release he went on to say, "Sellers on average have to discount 4% below the last sold to make a sale. <br /><br /> Trendgraphix reported sales volume was down 2 percent in December for Sacramento, Placer and El Dorado counties and 25 percent lower than December 2005. In addition the number of pending sales decreased 6 percent in December compared to November. December inventory is reported to be 10,317 for the <a href="http://www.artwoo.com/tag/three+counties" rel="tag">three counties</a>, up 28 percent from last year but still down from the July 2006 high of 14,547. Trendgraphix reports the average price per square foot of homes sold in the three counties was $225, a 9 percent drop from last December. <br /><br /> In Sacramento County December sales decreased 4 percent from November and inventory decreased by 13 percent. Pending sales decreased by 4 percent from 942 pending sales in November to 907 pending sales in December. The average price paid per square foot in Sacramento decreased by 1 percent during the month of December to $224. <br /><br /> Placer County decreases in December from November were 5 percent in sales and 14 percent in inventory. Pending sales also dropped 5 percent. The average price paid per square foot in Placer County decreased by 3 percent during the month to $223. <br /><br /> In El Dorado County sales were off 21 percent, inventory declined by 14 percent and<br /><br />pending sales were down 17 percent.<br /><br />The average price per square foot remained the same during the month of December to $231. <br /><br /> Overall the Sacramento real estate market in 2006 will be remembered. Some will call it the crash of '06 or the year the bubble burst and others will remember it as the year of the slowdown or market adjustment. Originally, <a href="http://www.artwoo.com/tag/solid+state+drives" rel="tag">solid state drives</a> referred to electronics that did not use <a href="http://www.artwoo.com/tag/vacuum+tubes" rel="tag">vacuum tubes</a>, but this definition is now outdated.<br><br>One commonly available form of solid state drive is a <a href="http://www.artwoo.com/tag/usb+flash+drive" rel="tag">USB flash drive</a>. These use the same kind of non volatile chip to retain information, even without power. However, these drives have different capacities and <a href="http://www.artwoo.com/tag/form+factors" rel="tag">form factors</a> from the solid state drives that are now beginning to enter the market.<br><br>* A flash drive is designed as an external piece of the computer system.<br><br>* A solid state drive is designed to be used inside the computer in place of magnetic hard drives.<br><br>On the outside, solid state drives don't look any different from ordinary hard drives. Since they have no motors to draw power, they use a lot less energy than normal hard drives. While the portable computer industry has taken steps to address this, their solutions still use more power than a solid state drive. It consistently draws less power than either hybrid or traditional hard drives.<br><br>Faster data access is possible since the drive platter doesn't have to spin up and there are no drive heads to move. That allows data to be read from a drive nearly instantly. There's nearly a twenty percent improvement in the boot time of Windows on a solid state drive versus a standard drive. Reliability is also important. Since conventional hard drives are very fragile, being jarred can damage them. Ok using floppies was <a href="http://www.artwoo.com/tag/akward" rel="tag">akward</a>, slow and highly unreliable but at the time it was all we had. Then along came the Zip drive and the world of data backup changed overnight thanks to the creator of the Zip drive - <a href="http://www.artwoo.com/tag/iomega" rel="tag">Iomega</a>. No longer were you restricted to a paltry 1.4MB of disk storage - now you could fit 100MB on one single Zip disk. Later this increased to, a then, massive 750MB of storage space which was completely unheard of at the time. <br /><br /> Zip drives worked in almost exactly the same way as a floppy disk except they were physically bigger and provided a much higher data transfer rate than home users had ever seen before in an "external" data storage device. The biggest problem with Zip drives is that although they were similar to floppy disks you still needed a separate Zip drive to read or write to these disks which in turn meant more expense for home users. Also there was a rival technology called the LS-120 or SuperDisk that found favour with many computer manufacturers (<a href="http://www.artwoo.com/tag/ironically" rel="tag">ironically</a> enough the Zip drive long outlived the LS-120 in terms of popularity and usefulness) so the Zip drive faced an uphill struggle from it's introduction to an eager computer market. <br /><br /> The Zip drive was/is available in a few different flavors. There were parallel, SCSI, USB and IDE Zip drives available on the market at one stage. <a href="http://www.artwoo.com/tag/this+meant+that" rel="tag">This meant that</a> regardles of what type of computer you had you'd be able to find a Zip drive with a compatible interface. Torque is the power that moves your vehicle. In non four-<a href="http://www.artwoo.com/tag/wheel+drive+cars" rel="tag">wheel drive cars</a> and trucks, torque is distributed to either the front or back wheels, while the remaining <a href="http://www.artwoo.com/tag/two+wheels" rel="tag">two wheels</a> are free rolling. In a 4x4, you can either manually engage all four wheels, or it is done for you automatically. Most four-wheel drive owners believe it's a 50/50 distribution of torque, but in most cars, it's more like 65/35.<br><br>There are several reasons why one would need a four-wheel drive. All of them have to do with friction. While torque powers the wheels, friction between the tires and the driving surface is what gives you traction, and lets your vehicle move forward. If a vehicle is moving on a muddy surface, there is a lower amount of friction, which causes the tires of a two-wheel drive to spin out, while the vehicle stays in one spot.
