When it comes to refinancing your home, it helps to know the steps you will have to accomplish in order to get your home refinanced. Understanding what you will have to do can prepare you to help streamline the process, and make it go more quickly and smoothly.

1. Know what you want to do. You should understand your objectives, and the reasons why you are applying for a refinance. Understand what you are refinancing your home for, whether it is debt consolidation, home improvements, or shortening your loan term.

2. Fill out your application. Next in the home refinancing steps is filling out your application. This will let you know whether or not you qualify for refinancing your home.

3. Determine what type of loan you want. You need to decide your preferred loan terms -- whether you get an ARM or a fixed rate -- and how long you want your terms.

4. Have your home appraised. Your home has to be appraised as part of the steps to refinancing so that the lender knows how much your home is worth.

5. Work on getting full approval for your home refinancing. You need to have your home fully approved. A copy of your appraisal will be sent to the lender, and at that time an interest rate will be finalized, and then you'll end up with your formal loan documents.

6. Additional documentation. Before everything is completed in drawing up your documents, you may be required to submit further documents regarding your loan funding.

7. Notary signing. You will have to sign with a notary to fund your home mortgage refinance loan. This is an official who is authorized to witness your signing.

8. Actual loan funding. Once everything is notarized, the documents receive their final finish and the funding for your home refinance loan is sent.

Needed documentation

For most loans here are the documents you will likely need for refinancing loans:

Copy of your home's deed Information on your current mortgage Copy of your homeowner's insurance policy Copies of your pay stubs from the past 30 days W-2 form copies from the last two years A complete asset list List of your credit and loan accounts that are open <bio>Visit http://www.refinancesmarts.com to obtain more information on the Home Refinancing Steps you should take when refinancing your mortgage. </bio>

The first step that you need to take when it comes to a debt consolidation loan online is to shop around for the best deal on such a loan from the most reliable lender. Regardless of your reason for obtaining a debt consolidation loan online, the process is going to be about the same. After you have done your research on the different kinds of debt consolidation loan online options that are available and are armed with latest data on interest rates and costs, it's time to make a particular decision regarding which debt consolidation loan online lender is the best choice for you.

You need to be fully aware of all costs and fees associated with a debt consolidation loan online in addition to the interest rate that will be charged on such a loan. A reputable lender should be more than willing to clearly explain all of the fees and costs that are associated with a debt consolidation loan online. If a debt consolidation loan online lender will not give this information to you, look elsewhere. You will not want to obtain a debt consolidation loan online from such a lender. Such a lender of debt consolidation loan online products may use your lack of knowledge of their fees against you in very detrimental ways. Get a commitment regarding the fees and costs -- and interest rate -- associated with a debt consolidation loan online in writing.

When you have chosen your lender, you will have to get your documentation in order as part of the application process for a debt consolidation loan online. While some debt consolidation loan online lenders have gone the paperless route -- the route where you do not have to pull together hard copy documentation -- many will still require supporting documentation such as tax returns and proof of income.

At this point, you will want to make certain that all of the materials and information that you are preparing to provide to a debt consolidation loan online lender is accurate. By the time you reach the juncture at which you are going to submit an application to a debt consolidation loan online lender over the Net, you need to make certain that all of that information that you will be sending is completely correct.

By properly preparing to apply for a debt consolidation loan online, you will be in a far better position of obtaining approval for such a financing package. <bio>Thomas Erikson is co-founder of http://www.your-debt-consolidation-loan.com which provides debt consolidation information and solutions.
Many consumers do not know that once a delinquent account is reported to a collection agency a consumer has a short amount of time to pay the bill. This is because collection accounts are put on a nationwide registry and each collection agency in the country gets notified of a collection account. However, only one collection agency has a legal right to collect money on a delinquent account.

It can be very difficult trying to make payments on a collection account because a collection agency holds a collection account for a few months, it they are unsuccessful in collecting on the debt owed the account is forwarded to another collection agency. This process continues until the account is paid or legal action is taken against the consumer.

Collection agencies don't want you to know that as a consumer you have a legal right to question the validity of a collection agency which is called debt validation. Many consumers have paid money on delinquent accounts to a particular company only to find out that the company did not legally have a right to collect money on that account. As a result the consumer still owed the money on the delinquent account. To prevent this from happening to you, here are 7 ways to validate a debt and ensure you are paying the right creditor or collection agency:

1. Request the creditor, collection agency or attorney to provide documentation that the company is authorized to collect on the debt. Ensure the name and address of the collection agency appears on the documentation which should be on company letterhead.

2. Ask for proof of the total amount of the debt including payment history from with the original creditor and status of the account. Verify the documentation against your own records.

3. Request the collection agency to provide the original contract or other documentation showing the agreement you made with the original creditor including the name and address of the original creditor.

4. Ask the creditor to provide a copy of their business license to prove they are licensed in their state to collect money on delinquent accounts. However this varies from state to state.

5. If the creditor use profanity, harasses you, is rude or threatens you inform the collection agency that they are subject to the Fair Credit Reporting Act (FCRA), they might argue and say they are not but they are considered debt collectors and are covered under the act.

6. If the creditor cannot verify the debt they cannot collect any money owed on your account and is not allowed to contact you about the debt. They also cannot report the account on your credit report.

7. A creditor may respond to your debt validation letter by sending you a summons to appear in court. This is a scare tactic and is illegal. A creditor has to validate the debt before they can file suit against you.

Keep records of all documentation you receive and all documentation you mail. Send all documentation via certified mail with return receipt. If you find that the creditor or collection agency is violating the FCRA you can file a complaint with your local small claims court, notify the credit bureaus and file complaint with the Federal Trade Commission, http://www.ftc.gov.

Article originally published at EzineArticles. <bio>Harrine Freeman is the CEO of H.E.
When you think about a cruise vacation, you probably think of being a pampered tourist, enjoying lush accommodations and fabulous service. However, there is a lot of work to be done to prepare for a cruise before you get to enjoy the cruising life.

Documentation is key. Depending on where you are going the documentation items you need could be limited or extensive. If you are just going on a one or two day cruise that is in the U.S., you may not need much. But, if you are going into deeper waters and to foreign ports the rules are a little different.

Even if you are only going on a few day cruise to somewhere like Jamaica you are going to need a passport. While it is an island that is very close to the state of Florida, it is still a foreign country, and therefore you need the proper documentation to show your citizenship.

If you don't have a passport, you need to get one well in advance of your trip. Also, if you do have one, make sure it is not about to expire. Generally, you should give your self up to six months to get your passport, at a minimum two. Passport offices around the country are backed up and getting a passport these days takes longer than it did before. If you're within a few months, you may want to pay extra to get your passport expedited.

There may be even more documentation to be had if your family has some children who are from previous marriages and do not have the same last name of the parent taking them on the trip. If this is the case in your family, you may have to file some extra pieces of paperwork to get a passport, and then to make sure the authorities know it is ok for the child to be traveling out of the country with one parent.

Some countries actually require those who want to stay for a little while to apply for visas, which would mean even more paperwork. The rules for what documentation is required to go into and out of a country will differ by nation, so check with your cruise line about this possibility.

For other countries, you will need to have proof of some medical vaccinations due to the possibility of illnesses in their region.

If you normally book your vacation through a travel agent, they may well help you take care of all of this. They know that for the most part tourists really want to focus on what they will see and what accommodations they will have on their cruise, not the little paperwork details, so they will usually compile a list of all the documentation and any medical certification you will need in order to be allowed to go on your trip. In addition, a good travel agent will know enough about the cruise industry they may be able to recommend great deals on wonderful destinations for your cruise. <bio>Leroy Calstard repeatedly writes detailed reports on subjects relating to Costa Calida and Guardamar.
1. You could decrease or increase the length of your ad copy. There is no rule on how long your ad copy should be unless space is a consideration. The ad should be long enough to sell your product.

2. You could add some sub headlines on your ad copy. Sub headlines act just like headlines; they grab the readers attention. They'll keep the readers interested as they continue to read your ad.

3. You could ask your reader questions through out the ad copy. They will answer the questions in their own head as they read your ad copy. The questions you ask should persuade the reader into buying.

4. You could highlight keywords through out your ad copy. The keywords should be attractive to your target audience. You could highlight them with color, underlines, italics, etc.

5. You could bullet or indent your benefits on your ad copy. Must people won't read a whole ad copy, so make your products benefits standout and you won't lose the sales from all the skimmers.

6. You could change the size of your text on your ad copy. You want to make your text large enough so it's not hard to read. You also want your headline and major points to be larger so they will standout.

7. You could raise or lower the price on your ad copy. A higher price could increase the perceived value of your product and a lower price could lesson your product's value.

8. You could add proof of results on your ad copy. You should include testimonials, endorsements, and factual statistics to prove your product's claims.

9. You could add special offers on your ad copy. It's usually easier to sell the offer than the product. You could use discounts, free bonuses, volume sales, etc.

10. You could eliminate the hard-to-understand jargon on your ad copy. Unless your product calls for technical words, you want your ad to be read without people pulling out a dictionary. <bio>Carl Hendricks is the owner of http://www.cehmagic.com He writes about internet marketing and self improvement. </bio>

If you are considering selling your house, you need to get a real estate lawyer. The buyers will have their own lawyer. The roles of each lawyer is not set in stone, but the traditional role of the sellers' lawyer include:

• Reviewing the sales contract • Making sure the titles and documentation for any chattels included in the sale are in order. • Reviewing mortgage information and ensuring the calculations are correct. • Reviewing property tax bills. • Pro-rating to the adjustment date any utility costs, municipality fees and/or condominium costs. • Determining the amount of any refunds due. • Preparing a statement of adjustments. • Preparing the transfer deed. • Making sure you can deliver a clear title to the buyer on the closing date.

The buyers' lawyer typically completes the title search and verifies that there are no encumbrances on the property.

It is important to give your lawyer all the necessary information. Some of the documentation your lawyer will ask for includes:

• A legible copy of the accepted offer. • The latest property tax bill. • Utility bills for the past year. • All your mortgage information. • Any transfer documents available from when you purchased your home. • Documentation for any items you agreed to leave in the house for the new owners • Any additional information that is relevant to the condition or ownership of your property.

Giving your real estate lawyer all the information he needs will help make sure your deal closes as smoothly as possible.

After the sale of your home, you need to keep some money aside to cover the closing costs. Here is a list of some of the fees that will have to be paid.

1. Commission- If you used a real estate agent, you can expect to pay the agreed upon commission. Always check to be sure the amount is correct.

2. Transaction Fee- Some real estate agencies have started to charge a transaction fee in addition to commission. Check your original agreement. If you didn't agree to pay a transaction fee, be sure to challenge this charge.

3. Taxes-You are required to pay the taxes related to the period of time from the beginning of the year to the closing date.

4. Insurance- If the buyers are taking over your fire and homeowners insurance, be sure to get reimbursed for the unused portion.

5. Liens and assessments- You'll normally be expected to pay off any liens or assessments before the title can clear. Make sure to check that all the dollar amounts are correct.

6. Title Insurance/Escrow Charges-You should know in advance what portion of the title insurance and escrow charges, if any, you need to pay. Be sure that you aren't being overcharged.

7. Inspection fees-These include termite inspection fee, termite removal costs, recording deed costs, home warranty plan costs, attorney's fees, documentation preparation fees and mailing costs ( if any).

There may be other fees and costs in addition to those listed here. There is not much you can do to eliminate the costs, but you can watch out that you are not being overcharges, or being charges for things that weren't done. <bio>J.P.
Why do some salespeople sell like gangbusters while others fall flat on their face? Because what they say, and how they say it, is everything.

The same with advertising copy. Your copy is your surrogate salesperson. And the way it is written has everything to do with whether or not your ad sells, your website converts, your business succeeds.

The difference between under-performing copy and brilliant copy can translate into many thousands of dollars over time. Bad copy can actually have the opposite effect of damaging your image and suppressing sales.

Yet many advertisers don't get this. Copy is an afterthought. They spend extraordinary amounts of time, energy and money setting up a business, then doom it to failure with poorly written, cheaply bought or crudely constructed homegrown copy.

It's not enough just to be out there. Your copy has to work hard, really hard, to grab attention, communicate clearly, convey benefits, overcome skepticism, outfox the competition, generate excitement, exude energy and charm, and close the deal...all within a short span of time! Just like a star salesperson would.

It takes ability, experience and time to craft copy like this -- to research, write and rewrite it to achieve exactly the desired result. That's why exceptional copy comes at a price. But one that will repay you many times over.

I can't tell you how many clients come to me after throwing away their money while trying to save it, hiring cut-rate, self-proclaimed copywriters who are big on promises and short on results.

Lesson: don't hire anyone until you've seen their work. Note what businesses have entrusted their brands to them. Take the time to read their copy. See if it sells you.

And don't be afraid to invest in outstanding, professionally written copy. It's all a part of doing business. A very critical part. <bio>Jerry McTigue -- freelance copy pro -- has worked at top Madison Avenue ad agencies on blue chip national accounts. As such, it is important to keep in touch with current regulations of where and when to carry your US passport. As anyone who has applied for a US passport can tell you, documentation of who you are is extremely important in the process. Knowing what documentation to bring with you when applying or to show while applying will hasten the process and get you what you need without any excess hustle and bustle.

These documentation are correct as stated by the US Department of State as of July 22, 2008. As always, these requirements are apt to change as necessary. Remember, other than the Social Security Number, you are not required to give the information.
Being self employed can cause a lot of problems when trying to secure a loan. Many lenders prefer to have a lot of documentation and proof of income. Self employment is seen as risky business because the income is not guaranteed and is not often steady.

Lenders like to deal with people who have a steady income that is not likely to change. For the self employed, though, there is a special loan, called a self certification loan.

A self cert loan is ideal for the self employed. A self cert loan requires no documentation or limited documentation of income. Instead the borrower declares their income. Some lenders will want to see bank statements so they can get an idea of the borrowers income.

Like most loans that are considered risky, a self certification loan is going to be more expensive then a typical loan. The lender is going to charge higher interest and fees.

In order to help lower costs, bringing in some documentation can help the borrower. They may wish to provide any proof of their income for a one year period or longer, if they have it.

In general, lenders want proof of three years of income fro a self employed person. This may be difficult or not at all possible for some borrowers. That is where a self certification loan comes in handy.

With a self cert loan, the lender is going by the borrowers word. This alone is a risk. The lender can not be guaranteed that the borrower earns what they say they do. This is why many lenders will still ask for some type of income verification, such as bank statements or earnings statements.

Providing something to the lender to prove creditworthiness can help. Current loan payments or other regular payments, like rent, can be used as proof of reliability. Additionally, a borrower can provide whatever they have to show income, such as bank statements or eve customer documentation.

Self cert loans are best used to get started with a loan. Borrowers should look into a self certification loan as their first loan choice only if they have never borrowed before as a self employed person.

Once they have secured a loan as self employed and maintained a good payment history on such loan for about two years, they should not have difficulties getting a different type of loan later on. This can be a big money saver, since they will then qualify for more traditional loans at lower interest rates.

A self cert loan is something offered as an alternative. If a person can qualify for a different type of loan then they should, by all means, go with that loan. As mentioned, self certification loans are risky and costly.

Lenders prefer to try to find an alternative before jumping into a self certification loan. Borrowers should feel the same way, but if a self certification loan is the only option, then it is a better choice then not being able to secure a loan at all. <bio>James Copper likes to write on a number of different areas of real estate and mortgages.
Loans do not have to be difficult to get. In fact, anyone can get an easy loan if they know how to make the process easy. An easy loan is simply a loan where the process is not drawn out. The main key to an easy loan is being prepared.

The loan process involves paperwork and documentation. It involves the lender looking over everything and making a determination about whether to approve or deny the loan request. The process can be hard and long, but it does not have to be.

A borrower who is prepared for the loan process will find they can make it so much easier. Being prepared requires having all documentation, knowing what type of loan and amount needed and having a down payment or collateral. By having these things the loan process can be made easy.

Documentation is a big part of the loan process. It is how lenders verify what a borrower is telling them. Documentation generally involves proof of identification, proof of income and proof of any current financial obligations. A borrower should come to the lender with their pay stubs for the past six months or, if self employed, tax returns for the past two years. They should also bring their identification, a driver's license or other form of legally recognized identification. They should also bring information about any financial obligations they have like child support or other loans they may have. This documentation should include the current status of the account and the amount of the total obligation.

The borrower should also figure out before hand how much they want to borrow. They should also look around and determine the interest rate they are looking for and how long they wish to finance the loan. It is important for a borrower to keep in mind that their credit history is going to effect the final determination of these factors.

It helps if the borrower knows their credit history, including their credit score. By knowing this they can properly handle their loan request. The lender will eventually find out about the borrowers credit history so the borrower should be prepared to discuss any problems that may be present. By knowing their credit history the borrower can also be more accurate in how much they can likely borrow and what type of interest rate to expect.

Lastly, to help make the loan process easy, the borrower should come prepared with either a down payment or collateral to secure the loan. Secured loans are much easier then unsecured loans. The lender is more likely to be able to speed up the loan process if the borrower has something to secure the loan with.

Getting an easy loan is all in the hands of the borrower. By being prepared the borrower is going to save a lot of time and hassle. They will have everything ready and the lender should be able to fill out the paperwork and process the loan quickly. This is the key to an easy loan.<bio>James Copper is a writer for http://www.any-loans.co.uk where you can get information on low rate loans</bio>

Errors on your credit report may take a variety of forms from simple spelling errors or no new address reported to fraudulent uses of your credit to obtain financing for purchases. There are two different ways to correct or "dispute" this information; online or in writing.

If you need a credit report visit "An Overview of the Fair Credit Reporting Act" http://www.identitytheftsecrets.com/an_overview_of_the_fair_credit_reportin= g_act_what.html for information on how to obtain your free credit report and why you are entitled to one.

Here is a step by step process for disputing your credit report information:

It is important that you receive your credit report from all three major credit reporting agencies: Equifax-800-685-1111 www.equifax.com ; Experian-888-EXPERIAN (888-397-3742) www.experian.com ; TransUnion-800-916-8800, www.transunion.com: as different credit companies report to different agencies. Not all creditors use only one and the incorrect information may appear in different reports. You may obtain your credit report online for free one time a year, with each additional report costing and additional sum, usually $10.00. If you are obtaining your first free annual credit report it will include all three agencies, you do not need to request one for each. However, you may find it more cost effective to use a credit monitoring system with a yearly fee that gives you all three credit reports in one on a periodic basis which you determine.

Next, review your credit report and mark the incorrect information. You may wish to print your report out to do this =96 especially if you have several mistakes or errors. Be sure to record the name, address, amount and account number if available in your notes.

Third, write the credit reporting agency a letter indicating that specific information if incorrect.

Fourth, attach to the letter any supporting documentation to dispute the inaccurate information. I recommend that one of your attachments be a copy of your credit report with specific errors circled or noted in some manner. You may wish to number them and then address as each numbered point within your letter, especially if you have several errors or mistakes. For example, there were errors on my credit report that all listed a false address and a variation of my name. I provided proof of my name over the period of several years, proof that the address did not exist and proof regarding my primary address that was listed on one, as it was not my address but a rental property. NOTE: The most important thing you need to do when attaching documents is to include COPIES. Do not send originals as you may need that information for another report or in the future.

Fifth, write another letter to the credit lender providing the information. Indicate to them that you have filed a dispute with the credit reporting agency (Naming it specifically) and provide a copy of supporting documentation of the dispute to that information provider also.

If you are using a credit monitoring system online you may be able to eliminate many of these steps. In many of the better versions of a credit monitoring system, as you pull up the details of each account it offers you the option to "dispute" the information. You simply click on dispute and it will automatically pull up the account information you are disputing. You then has a small amount of space to indicate why you dispute the information and click submit.

After filing either your written letter or online dispute the credit reporting agency will investigate the information and determine if your dispute is accurate or not. They also forward all the information you have provided to the credit lender. Usually within approximately 30 days a decision is made as to the accurateness of the information and the credit lender must provide all three major credit reporting agencies with the corrected information. Also when the investigation is complete, you are entitled to the results in writing; a free corrected copy of your credit report; and if you request it a corrected copy of your credit report may be submitted to other credit providers that you may be trying to obtain credit from. For example, you may discover the errors while attempting to purchase a car or home. A corrected copy will be provided to the lender upon your request. If your dispute is denied, resubmit it with additional documentation or contact the credit reporting agency to determine what information would be convincing.

Disputing your credit is not something you need to hire a specialist to do, and many of those "get help repairing your credit report" programs are scams that are used to obtain your information for their own identity theft purposes or just to make money. Remember, negative information on your report that is correct can not be removed, no matter what someone may offer. This is a simple easy process, which involves very little cost to you. The only cost you incur is your postage and copies. For just a few dollars and a little effort you can save yourself money and permanent damages to your credit report. It's well worth the effort.

Sample letter:

* Date Your Name Your Address, City, State, Zip Code Complaint Department

Name of Company Address City, State, Zip Code

Dear Sir or Madam:

I am writing to dispute the following information in my file. I have circled the items I dispute on the attached copy of the report I received.

This item (identify item(s) disputed by name of source, such as creditors or tax court, and identify type of item, such as credit account, judgment, etc.) is (inaccurate or incomplete) because (describe what is inaccurate or incomplete and why). I am requesting that the item be removed (or request another specific change) to correct the information.

Enclosed are copies of (use this sentence if applicable and describe any enclosed documentation, such as payment records, court documents) supporting my position. Please reinvestigate this (these) matter(s) and (delete or correct) the disputed item(s) as soon as possible.

Sincerely, Your name

Enclosures: (List what you are enclosing.)

* Source: Federal Trade Commission <bio>Lisa Carey is a contributing author for http://www.IdentityTheftSecrets.com.
If you're in the market for homeowner's insurance, or even if you already have homeowner's insurance, here's some advice: take inventory of your home.

There are two reasons to take inventory of your home for your homeowner's insurance policy. The first reason is many homeowner's insurance companies will ask for an inventory of your home before they offer you a policy. The second reason is having an inventory of your home will make it easier for you to prove what was stolen or damaged, therefore making the process of filing a claim and being reimbursed much quicker.

However, taking inventory of your home goes beyond just jotting down a list of expensive items and tucking it away in a drawer somewhere. Keep reading for advice on how to properly take inventory of your home for your homeowner's insurance.

Make a detailed list of everything you own. Don't panic -- you can exclude things such as that shabby rug in the guest room that you only keep around to hide Fido's first accident before he was house-broken, but do make sure to include everything of value -- art, jewelry, expensive china and silverware, electronics -- everything. Take pictures of the items, dig up receipts if you have them, and even consider taking a video of these items, as well. For electronics, you should also note the make, model, serial number, etc.

Regardless of how you choose to document these items, don't keep the documentation in your home -- that defeats the purpose should your house burn down. Keep the documentation in the bank, at your parents', in a big safe you've buried in a secret location in a far off country -- where ever. Just not in your home.

Finally, take your list, and other documentation if you like, to your homeowner's insurance agent to find out if everything you own is covered under your policy.
There is nothing worse than realizing that the vehicle you purchased is not running the way it should, and in fact this can be downright dangerous. Fortunately, all states have a lemon law which allows consumers to address financial and legal issues that may result if they have bought a defective automobile. A vehicle may be considered a lemon if it continues to have a defect that substantially impairs the vehicle's use, its value or your safety. Generally, if the car has been repaired 4 or more times for the same defect within the warranty period, and the defect has not been fixed, the car qualifies as a lemon.

"Lemon" is not a term that can be applied simply because you no longer like certain aspects about your car, and it does not refer to all defects the vehicle may have. If the transmission doesn't work, the car won't go into reverse, the rear door opens all by itself, the driver's seat wobbles, or the car can't reach minimum required highway speed, then you may have a lemon. It is essential however, that the dealer has been given an opportunity to correct the problems before the courts will determine the automobile is a lemon. In most states, ten different defects during the warranty period won't classify the car as a lemon. In some states, a single defect that might cause serious injury could qualify your car as a lemon; if the manufacturer hasn't fixed the problem after 1 repair attempt.

If you think you may have purchased a lemon car, the key to winning your case is documentation. Keep any receipts and records for the repair of the defects in your vehicle, and any receipts pertaining to the vehicle's breakdown (such as cab fare). Retain any notes you write to the company, as well as names of employees you have talked to about the problems. Any costs or problems caused by the buyer's neglect or abuse will be specifically excluded by State Lemon Laws.

Purchasing a lemon is an unfortunate but not irreparable circumstance if you follow the correct lemon law procedures. Be diligent with your documentation, even during the frustration. Read your state's lemon law and follow the documentation requirements to the letter. If you must hire an attorney, this will not only save you tremendous time, but some States provide some portion of attorney's fee in lemon law resolutions. <bio>copyright©2006 conferencewebs.net.
The top 5 preventable mistakes mortgage originators make are the 5 biggest reasons why realtors resist referring you to their clients. They are the reason why some realtors will just wash their hands clean and say "Forget it! I'll just leave the financing up to my clients." Find out what these top 5 reasons are and how to fix them.

1 =97 Lack of Good and Frequent Communication

Not providing frequent (even daily) updates to your clients and the realtor throughout the entire loan process can cause undue stress and frustration.

Solution: Create a strong guarantee that promises frequent updates throughout the loan process. You might even consider giving up a portion of your commission if you don't provide adequate communication. Then engineer your business to ensure you over-deliver.

2 =97 Last Minute Changes at the Closing Table

Realtors hate it when the mortgage broker throws curve balls at their client at the last minute. Some examples might included...

* More documentation needed

* Terms of the loan changes

* Rate changes

You get the picture.

Solution: Create a strong guarantee that delineates precisely what you will do to prevent these last minute changes from occurring. Then engineer your business to fulfill on that promise.

3 =97 Late Closings

Simply put... realtors hate delays on their pay cheques, not to mention the added stress and frustration that can come as a result of deadlines not being met. Sometimes the deal can even fall through because of a late closing. Even innocent mistakes committed by the mortgage originator can cause a domino effect that ultimately results in late closings.

Solution: Create a strong guarantee that explains what you will do (in your power) to prevent late closings from occurring. Then engineer your business to fulfill on that promise.

4 =97 Repeatedly Asking for More Documentation

A surefire way to torque off your clients and your realtors is to keep coming back over and over again asking for more and more documentation. Not only is it time consuming for you, but it sends a message to your clients and realtors that you are not a true professional.

Solution: Create a strong guarantee that explains how you will provide a comprehensive checklist to your clients - upfront - that explains all of the documentation you require. Make a policy that ensures you get all of the critical information you need before you submit the application.

And last but not least...

5 =97 Interest Rates Changing at the Last Minute

When you set an expectation for a certain interest rate the client will expect you to follow through on that promise. When that promise is not fulfilled, it looks poorly on you but it also reflects poorly on the realtor who referred you. Realtors hate that!

Solution: Create a yet another strong guarantee that explains precisely what you will do to prevent these last minute rate changes from occurring. And you know the rest... engineer your business to fulfill on that promise.

Conclusion

These 5 preventable mistakes are the 5 biggest reasons why realtors resist referring you to their clients. They are the reason why some realtors will just wash their hands clean and say "Forget it! I'll just leave the financing up to my clients." Have you ever heard that?

By creating and honoring strong performance guarantees that address each one of these issues, you prove to your clients and your realtors that you are a true , mortgage professional. You are rising above the crowd and committing to excellence.
You have been working on a product for over a year now, and are finally ready to unleash your product on the world. However you do not know the best way to try to sell this product to your consumer. You have a feature set, but you just can not put the rest of the words together in a way that will lure prospective customers to purchase your product. Here are a few tips to writing a sales copy that sells.

1. Create an Attention-Grabbing Headline -- If you do not write an attention-grabbing headline in your sales copy, then you have almost no chance to get someone to stop and read about your product. The internet is flooded with millions of products for sale, so if you do not write something to make your product stand out, you will never realize the potential of your product in the marketplace.

2. Write in a Persuasive Style -- Your sales copy must be written in a persuasive style. Remember that you are trying to persuade someone to buy your product. You can not just sit back and give consumers the facts. You have to try to tell them why their lives would be better if they purchased your product. Since you can not tell them face to face, your sales copy must do the persuading for you.

3. Clean and Easy to Read -- Make sure that you write your sales copy on a white background with black font that is easy to read. Your web site might contain many other colors, but you want to make sure that the potential customer can read your sales copy easily.

4. Use Sub-Headings -- Most people only read the headlines of a sales copy. If you use sub-headings, then you will at least get the person to read more information about your product. This will give you more chances to wet the appetite of the potential customer, and give them a reason to read your entire sales copy.

5. Close with a Call to Action -- Like all persuasive writing, a sales copy that sells must have a strong call to action. You do not want to tell the consumer that your product is the best thing in the world and then leave them to make a decision about it. You want to tell them to buy your product now, or they are going to regret it. Tell them that without it they will be missing out on something special. <bio>Jack Born is the creator of http://personalizedwebcopy.com Personalized Web Copy, a new push-button tool that adds personalized handwritten notes to your online sales letters and increases your sales, profits, and conversion rates instantly.
Paying our bills, watching our spending carefully, saving if its possible: these are all things we do as hard working, responsible citizens. However, sometimes life throws us a curve that we could not have foreseen, and despite our responsible behaviors the paycheck won't cover everything. Everyone has had those minor emergencies that just keep adding up all at once: the car breaks down, the water heater explodes, and your house note is due. When these unexpected bumps in the road hit you and you can't wait until the next paycheck to cover them, you may want to consider a cash advance loan online.

For same-day or next day cash advances ranging between $100 and $500, you can search online for several sources. It is fairly easy to apply for one of these cash advance loans. Each company will have a set of requirements that you must make sure you meet. Generally, most will ask that you have been at the same job for at least three months, that you are 18 or 21 in some states, that you have a checking account in which the money can be directly deposited. There may be other restrictions that vary from each source. Even with a past of bad credit or possibly a bankruptcy, you will probably still qualify for the cash advance loan.

Of course, no loan is complete without paper work. Various lenders require different documentation with some requiring quite a few pieces.

You may have to make copies of your driver's license, paycheck stubs, cancelled checks, etc. This will mean that you have to have access to a copy machine and possibly a fax machine if the company does not have location in your area. Others may require no copies of any documentation. Instead, they complete everything online with you giving your checking account number and agreeing to allow them to make an electronic withdrawal in the amount of your loan plus interest.

Unfortunately, fast cash comes at a price. Usually, the fees and interest rates are higher for cash advance loans. Comparing lenders' individual schedule of fees, you may find rates well above the typical starting rate of 20%, meaning you will be paying $20 on every $100 that you borrow. However, if it's a short-term problem that you have to fix now, it could mean keeping your car or losing your job because you can't get there.

Getting out of a tight financial situation can be easy with a cash advance loan online. With complete confidentiality, you can have you money quickly and easily. With a cash advance loan, you can get back on you feet quickly and survive until the next paycheck. <bio>Michael works on: http://www.businessforhire.com http://www.mycomputingnews.com </bio>

No one buys a new vehicle expecting it to break down time and time again. However, these days consist of corporate finger-pointing and not wanting to take responsibility for any potential problems. Consumers have to take care and trust no one but themselves when it comes to a car lemon and they have to arm themselves with the latest on their state's car lemon law. Unfortunately, that means always being diligent about documentation and keeping paperwork, no matter what is involved.

According to most lemon laws, a vehicle is considered a lemon when it has a defect or malfunction that continually pops up despite repairs and could be a potential hazard to the driver's safety. Every state is different and has special requirements on the number of times a vehicle should be brought in for service for the same defect before it is considered a car lemon. The lemon law of California states that four attempts should be made to repair the same defect. However, the lemon law of Florida states that it is three attempts.

It is every man for himself, so that is why documentation is so important. Sometimes, the vehicle you bought new is not presumed a lemon until the warranty is out of date or the number of miles on the odometer is over the limit specified in your state's lemon law. The documentation you keep - repair visits, routine maintenance, etc. - will help uphold your rights under the car lemon law.

When you are getting warranty work done on your car, make notes on each and every person you talked with about your maintenance and repairs. Ask for quotes as well as actual work done in writing. Just because some repair work may have been done under warranty and therefore covered by the manufacturer does not mean you are not entitled to an invoice. The burden of proof lies with you.

Another tip is to have the authorized repair center make note of your complaint on your invoice. Make sure that every time you receive a receipt or any piece of paper with your car statistics that it has your car's odometer reading listed too. Write down the date and time of all of your phone conversations. Sometimes, managers and other decision makers will claim that they did not receive any messages from you. Be sure to get last names and employee titles where applicable. It will be harder for anyone to 'pass the buck' with your documentation.

As a consumer, you have certain rights under your state's lemon laws. The lesson to be learned when buying a new car, is always expect a car lemon. That way you will be prepared for anything that happens. <bio>Earl Powers, US Lawyer and Lemon Law In expert at Aquest Group LLC ( http://www.free-car-lemon-check.com ) publishes other articles related to Lemon Law In at http://www.lemon-law-lawyers.com and http://www.used-car-lemon-laws.com </bio>
